was booked in to stay at karda garden village however when we arrived at kos airport was told by hotels4u rep that it had not been opened all season and was staying at mitsis family village.we were not happy at first but was taken to room at the top of the hill which would be no good for anyone with health problems luckily we were ok.when faced with the sun coming up on balcony to our left and kardamena village to our right we were enthralled.the staff were all lovely and friendly they could not do enugh for you the rooms were spotless bedding and towels changed every day.the food was excellent plenty of choice and you were waited on with drinks.edmond the barman was lovely and friendly.it is a good distance from kardamena village but there is a free bus but you need to book it at the reception the day before would be advisable there are also local buses a taxi is 9 euros.we would like to say a big thankyou to toni the manager who was a lovely thoughtful man brenda and sandra.

We were offered this Hotel after booking the Karda Garden which had closed. After reading reviews I was a little worried, but requested a room on lower level. We arrive 5a.m. in morning, and shown to our room, which was great apart from only having one double bed. (Two females travelling together who are just friends). We were told to come back next morning to speak to reception. We had requested twin beds in our booking. Next morning we were told no rooms available but could put a camp bed in room and then move three days later. We accepted this. The bed arrived and was smaller than the sunbeds on the beach and I am not a small lady! Back to reception who changed this for us, I have to say staff on reception, housekeeping were brilliant. Food was brilliant, and the new room when we got it still only had on doubel bed (as that is all the rooms have) but had proper sized single in as well. Really enjoyed the stay there, the views from room was fantastic. BUT............................. the walk from the beach to our room (bearing in mind we were on the low level) was a killer. Ok I may not be the fittest person alive but after a day on beach hot and weary that hill is not fit for human consumption! Overall it is a lovely place to stay if you know the area (we have been going for 7 years) you will appreciate it is far enough away from Kardamena to be peaceful, there are lovely tavernas near by, beach is good and water clear. Staff at resort (other than barman) were brilliant. Star rating in Greece is not star rating in UK though. Would go back again if could get a lift to and from the beach each day.

Stayed at Mitsis Family Village after having booked Karda Garden Village which was overbooked. We went with our three children - 10, 13 and 17 (plus boyfriend 19).
We agree with other reviews that this is a 3 star and not a 4 star hotel. The apartments were very clean and bedding and towels changed everyday. The air con is fee and worked ok, and very much needed!
The apartments are on a steep hill which can cause problems for older people or those with difficulties walking.
The pool area was kept reasonably clean, bar the numerous plastic cups that had blown about due to the lack of bins. Sunbeds can be taken up very early in the morning, and we could imagine in the height of the season being very crowded.
The restaurant can get very busy, thus queuing for food - especially the pizzas, which were really nice and cooked right in front of you! The food did get repetitive, especially over our 2 weeks. The front man to the restaurant was excellent at organising tables and without him it would have been chaos! The waiting on staff were extremely helpful, however very quick to take your plates away from in front of you! There was a bit of a problem with flies.
The bar staff in the evening were excellent and very friendly but there is a problem when busy as there was only 1 serving drinks.
The problem also is it's far away from the main town. The bus service is a bit of a waste of time due to the 3 hotels on the complex with 1 bus service. A taxi into the town cost 9 Euros.
We found the beach very busy and even if you managed to get a bed it was very crowded.
Our main gripe is the animation team. These people are obviously paid to get people up and do things such as water polo, darts, water gymnastics etc, if you don't want to do any of these then you are in for a bit of a showdown! We even saw them dragging a man off his bed under protest, to the point it could have become an argument! They were, for us, a bit too much in your face.
On a whole we would give this hotel 6 out of 10 and wouldn't go again.

Just returned form 2 weeks at the Mitsis Family village, had a great time.

The rooms are a bit basic but are cleaned every day, and beds are changed twice a week.

The Family Village is built on top of a hill, so this hotel is not recommended for people with walking difficulties. There are 2 main pools one is Saltwater the other Fresh. The fresh water pool is a slide pool.

The meals are very repetative, but allways found something to eat. Freshly made pizza's and panckaes, Chicken kebab's Chips, Salad, Burgers, Pasta, Meat dishes, Rice Hot Vegatables. Plenty of desserts, Fruit. The food is not English, But your not in England!!

There was not much in the way of snacks beetween meals. The main Bar had Sandwiches, sausage and cheese rolls and cakes, the slide pool had Hotdogs and the beachbar also had hotdogs. The Beach bar, Main bar and Pool bar were all covered by the All Inclusive package.

The drinks are O.K!! Again there not to the english standard, The fruit juices and soft drinks could taste waterie at times, but I think this is because they put a lot of ice in the drinks, which melts very quickly as it is soooooo! hot!!. My husband never complained about the local beer. There is a selection of cocktails, which I tried these were o.k!. the only Quibble I have about the Bar was there was only 1 barman at all times of the day, which meant at night you could be waiting for quite a while! We starteed to call him " THE ONLY BAR MAN IN THE VILLAGE" LOL!

The sunbeads around the pool were good and there were lots of parasols, which were fixed to the ground, so you could not move them, you do get people reserving sunbeds, but we never found it a problem. Most days we would go down to the pool at about 11.00am, there was allways free sunbeds.

The entertaiment was good! there was allways something going on! , Water polo, Quiz, etc. My Daughter loved the Mini Disco!

I would got back to this hotel, but maybe I would try the Norida Beach, which is at the bottom of the hill and all on one level.

