Second stay in this resort. We enjoyed also this time from a great holiday.
In generald the price- quality is excellent.
Food- pool- sport activities- beach- room- staff and situation are all 8/10.
Some remarks for progression:
On arival the room was clean, but during our 10 days stay our room hasn't been cleaned 2 times at all, on the other days beds and towels ware made and changed, but also very little claning! We went 2 times to the reception to inform this, but no much changed...pitty because the rest is great in this hotel.
Quality of food is good and nice helpfull waiters, but make sure you enter the restaurant on early time. On later hours during diner and breakfast it's sometimes very noisy and very chaotic in the restaurant.
2 points of progression for the future are: free WIFI and new matrasses in the beds.
Many thanks and maybe we meet again next year!

We booked a family holiday in the Kipriotis Village from the 14-28 Aug this year, 2014. We arrived at lunch time on the 14th and were really pleased with the reception area and thought "WOW" another great choice.
This would turn out to be a false scene of what lay in wake. We were allocated room 119 which was next to all the pools and restaurants, great we thought. The room had a distinctive smell of POOH. it was dark and the balcony had graffiti all over the walls. The bath had rust on the edges and the mosquito nets were all torn.
I reported this to the Thomas Cook rep who did get us relocated to room 576 which was a large improvement to 119. We had a sea view balcony and no graffiti on the walls. The living area was bright and clean, although the TV could have been more up to date, 14" with no reception. Then there was the bathroom! This is where all the problems started. For people that haven't been to Greece you are not allowed to put loo paper down the toilets? Are we not in the 21st century, and so unhygienic, and the smell after a while is awful. Every time we use the sink and let water out, the bath would fill up with Human sewage to the extent that we had to shower with nappy bags on our feet and the smell.....I will let you figure that out for yourself.

Now we move outside. One day the sewage drains outside the apartment blocked up and there was human excrement and loo paper on the pathways where children and adult had to walk in flip flops.....uuuggghhh
Then the Olympic pool had green smile just above the water line.

The all inclusive. The main bar in the reception area opened at 17:00 and closed at 22:00 for all inclusive and then we had to pay 3:50 euros for a small beer. The pool bar then had to cater for the rest of the complex. The food was the same every day with no variety. The 2 al a carte restaurant's (Italian & Greek) which were really buffet restaurant's were not impressive at all.

The conclusion over all is that we paid £2478 for 2 weeks of pure hell in what was supposed to be a 4* hotel but really is something like a 2*+. Thomas Cook should really take a look at this hotel and re evaluate the star rating.

PLEASE SEE THE ATTATCHED PHOTOS!!

We have recently returned from two weeks at this hotel. First impressions of the hotel were very good, the reception was very nice and cool. We were taken to our maisonette by golf buggy due to the size of the complex, which was much appreciated. Our room was good, but the stairs were very steep and we were nervous of the children using them. The air conditioning was very poor and the mezzanine floor was like a sauna, thus resulting in the 4 of us using the bed downstairs and the lilo! The bathroom was clean but had a 'gauze' between our room & nextdoor, so we could hear teeth brushing, showering etc.
The food had a good variety for breakfast, lunch & evening meals. The italian restaurant was good, but the greek was a bit of a let down. Its definately not the best value for money all inclusive we have been too, ie the only place to get ice cream was at the main area and olympic pool, this was not available at the kids pool bar where you would expect it, only payable ice creams, very clever! The only 'snacks' available outside of meal times were cheese & ham sandwiches which were not great!
The pools were good. We stayed mainly around the 'palmy bar pool' which was the childrens area, where the kids clubs are situated. The lifeguard did a great job in supervising the area, but due to its slippery nature we saw a large number of injuries. The bar served soft drinks, beer, coffee, other ai drinks. The pirate pool was ok but very deep, approx 1.4m, like the others but you would think as this and the palmy area are kids pools they would be a little shallower.
The beach was shingle and got deep rather quickly. Lots of watersports available.
Evening entertainment was definately a low point. It started at 9 & finished at 10 and was undertaken by the Animation team, although they tried their best it was very much aimed at the European guests (90% of guests), the british tour ops did not get involved. After this there was nothing and everyone (whole hotel) seemed to descend on the only ai bar available which was chaos with not enough seating.
We used the hotel spa on one occasion which was very nice.
Apparently, the hotel is closing at the end of the season to be refurbished into a 5*, if this is the case, they have work to do. Although we enjoyed our holiday, elements such as air con, entertainment, queueing for food like cattle let the experience down a little. The complex is very impressive and has fantastic views over to Kos town & Turkey, but it was extremely busy.
As we travelled in August there were a huge amount of people at the hotel, which at meal times, around the pool (the usual claiming of beds) and the evenings could feel very over powering.

Background
This was a special family holiday with this hotel chosen for its high star rating and photos as shown on the website. We are a family of six with 2 adjacent rooms booked. Two weeks from 3rd August.

Good Points
The reception area and main building matches the 4 star rating.

The restaurants were good with the food nice considering the volumes and tastes being catered for. Waiters and waitresses were very helpful.

The Olympic pool was the nicest and appeared to be the best-kept pool (and surrounding area)
The kids club was good and the girls very nice according to our children.

The bus service to Kos Town was regular and right outside of the hotel. You can buy tickets from the shop on site. (Don’t think you can buy on the bus anymore)
Kos town very nice

Thomas Cook representative did try to help with our issues and kept us well informed with face to face contact or regular notes through our door.

