Can't say enough about how good our stay here was. We were welcomed by Roger & Maureen who immediately made us feel completely at home in their beautiful and utterly relaxing villa. The villa is a minutes walk up from the main Unawatuna strip so while it's really quick & easy to get into town, there's enough distance to get yo away from the noise of the road & beech bars & night clubs, which is especially useful at night as a lot of the clubs go on till after 3am. All the staff were incredibly attentive & looked after us superbly well. The facilities were spot on throughout and the rooms were really clean & air conditioned. They were also cleaned every day & that was a fist after nearly 2 weeks away.

The villa's set in a beautiful bit of forest. There's a resident monitor lizard, the occasional monkey & a load of other things going on to make it a really idyllic spot so when you add a couple of communal balconies, a great pool & a few hammocks you'd struggle not to enjoy the place.

The hospitality was fantastic. We had a new years meal put on for us which was cooked by Roger & Maureen's neighbor who cooked one of the best Sri Lankan curries I had in nearly a month on the island. The fridge is always full of beer, water & other drinks which you just tally up on a board & settle when you leave which is a great way of doing things.

Overall, you'd do well to find a better place for the cost. If you want somewhere that's supper friendly, relaxing & in a beautiful spot that's in easy reach of the main strip of Unawatuna but set back nicely so you miss out on all of the noise then this is the place.

We were very excited to stay at Villa in Paradise as know some people who have stayed there before but unfortunately our trip was cut short and didn't end up staying in Sri Lanka as long as we hoped. What I will say though about Villa in Paradise is that they were very fair and sympathetic about our situation. We paid a deposit a month before hand, and with only a few days notice we emailed Roger to let him know we wouldn't be coming and they were more than understanding and fair and gave our deposit back.

Next time in Sri Lanka we will definitely be back here for sure!

Booking: Go via their website – very easy – $72pn for 2 and the same room for 3 was $99!

Hotel: 3 level apartment style – 300 to 400 meters up above the main road – owners Roger & Maureen live on top floor (November to April) – there are 4 bedrooms per level with a separate kitchen area and lounge plus outside patio area with seats – where you can sit read and look out over the trees. Note: You DO NOT get a beach view. It is a 5 minute walk to the beach and 15 to 20 minute walk to the main restaurant area. Wifi was free but reception poor. Good sized pool with lovely gardens and a few loungers for you to use.

Ideally better suited for older people wanting a pool and to be away from the beach party scene – some nights the distant thump of the disco went from 6pm to 6am - which we could shut ourselves away from when we wanted to go to sleep.

Room: Very clean, about 3 x 7 meters in size, beds were singles that you joined together to make a double – mattress hard with a soft pillows – lighting was ok - aircon was good. Basically rooms designed to sleep in and you spend your time in the lounge, deck or pool. Bathroom was very clean - wet tile style – limited shelving for storing stuff – shower pressure was average and hot water better once the solar heating kicked in to assist the electric heater.

Service: Good - they had us all (4 rooms) settled into our rooms after about 10 minutes and Roger and Maureen were very informative and happy to chat and fill you in on the happenings of Sri Lanka. The house boys were nice and friendly and kept the place clean and tidy. They store water, soft drinks and beer (large beer Rps300 +10% service fee) in the fridge on each floor for you to take as you want – honesty system – you just mark it down on a board and pay when you leave.

Breakfast: Very average compared to others we had in Sri Lanka – eggs, toast, fruit, coffee or tea with average fruit juices an added cost – breakfast, after a few days, got boring and Roger did cook up some porridge and we brought and cooked up some tomatoes to provide some variation – if I was to stay again I would book without breakfast so as to give yourself a choice of where and when you wanted to eat.

Dinner: We took up their in-house Sri Lankan dinner at $12+ which was okay but we had similar meals at beach side restaurants for much less – so on balance would not recommend.

Beach: A disappointment – as not the best we have been too – it went deep very quickly, it was rough with strong waves that dumped you on the sand – plus, on the whole, the food on the beach was very average euro/asian food with similar menus at all restaurants.

We had a great time at Villa in Paradise, Roger's hospitality was fantastic, we took the lakes tour with him which was lovely, especially the tiny turtles!

The rooms were clean and the pool was nice and there's a fantastic view of Unawatuna at sunset.

Hospitality is the most used word in the guestbook of Villa in Paradise and is the best way to put it.
We stayed for 8 days and had a great time and felt really welcome.
Our kids (2.5 and 4.5 years old) loved the pool.

Nuwan, the manager, organized a nice trip to Koggala Lake and we had the best Sri Lankan food, especially prepared for us by a neighbor. Definitely a must do!! Nuwan really made our stay extra nice. He arranged everything we asked for. Gunna was always there to say hi and he silently took care of us.

Villa in Paradise is situated on a hill. It's a 4 minute walk down to the beach. We thought it was so nice not to sleep in a hotel next to the busy beachroad or around the noisy bars at the beach.

Breakfast and the rooms are simple but good. Villa in Paradise has only got 8 rooms, so in a short time you get to know other guests.
If you like your privacy, it's not the place for you, because you share living room and kitchen. If you want a drink you just take it out the fridge and write it down. It's about trusting each other, a way of life that we like.

+ nice staff
+ nice pool and garden
+ quiet area
+ nice breakfast

- staff does not speak english (the manager was not present during our stay?)
- many insects in our room and bathroom (huge spider, cockroaches, muscitos)
- price is really too high for what you get (we paid 43 usd per night while for similar rooms we paid 18 usd in similar places)

Thank you for your review. Whilst I appreciate what you say , I must correct some of the claims you make. First of all , the manager was present during your stay. He welcomed you and invited you on a lake trip to Koggola, which you refused. Secondly , all our rooms are scrupulously clean ( see other reviews ). If, however, you choose to sleep with all the windows open , then insects will find their way in. If windows are closed then no bugs can bother you. Lastly , you say that Villa in Paradise is only worth $18 per night. If you are prepared to buy a similar property ( $450,000) and take a bank loan to repay it , pay 3 staff , provide electricity for a/c etc , provide breakfast + maintain swimming pool + laundry cost , then please let me know and I will be knocking on your door. Property must have sea views and be within walking distance of a world famous beach by the way.

A really nice place, up hill, but only 5 min. to beach and shops. Nice clean roms, a small but lovely garden with a svimmingpool.
The owners Roger and Maurren (from England) will do anything to make you feel at home. Roger was always arround telling jokes or playing with the kids. And our kids loved it!
Do your self af favor, and order their home made Sri Lankan menu. It is a bit ekspensive but all worth it! We odrered the menu and ended up having a "Sri Lankan Evening" with 8 other guests.
Will recommend this place to everyone BUT -if you prefer privacy, then this is not the place for you.