We originally booked the karda garden village with Otb.com but got moved to mitsis at the last minute.
The hotel itself is lovely, very clean. We had a nice big room with a sea view.
As the hotel is on a mountain it has some very steep hills and this could be a problem for some people.
The food was very nice although after a week it got slightly repetetive and we found ourselves eating out.
The hotel is great for families with young children as there are water slides and a snack bar which sells yummy hot dogs! There is also evening entertainment in the nearby theatre.
I would not reccomend it for young people who want to party, there is a club on site but this is not all inclusive!!
The staff at the hotel are very friendly, especially Edmond!!!

We have just returned from the Mitsis Family Village after being moved from the Karda Garden in Kardamena. Myself and my husband travelled with our 4 kids aged 14, 11, 7 & 5. On the whole we found this to be a great family hotel, which catered well for children and their parents alike.

Firstly the staff are all so friendly and great with the kids. They are all happy and go out of their way to help you..from the reception staff, to the bar staff, the glass collectors and the restaurant staff. The restaurant staff work so hard and are always ready to serve you drinks during your meals, even ask if you want more drinks rather than waiting to be asked!

The food and restaurant area is fantastic., Fresh cooked food and the variety is great. We all ate well every day. The all-inclusive package itself is very good (and we tend to go all-inclusive every year)...the bar is open until midnight. All pool bars and the beach bar serve snacks and drinks all day.

The pool at the main complex area is salt water but very clean and quieter/ more peaceful.. Down THE HILL is the water slide pool, great for kids, busier. no sun loungers (only chairs),. Down another HILL/STEEP STEPS is the pebble beach. Nice, plenty bof loungers and parasols, lots of fish and clear water. Hang onto your lilos though, it can get very windy.

So onto the HILL. Others will have mentioned it.. and yes, it is steep...if you're pushing a pushchair or have any difficulty walking,,then forget it!. However, our kids never mentioned it and we both managed to eat and drink like pigs all week and put on no weight..as it''s like having a bit of a workout every day. So make your own minds up!

Onto the kids entertainment, the mini club was fantastic thanks to Christina . Our little ones went every day twice a day and we got a few hours peace. The evening entertainment revolved around a theatre down THE HILL with a bar, but no tables. Everyone sat facing forwards in school assembly style with their beers in the hands...and undercover!. We gave it a miss and encouraged our kids to play around the upper terrace during the evening which was nice for us to sit and chat with a beer, a cob and the odd game of cards.

We visited Kos Town and lunched at Ramira Beach. The Ramira Beach is listed as a better hotel than Family Village, however the coke was like dishwater, the pool area was very slippery and downright dangerous, and personally saw 4 glasses broken poolside. I wouldn;t allow my kids to play there. The place was also absolutley infested with mossies. Don't go there, unless you like getting bitten. However Kos Town itself was lovely. Other trips we went on were to Nisyros and it's volcano and the 3 island cruise... fantastic and lots of fun!. We hired a car (7 seater) and went to the Aqua park which was a 20 minute drive and great day out. We` also went for a meal in Zia, the village in the mountains and ate in a wonderful taverna called Alvia. Just go there if you like Greek food.

All in all a fantastic holiday and we will definitley be doing Greece or a Greek Island again next year.

Would agree with all the other reviews -- hotel is not a 5 star but pretty good.
Good points --

Food was plentiful and mixed, our 2 kids are pretty fussy but could always find something they liked. Pizzas are freshly made every 10 mins and get snapped up. Staff are very good at bringing drinks and clearing away dirty plates.

Our room was right up the top of the hill and I think was a bit newer - it was excellent - spacious, clean, sheets changed often and good beds. My wife was particularly impressed with the very large bathroom (with a bath/shower). Air-con is "free" but struggles to cool the whole apartment - we were in a family room with a partition between the bedrooms. All rooms have a sea-view (I think) but we looked out over an area that is still to be developed and had some rubbish dumped on it.

Not a lot of bugs about - no mozzies - probably because of the winds (see later).

Staff all helpful and friendly -- we didn't really get involved in any of the activities or entertainment but staff were nice.

Bad points --

Windy - every day was very windy which helps cool you down but is a pain when your stuff/airbed/towel keeps being blown away. Also the free pedalos/canoes never run because they red flag them.

Remote - we like having a walk into town when we go out at night but Family Village/Summer Palace/Norida Beach are too far away -- if you are happy just staying in or near your hotel then this is not a problem. The hotel bus does run to Kardemena but gets booked up - there is also a service bus.

Swimming pools - Only the pool with the water slides is fresh water and is small and busy. Other pools are salt water and I would say were cold (ok when you get in scenario). Beach is stoney and not that pleasant - we much preferred the beach at Tingaki or paradise beach near Kefalos.

This was our first all-inclusive holiday and because we booked last-minute was value for money. Alcoholic drinks were poor but probably par for the course with A.I. -- cocktails were very weak.

If you are interested in hiring a car then the rates in Kardemena are almost half what you would pay at the Hotel (114 Euros for a small Hyundai for two days).

Cable car from the Summer Palace to/from the beach is a bit of a joke. It has a capacity of 4 and if you are at the beach you can be stuck there for a long time while people in the hotel use the car to travel from pool to reception etc. There is no logical progression if you know what I mean.

Beach bars will serve hot dogs and drinks for people from all three hotels but you must eat main meals in your own hotel. The exception is the Ramira Beach just outside Kos Town where you have full use for free. This is a good quality hotel and better buffet
system.

Incidentally if you are hiring a car then we liked
1. the beaches near Kefalos
2. the hot spring near Kos (a bit unusual and smelly but worth a visit) you can get in the small pool but is really hot - claims to cure everything from skin disease to asthma.
3. Mastichari and the village of Zia up in the hills with small gift and tourist shops/stalls
