We were lucky enough to get room number 6 I guess which had a terrace facing the beach with a beautiful view of the unawatuna beach which is quite good for such low price.

We slept to the sound of the shore luckily didn't get enough noise of the overnight playing band right next to the hotel.

AC worked fine,shower was ok water pressure varied at times but it worked.

The breakfast was very disappointing hateful tea with ants in it they changed when we complained but horrible in taste so I barely had breakfast. I ordered an onion tomato omelette which was too salty and the pieces of veggies in it were not finely chopped.Their restaurant is good for dinner though.

Oh I hate the stairs which lead to the room. Hotel needs a lot of renovation.

Room Tip: Choose room at the front of the hotel with the terrace 2nd floor, room 6 if i remember correct it is...

This place may suit some people but not us! It was right on the beach which was nice but the room was very hot as the air conditioner was very old and not functioning properly. The noise from the adjoining bar kept us up for most of the night.

To get to the room we had to climb some stairs reminiscent of an Escher drawing. The building appears to be the remnants of a larger building that was destroyed by the tsunami in 2005. From the beach it stands out like a building that refused to be torn down when everything around it was. It is only one room wide.

The beach is full of people drinking, sunbathing, listening to music and being approached by endless hawkers. To enter the water from the beach, you must navigate the broken coral which is very sharp and painful on your feet. If you go along the beach a bit you will see that some establishments have removed a lot of the coral and there are piles of it in front of them. It is easier to enter the water there.

We moved on the next day to a place called PeaceLand up in the hill behind the beach towards Jungle Beach and it was much better!

Upul's guest house is right on the beach, next to Hot Rock bar. We stayed in a room upstairs with no view, but a wonderful sea breeze. Fall asleep listening to the waves. It's clean and inexpensive. I think we paid less than $20, which is super-cheap for the otherwise overpriced Unawatuna. Restaurant downstairs is not the best, but OK for a late night beer.

My heart was initially thrilled by the location of the guesthouse – it was not just on the beach, it was right by the sea, as some had noted previously. Other than the view & location, there was nothing much to rave about.

We had fully paid for 2 A/C rooms with sea view via Agoda, but they don’t have any records. This, we realized only after some delay as the staff were having their own internal discussion. Eventually, without explaining which end had gone wrong & asking only when we had made the booking (which was months prior), they told us there was only 1 A/C room available. (They only had 3 sea view rooms, all A/C, and 4 other rooms).

Leaving to my parents to make the decision, we finally checked into 2 A/C rooms with sea view. The second one (Room 7) was like in an attic above Room 1 (our other room), up a near vertical ladder-like stairs. The A/C in Room 7 was not working (& hence technically not available), but they hired someone to fix it that night. However, by 2am, woken up by the warmth, I realized the A/C had broken down. Good thing the fan was actually as cooling as the A/C, so we should have asked them for a refund in the first place.

That was not all. The water from the shower tap barely had any pressure, and expectedly, the shower head has no water coming out. We don’t recall any staff highlighting that issue to us. Thankfully, we had another room below, even though the water pressure was weak, at least we could shower.

While Room 1 has a proper bed frame (albeit with a mosquito net with numerous big holes), Room 7’s bed was on a bare concrete block. One wall was also unpainted, exposing the bricks. Perhaps this is part of its intended design. The door also need a little slamming to shut, but the small knob on the outside was so loose that too much force may well rip it out. The door lock on the outside was also a big gap that one has to insert the key and feel for the hole.

The breakfast was the worst ever (or is it a difference between inland and coastal accommodation?). Just bread, jam & butter with tea or coffee. No eggs or fruits. Not surprising then that one has to pay the full price for any of the special breakfast sets.

Still, Upul has an excellent view of the bay from the balcony. It was pure pleasure to read a book by the balcony at night and to simply get up in the morning and walk a few steps to a serene morning view. Dinner was also reasonably priced and tasty; the fish in the fish curry was fresh, though they missed out our third order for a pizza. We also had a grilled squid and devilled potato which were both pretty good.

Overall, for the service and facilities, Upul is overpriced (unless being right by the sea is of paramount consideration) and in need of some upgrading. I must disclaim too that this was our only coastal accommodation, so there may be differences between inland and coastal places that I am unaware of.

We were concerned about the facilities and status of the hotel since there were some demolitions going on in Unawatuna. But once we reached there we were nothing but delighted. It is a small and beautiful place. The restaurant opens to the sea (read sea not beach). Apparently some part should have been demolished that the waves were literally splashing on the low parapet wall of the restaurant. The caretakers were very flexible and friendly and absolutely took care of all our needs. The room was reasonably spacious for two people with the balcony overlooking the sea. Waking up to the rage of the waves and the morning sunrise is absolute bliss. The room was very clean. The down side - the room lacked even a closet for hanging clothes and the lock of the main door needed two or three tries to lock. No daily room cleaning, they might do if requrested. But I guess for the price they rent you this place it is acceptable. We stayed there for the new year's eve and enjoyed the stay totally. Food was tasty, but quite pricey. It is the same at all the resorts I guess.

Room Tip: Ask for the upper floor (second floor and above) room with a sea view. Mind you there are no elevato...
