I was surprised to see previous reviews as the hosts were very welcoming during the 4 nights we were there and couldn't have done more for me and my family. I have 2 children (boys) aged 7 and 5 and B&Bs don't automatically lend themselves to kids but Alan and his wife (and their small son) chatted to the boys and even let them into their own private living room and chatted to them while I packed the luggage. They even called them over to see a toad in the front area. Kids loved it. Breakfast was high quality, well cooked, and on time. Bedrooms appeared newly decorated and clean. Only comment would be that one bedroom was very warm and one quite chilly - the kids slept far better in the chilly one - but would be worth specifying which your preference is before booking.... we would definitely go back.

really convientient place to stay for walking with some great pubs a couple of minutes walk away and good food aswell. the B&B was very good, very clean and the service was fine

Arrived on a cold wet day, room was clean and looked newly furnished but was freezing. At 5 o’clock I asked the owner when the heating would be on I was told that it comes on at 6, I said that the room was cold and he repeated that the heating came on at six, I said that I was cold so he just said OK but eventually the heating did come on. The following night it did not come on until 6.
Considering how much the room cost we were surprised to find no individual toiletries
The next morning after requesting breakfast at 8.00 and waiting until 8.30 we were served an uncooked egg and overcooked bacon that we had to send back adding another 10min wait to the already 30min late breakfast.

Overall a very disappointing stay due to a very unhelpful and miserable owner (Alan)! Has he ever hard of customer care?

The host was rude and objectionable in the extreeme, he nearly drove over my partner as he entered the car park AT SPEED in his driving instructor car !!! when i complained he would not appologise. service all round was abysmal, his wife went round with a miserable look on her face all the time.

Room appeared clean and bright. Beds a bit soft, pillows lumpy. Very noisy from other guests in the room above walking about. Worst was being woken before 4.00 am as the Velux lights did not have any curtains, so we stared at the stars and then the light of the rising sun. Average sleep 2 hours.

Another of our party due to traffic checked in late. Not asked about breakfast then, so could not have a cooked breakfast in the morning. Incredible.

4 star hotel with perfect service in Scarborough on the beach was only 25% more !

We booked this place (In January) for a night's stay as part of a 5-day charity bike ride in August. We booked it based on reviews from this site.
Due to a route change, we had to cancel this stay (and book somewhere in Kildale).
We gave lots of notice (June), so asked for our deposit back, so that they can book someone else, and we can use the money to pay for the remainder of our charity bike ride accommodation.
Vine House refused to return *any* of our deposit, saying "if we returned deposits, what's the point in taking them?". Even when we asked them if they'd consider donating the money to the charity we are biking for, they still refused.
Whilst it might be their right to take non-refundable deposits, they did not tell us the deposit was non-refundable at the time of booking.
We gave them plenty of time to rebook the night, which they probably will, resulting in extra profit for them at other's (in this case, our) expense.

So the best advice is to avoid this place - find somewhere that will consider people before profit, or somewhere that will refund a deposit on the occasions when life's uncertainties mean you have to cancel.

Right in the middle of the little village, very nice and comfortable. The "double" bed is not double by Norwegian standards...:)
If you are walking the Cleveland way it is perfect and has a small village shop next door.
