This hotel is a run down place with an owner who is only into money and drinks. The room was clean, but smelly. The first night our room flooded, becuase it rained and the balcony is build so that it goes into your room instead of the sea. The place is without any hospitality as we experienced throughout Sri Lanka; Unawatuna in general has turned into a very touristic beach place and the hunger for money has ruined it. If you are going to stay in Unawatuna, look for hotels a little of the beach, with nice families running it and with true hospitality. Don't stay here, unless you like overpriced, smelly, run down places.

We chose this place after stopping off to check out a few different options along the beach. The facilities are pretty run down and the manager is pushy.. always asking for payment before doing anything.
The sand itself has been all washed away on this section of the beach so there's a pile of rocks out front.
I'd recommend checking out the places just west along the road unawatuna or else try Koggola where the beaches are nicer.
The Unawatuna Beach Hotel 2 doors down has the best food on the beach and friendly staff. If it's in your budget, definitely head there.

I visited in September 2012.
This hotel was lovely and friendly. The structure was great for walking around to your room, with a fabulous view. The food in the hotel was good. The rooms had everything we needed we were happy spending a couple of nights there.

I'm surprised at how negative the comments are. I guess we were lucky to stay there at the end of April: end of the season, maybe this means tourists are scarce and better treated? Anyway, our room on the very last floor had a very comfy mattress, was very clean, had a great view and total privacy, we had a discount on the price, we ate very well, were never bullied or even annoyed by anyone, were not ripped off and perfectly enjoyed our stay throughout.
Also, we dived with Seahorse just next door, very friendly and relaxing. Don't believe anyone who tells you it's impossible to dive in the South at the season (last week of April, first of May). We also dived in Mirissa. Both were great in spite of the horrible visibility and strong surge (nudis!!!!!).
Last but not least: this side of the beach in Unawatuna is... gone. So if you want to sunbathe, somewhere else is probably better, though it's still possible. I posted some photos to make your own opinion.

Room Tip: Topmost one is higher but more private.

Dear all, please be AWARE of this hotel.
1. The pictures of nice beach hotel is no more valid, because of the sand was fully washed away by waves, actually hotels stands on the ocean.
2. Manager is money-oriented only and makes travelers pay in advance. If you want to leave this place already paid for the room, you’ll never get your money back. Manager shouted on us and was extremely rude, as a result – wasted vacation time and disappointment.
3. Staff always tried to get tips for nothing and added extras in bar pricelist (not only service charge).
4. Room facilities are very old and broken, the moisture smell is everywhere. Weak wi-fi or its absence.
So please AVOID this place and do not be taken in.

Room Tip: If you still plan to stay in this hotel, choose ocean view room on the 3rd floor

you get ripped off here. other places are cheaper and have better value. very very expensive extra services like tuctuc, laundry etc.
they charged us for 1 kg laundry 12 usd
the breakfast was good though, and also the staff was friendly

I stayed here with a group of friends in upper floor rooms overlooking the ocean.

The rooms were clean, the staff were friendly and for a budget Asian hotel, the beds were comfortable enough. This is not a luxury hotel. I don't understand why there have been such negative previous reviews.

The owners made us feel comfortable and were polite and helpful.

The noise from the neighbouring disco at night may annoy some people, however, the ocean does a good job of muting out most of the music due the proximity of the waves.

I've recommended this place to friends and if I return to Unawatuna, I'll stay here again.
