Front of house service was friendly and efficient, they relocated our two rooms onto the same floor - small things like that matter. The hotel is well located.

Our sea view room was of a good size and had tasteful decoration and soft furnishings - except the dreadful patterned carpet, the chunky pine furniture and chintzy light. A big negative was the bed, the springing had collapsed and made for an uncomfortable night. And our sea view was mostly obscured by Zippos Circus who it seems we're on the prom for the season. The bathroom was clean and well presented. But the room was noisy from inside with doors banging and outside from the busy coast road between the hotel and the prom.

Breakfast is part buffet and part cooked to order - a good workable arrangement in a small dining room. Breakfast service was also friendly and efficient.

Parking is free and on site - not common in the Brighton area - and we were able to park in the front of the hotel avoiding the squeeze in the rear car park.

Free quick wifi with no fussy registration was good and works just as you'd hope for.

We booked late for the bank holiday and the price was steep £175/n b&b for two (single occupancy discount was miserly too) so given that my rating can only be 3/5.

Room Tip: Rooms on higher floors are quieter.

Staff were all friendly and professional, the room was nicely decorated with good sea views. The hotel is a pleasant walk from Brighton which is a plus. Bed was comfortable and bathroom and room amenities good.

Room Tip: Sea view rooms look out over the road so are a little noisy, but not so much that it would be distur...

Just a shambles of a hotel. Very run down. It seems you can park anywhere in the car park. I was block in and had to wait 30 hour before abusive idiot moved his white van. Hotel need to control the car parking as I wasn't the only one block. I won't be going back.

Friendly and very welcoming staff . Lovely clean, bright and fresh room. We liked the little touches such as the cushions and bed runners. Hotel room view was amazing. Bathroom was modern and clean. The receptionists and housekeeping staff were very helpful and we're very efficient when we requested iron facilities and a fan. Breakfast was delicious with a wide choice. Waiters/ waitress were very friendly towards our children and provided an efficient service. Would definitely stay again. Three negatives; poor car parking Facilities and window in room swung out fully when opened (unsafe for young children and vulnerable adults ) and no air conditioning!!

We have previously stayed at this hotel in June and enjoyed it so much we rebooked. We spent a two nights stay at this hotel at the end of July.

On arrival, there was a slight mix up of what room we were supposed to be in, but this was quickly sorted out by one of the gentleman cleaners.

The hotel, although a little tired and dated is clean and the family rooms are lovely and spacious. The beds are nice and comfortable,and there is a lovely big bath. There are also tea and coffee facilities in the room which are filled up daily.

From the hotel we walked to Brighton Pier and it took about 30 to 40 minutes to walk or you can catch a bus from the bus stop directly outside the hotel if you prefer. There is also a indoor swimming/ fitness centre just across the road from the hotel called King Alfreds Leisure Centre, which was useful when the weather turnt a bit rainy. It only costs £3.00 per child and although it is not enormous there is a slide and a water shower for the kids.There is also a big tesco not far from the hotel, which is useful for getting food/drink supplies for the room.

The hotel offers both a restaurant or room service, we took advantage of the room service one night and ordered some chips, which we did not enjoy. The chips were more like fries and were soggy and undercooked, which was disappointing.

We stayed at this hotel before we were due to fly from gatwick airport for our holiday, for an extra couple of days away, and as the hotel is only a half and hour drive from the airport it was ideal.

Overall, despite a few issues we would return to this hotel again, it is reasonably priced compared to some of the hotels along in Brighton and offers a free car park, which in Brighton is rare. And considering we enjoy the walk into BrIghton the location of the hotel is'nt a problem.

stayed for 3 nights whilst visiting Brighton for the races, nice hotel,friendly staff. Not too far from Brighton itself,but there are some nice bars and restaurants within walking distance. not tried their restaurant so cannot comment

Just home from a one night stay. Brilliant value for money. Room was lovely, clean, bright and modern. We were given sea-view even though we didn't pay for it. Breakfast was second to none. Toast and full English with waiter service and great selection on the Buffett. All the staff were friendly and helpful. Would certainly go back.
