We stayed at Mead Barns for a summer break lasting 5 days in June 2013. In short the rooms were clean, well equipped & the couple of who own Mead Barns are friendly & helpful while respecting your personal space. On arrival they had provided eggs from their own chickens & fresh local bread which was very welcome. We also had a complementary real clotted-cream tea which I had forgotten about when I booked- great surprise! Mead Barn is dog friendly too which we appreciated.

Things you don't really expect were thought of: dish wash tablets, FREE wi-fi, cooking oil, ipod docking station. They even provide excelent body boards for the beach & ask you to pay a daily charge which they put (in front of you) into charity boxes.

There's a 'games room'. Now I've experienced a few of these in my time; a dusty, cold space with dirty & broken toys. Mead Barn provide a very good pool table (takes 50ps) a table tennis table- no charge, lots of decent, clean board games. You can even hire an impressive range of contemporary dvds (each barn has a dvd player).

It's very out of the way, but we were expecting this & other than having no telephone signal there's no downside to this location in my personal opinion.

Struggling to balance this review with the downsides....no phone signal for us (we're on o2) but with the free wi-fi email is not a problem. Getting in to the farm can be a little tricky- not the road quality but just the width of the opening to the farm. We have an old disco & needed to reverse a couple of times to make it through the opening. The website needed improving! It really doesn't do the place credit & I told the owners this. I was not expecting it to be this good based on the online pictures. That's it! There's nothing else I can think of.

If you book here make sure you visit Welcome Beach! It's great for surfing & is dog friendly too.

We're going back next year.

Many thanks for taking the time to review Mead Barns and for the lovely things you said about us. So glad that you liked the games room and enjoyed the facilities.

We took on board your comments about the web-site and it is currently being updated and renewed and, hopefully, a much improved on will be launched in the next week or so. Unfortunately, there's not much we can do to change the width of the entrance or to improve the mobile signal - sorry.

We are so pleased that you enjoyed your stay with us and look forward to welcoming you back again.

I had stayed at the Wheat Barn previously with family, but my husband was making his first visit, and the visit also served as our honeymoon ! And what a lovely and relaxing week it was ! Steve and Caroline, the ownes, were very welcoming and wonderful to chat with. The cottage itself was clean, nicely furnished and comfortable. There was lots to see and do within Devon and Cornwall, whether it was raining or shining. Overall, we had a great time and can't wait to head back there !

We had a really warm welcome from Steve and Caroline. They really could not do enough for us to make our stay exceptionally good. We were able to ask their advice about places to visit close by or a drive away. We were even offered a drive down to the beach which is a 40 min walk away and very steep, not really appropriate for a pushchair.
The facilities were excellent too with washing machine and condenser driers on hand, including a games room WIFI. The cottage we stayed in was Mead Barn and was just great everything could need and more. Caroline had got cot beds high chairs, ironing board iron etc. etc. And if they weren't in the barn you just had to ask. They were only too pleased to help.

We stayed at Wheat Barn in May, had a lovely week, did not want to leave! The cottage is absolutely first class, clean and well looked after with extras that do make a difference, ie kitchen bits which you don't have to buy like washing up liquid, cloths, cooking oil etc. The cream tea was delicious, they even provided tea, coffee & milk along with a welcome pack. Caroline and Steve really care about their guests and make the perfect holiday base, complete with tennis court and games room. The beds are comfy and it really felt like a home from home. It is situated not too far from Cornwall so you have the best of both worlds exploring Devon as well,there is so much to see and do, we will be returning next year. On a different note, we normally go to a caravan park, but this proved to be far cheaper, far more comfortable and far and away the best holiday we've had for years. Would really recommend anyone to try.

Under great sufferance we have had to leave Mead Barn Holiday Cottages (Rye Barn) to return home after a glorious week.Steve and Caroline the perfect hosts create an easy going and relaxed atmosphere that makes the holiday cottages worth the annual return journey. The Cottages are well equipped,clean and comfortable with everything available to make life easy. The cream tea on arrival is much appreciated.We would and have highly recommended to others that Meads provides the perfect family holiday or just a chill out time. Many thanks

I have just returned from a week away with a large family group consisting of 8 adults and 4 small children. We stayed in 2 cottages that were so well equipped and comfortable with plenty of room for the whole family to gather. The beds are comfortable and the kitchen and bathroom facilities are second to none.

We found the welcome gift of cream teas a lovely surprise and started our holiday off well. The cottages had everything in them to ensure our holiday was smooth from the start. Wifi, dishwasher, washing machine and dryer were all fantastic additions as we had 4 kids with us.

The kids LOVED the games room and the play park and it was so nice to be able to let the kids wander around the grounds with a feeling of pure safety. The two older children tried their hand at Tennis as well! This is always welcomed when adults need those few spare minutes to cook or do chores,

Steve and Caroline were nothing but helpful, cheery and always to hand if needed (not hat we had anything to complain about) and it was lovely to see them around the cottages in the evenings and mornings with their dogs.

We had some lovely meals out at the Old Smithy, local pub and enjoyed a fabulous BBQ at the cottages in their excellent BBQ seating area. The cottage is an ideal spot if you want to explore somewhere different every day and is located close to some great spots to visit. The pub could be closer but we enjoyed the trek through the fields to get there! The Walk down to the Welcombe Mouth is a steep one and not recommended for any one with any difficulties but you can get there by car but this National Trust site is just gorgeous x

I cannot recommend highly enough, It did help that we have had some amazing weather to make our week perfect!

Mead Barn Holiday Cottages has recently undergone a change of ownership, and we were a little apprehensive, given that our booking had been made through the previous owners. We need not have worried. Steve and Caroline, and their friendly dogs, made us feel most welcome. We had 'Wheat Barn', which was clean and comfortable, and had all the equipment we could have needed. We were joined for the second half of the week by our daughter,her husband and baby boy, who had 'Barley Barn' so we had the opportunity of seeing this cottage as well, which was equally good. The properties are within a half mile walk of either of two beaches, Welcombe Mouth, and Marsland Mouth (which is on the Devon/Cornwall border). Both beaches are lovely, and completely unspoilt (there are no facilities at either, other than a small carpark, reached by an unmadeup lane, at Welcombe Mouth) Both have streams running into them, that at Welcombe has an impressive waterfall. (There is an even more impressive waterwall at Spekes Mill, halfway between Welcombe and Hartland Quay). I lived in Welcombe as a child during the 1940/50s for a seven year period, and my recollection is that then Welcombe had rather more sand than it does now, and Marsland rather less, although that proberably changes decade on decade depending upon the winter Atlantic storms. Both beaches however have sand at low tide (see photos)
