our group of 4 have just returned from our 1st visit to the Akti Dimis in Kos and have already booked for 2013.The appartments are in a perfect position across from the lovely beach and a 10 minute stroll to the resort where there are numerous tavernas and bars .The complex is surrounded by beautifully kept gardens with the hills as a backdrop. Akti dimis is family run and quite frankly the service was second to none the appartments are spotless bedding and towels changed every couple of days. Billy who ran the bar at night and his wife Bianca were great fun The flies were annoying but after a couple of days we got used to them hopefully they will be sorted by next year. We can't wait to return and thank George for arranging the rooms for us

Akti Dimis was the place my wife and I chose in the quiet Tigaki in September 2011, after the hustle and bustle of Athens and I have to say it was a good choice.

The hotel is a family-run business and the owners are doing a brilliant job taking good care of their customers. All our questions were always answered and help always provided.

Akti Dimis in conveniently located just by the beach, so if you feel like going for a swim, you can literally do so within seconds. If however you prefer to avoid crowds, the hotel has a nice swimming pool too. Situated just at the outskirts of the (very small) town, Akti Dimis provides a quiet alternative to hotels located in the slightly busier town centre (a walk to the centre takes 5 minutes).

The restaurant (just by the pool) has a rather basic menu and consists mainly of a range of snacks and refreshments. There is also a good selection of alcoholic beverages.

As far as our room is concerned, it was clean and well-stocked but it's condition clearly indicated that it hadn't been renovated for a long time. All rooms were equipped with air-conditioning but to use it we had to pay 5EUR per day at the reception.

In overall, considering the fact that we only paid 90EUR per 3 nights (!) (+ 15EUR for the air-conditioning) I would give the hotel 5 stars. However, one major aspect spoiled our experience with Akti Dimis, namely that our room was situated in the east wing that overlooked a busy restaurant and club, due to which it was simply too noisy to sleep at night.
Also, even though our room was very clean, its overall condition left a bit to be desired.
Hence, 4 stars.

Nevertheless, I do recommend the hotel as a lovely place for a quiet, relaxing stay but if you do decide to stay there, make sure you stay in the west wing:)

Very friendly and helpful staff, fantastic location - it really is right across the road from Tigaki Beach = a lovely, shallow swimming beach.
Great sized pool at hotel - one you can actually swim in! Hotel also has snack bar and bar area, there's also a supermarket next door for supplies.
It's less than a ten minute walk to local area bars, restaurants, tour company for daytrips to Nisyros volcano island (which I thought was just fab but very hot in the crater!) and other tours, and about a 20minute bus ride into Kos Town itself for a wander through some interesting archaelogical sights.

We stayed in a studio flat with outside balcony, bar fridge, two hob points, kettle, and all crockery / cutlery / cooking facilities provided. The room is simple and clean - bed / bathroom - there's no TV though who wants to stay in their hotel watching TV all day when you have a fab pool & beach across the road? Take a book! I didn't have time to read my book anyways.

I suggest you take some mosquito repellant in general - there seemed to be a few biters all over Kos.

I would go to Kos again and also stay at this hotel again in a flash... no hesitation!

My wife and I have just returned from another glorious two weeks at Akti Dimmys in Tingaki. This is our tenth visit over an 18 year period and it always feels like a ‘home from home’.
Since our last visit in 2010 the lounge and other areas have been renovated and were all looking very good. It was nice to see all the familiar faces of George, Bianca, Billy, Dimitri and everyone else who help to make your stay so special.
The hotel has around 35 rooms and is officially rated at 2*plus, but always gives the impression of a higher level. All rooms are very clean and are done daily (except Sunday) with towels changed daily and sheets changed about 3 times a week. There is a lovely bar/lounge area with two large TV’s and a snack bar serving anything from ice creams to a full meal and breakfast. There is also an Internet Cafe alongside the pool. The main pool is spacious with a small kiddies pool, plenty of sun beds and you cross the narrow road to the beach where the hotel has its own sun beds and a waiter drinks and food service from 10am. The beach is clean and good for children and stretches all along the road into the main area of Tingaki.
Nothing is too much trouble for any of the friendly staff and Billy will make you feel welcome in the bar with a multitude of cocktails and is open until ‘last man standing’.
On the day after we left a Greek Night and BBQ was due to take place and this is a regular feature during the high season. Taxi, car hire and massage can also be arranged through the hotel, as can airport pickups.
There is an excellent restaurant called Esperos only 50 yards away which we visit regularly and the owner, Stamatis, and his excellent chef will cater for your every culinary wish.
There are also 3 or 4 other bars and restaurants, a supermarket and bike, scooter and quad hire nearby and the other bars and restaurants of Tingaki are a 10 minute walk away.
The bus stop to Kos Town stops outside the supermarket (20 yards away) and costs two euros per person. Catch the bus on the way up as there are usually a lot of people waiting at the far end of the beach road where it turns around at two large hotels.
In Tingaki there are 2 or 3 travel agents booking all your trips around the island, as well as across to other Greek islands or to Turkey.
There are also car hire places, a daily newspaper available at a tour office near the fountain and one ATM opposite as well as numerous bars, restaurants, shops and cafes around the ‘square’ and up the main road. Another favourite restaurant of our is Meni, which serves more Mediterranean food and is located about 30 yards past the ATM going up the main street, but there are many others to suit everyone. A ‘fruit-man’ and ice cream van drives up and down the beach road all day and the man selling large doughnuts on the beach has been there for as long as we can remember. You will be pestered regularly by people offering massages on the beach but just say politely ‘no thanks’ if you want to give them a miss.
Don’t expect a riotous night life in Tingaki as most of the evening entertainment is centred around the bars and restaurants and it generally a very relaxed, chill-out holiday, but don’t forget that Kos town is only a 15 minute bus ride away.
All-in-all Akti Dimmys is a great, clean, friendly, inexpensive place to stay with a great pool, and is on the beach. We can’t wait to go back for our 11th. visit – perhaps next year!

Had so much fun staying there! The owners, George and Valisis are fantastic! The location is perfect and right next to the beach. I found Kos an amazing place, it's very rare you can find now a place like that on earth where people are full of trust and are genuinely nice.

Akti Demis is very clean place, serve great food and can make pretty much what ever you want, the pool is great.

Also as i said the location is perfect!

I stayed here on my own for a week's quiet break in May. Excellent value, although the rooms are basic they are more than adequate and I became fonder of mine as the week went on. Friendly and helpful family who run it. The poolside snack bar is OK, although more interesting restaurants are only a minute or two away. Very laid back atmosphere to the whole resort at this early stage in the season. Hire a bicycle and cycle along the coast......easy even for couch potatoes!

My boyfriend and I spent out first summer holiday together here and we couldn't have made a better choice.
Vassilis, Bianca, George and everyone else involved with the running of this hotel have got it spot on. They are so friendly and cannot do enough for you. I think it says a lot that as a couple in our mid 20's with lively bars nearby, we chose to spend our evenings in the hotel bar as it was so welcoming and Vassilis was more than happy to accommodate our (sometimes unusual!) drink requests.
The rooms are basic but well equipped and very clean (cleaned daily except sunday and fresh towels every other day), and perfect for us as we certainly don't go to a beautiful island such as this to spend all day in our room.
The location is perfect, far enough away from the main area of the village to be very peaceful, but only a 10 min walk away. Beach just across the road and bus stop outside for bus into Kos town.
Perfect, we loved it and will definitely be back.