Bad Points
The rooms - considering the amount of money spent for this 4 star complex, the rooms were of a very basic standard, nothing like the photos advertised and not spotless as many have suggested. Ant powder around the base of the fridge not ideal for kids, thick dust under the beds. The rooms are in desperate need of refurbishment they should have been given a 1 star rating. Oh and the smell of the drains in the bathroom was horrible. (Only good thing about our rooms was a lovely sea view from the door and a nice view of the Olympic swimming pool from the balcony).

We did ask for our rooms to be changed and were told four times to come back tomorrow when we will move your rooms. On the 4th time returning we were told again to come back tomorrow. As each occurrence was taking up to an hour we gave up and put up!

The bar staff !!!! Other than two - in general very rude. We were made to feel like they were doing us a favour when they could be bothered by giving us our AI drink (Ignoring the fact it was actually charged and pre-paid some 6 months before our visit). No smiles and ‘your welcome’ comments snarled back when you thanked them. At one point my husband was waiting in a queue and another bar staff guy became free. The barman whistled, shouted something along the lines of come here whilst waving his arm. This gave the other female bar staff much to laugh about however he changed his tune when seeing the look on hubbies face!

An informal queuing system seemed to be in place but you learnt by bad experience rather than being informed.

The cost of drinks not on the AI. Example Smirnoff Ice 7 Euros. 1.5 Euros in supermarket in Kos town and about 3 Euros in Kos Town bars. You are a captive audience for anything not on the AI, even the supermarket over the road from hotel.

The bar in reception was closed at 10pm for AI, it stayed open for payment of drinks. AI continued at one of the poolside bars until midnight at times there were large queues. (20 minutes plus to get your drink, peak time 22:00 to about 22:45.

The pirate pool area had a broken light for the duration of holiday with a plastic board covering it saying "do not trip", (the light had come out the side wall of pool and was placed on the pool edge still attached to its wire) there was a bad smell of mould around the pool and the water was not as clean.

The kids pool was ok next to kids club but the whole area could do with maintenance, very shabby and always had to walk through mud to get to kids club.

The play area near the Olympic pool requires immediate attention, a metal pole sticking out of the ground easy to trip over, seats missing, pedals missing and broken seats.

The kids snake slide has broken fixings at the floor so wobbles when used.

Considering the hotel has its own beach you still had to pay for sunbeds.

Although not a fault of the hotels beware the queue jumpers, it will drive you to distraction!

We were disappointed that we couldn't keep one of our rooms on until our late departure time. When we booked we asked if we could pay to keep the room for an extra day. We were told that will be fine and to let them know when we arrive. We did this again before we arrived, when we arrived and 48hrs prior to departure. Each time we had been told yes we will be able to keep a room on. Went to pay for this service the night before and got told under no circumstances was this possible due to the hotel being full. Very unhelpful reception staff and management, we must have misheard on the 4 or 5 occasions we asked that it was subject to availability!

General
My kids worked out a great method to get quick service. At the end of the pool bar is a freezer full of pay ice creams. If you open the lid the bar staff no longer ignore you. They ignore the customer they are in the middle of serving and run over saying ‘you pay’. As they arrive put the lolly back but ask for your drink – hey presto you have your personal bar person. Of course we did not do this after the first occurrence or we are then as bad as the other queue jumpers. However you can watch it happen all the time with others so was not just a one off.

On re-reading this we do sound very negative but I can assure readers that after many a good family holiday (with minor issues that we accept occur) this was a real disappointment and the first time we have ever complained. We paid £6K for this holiday - we will not return.

We greatly appreciate the time and effort you spent to share your feedback with TripAdvisor's readers on your recent holiday experience at Kipriotis Village Hotel.

First of all we are glad to hear that you enjoyed various dishes served in our restaurants and were pleased with services provided by our helpful waiters and waitresses. As well as we are happy to know that you had a good time in Olympic pool, which is perfect place for swimming and relaxation. Moreover we are thrilled to read that your girls enjoyed exceptional kids club activities organized by entertainment staff.

Secondly, we regret to read that you did not enjoy our services and facilities during your stay with us. I would like to bring to your attention that day use answers are given to our guests only one day before the departure date, according to hotel rooms availability. Also a little more information that you might have overlooked when you booked your holiday. All of our contracted Tour Operators have a fully detailed description of our All Inclusive program in their brochure thus this means that all potential holiday makers are aware of what they are booking and that services and facilities they are paying for.

Finally, we sincerely hope you will give us another chance to offer our services, if you will visit Kos island again.

We stayed here July 2014 (Glasgow fair) and it was a family holiday. First I would like to say that the entertainment staff made our holiday (Sonny, Alex,Danny and Boro the Zumba Instructor and many more. Every night my wee girl couldn't wait to go to the mini disco to dance with Sonny the entertainment team made a real effort with the children and there was loads of them. The entertainment for the adults was also good and very funny at times. We where known as Scotland because one of the people we where with won the bingo a few times. The food was ok but felt it could cater more for British guests. The rooms where also ok and cleaned everyday only problem we had was they weren't always replacing our towels so therefore had to phone for them. There was so much to do at the village with all the different pools and stuff. The biggest problem we had was with the lifeguard at the pool next to all the kids clubs. He was very ignorant and had no patience for the kids atall I understand that he tells the kids off for there own safety but putting a 4 year old out the pool for 10 mins and barring a 2 year old from using the slides was just a joke there should be 2 lifeguards by that pool at all times. Overall we had a great time here and we would like to thank all the entertainment staff for making our stay even better we would return to this hotel again in the future thanks from the Scotland gang.
