We have had the most amazing stay and wedding here. Our guests were so happy they are looking to come back. All of the staff are so lovely even the cleaners came to hug us when we left.

Some advice though, if you are lazy you may find it inconvenient to walk 15 minutes to the nearest shop. Please also do not be put off by the previous post. We have visited 4 times and never been bitten by a dog. We had lots if children with us and even after much poking the dogs never reacted.

The owners were so lovely, they seemed more concerned about making our wedding and stay perfect than we were. Our friends and family were truly amazed at how attentive the staff were, how beautiful the place is and how fabulous some of the little querks were. All 47 of us were sorry to leave and will return.

With such a beautiful location it's very unfortunate that this place has such terrible service. The owners dogs roam around the place and actually bit a family member during our stay. And when such an event happens the management shrugs their shoulders and just give you direction to the nearest doctor. It must be common practice here. Not a place to stay unless you really like dogs that bite you.

If I give you second thoughts about renting an FMB property, use my comments to plan ahead, communicate extensively with management and clarify your expectations. The property is vast and beautiful. Our family had a great time being all together in the cavernous, Tuscan house but our experience would’ve been lifted substantially by advance planning for provisions, clear directions and maps, cleaner premises and better support services. Realistic driving times as wells as distances to restaurants and supermarkets as well as nearby attractions are a must.

We rented two FMB properties for a special birthday celebration, gathering 13 family members (including two children) and friends for a week in September, 2013. Most of us stayed in Buonvisi. The little kids/parent stayed in Fienilini. I’d like to say our stay at FMB was as wonderful as the idea of being in Tuscany was on paper when we planned the celebration but there were some problems. Some could be avoided with a little better management. Some are part of the Tuscan countryside experience. Some are about the houses themselves. Some are about the location. Anyone renting this property really ought to be in the know before they get there. Being able to plan ahead would’ve greatly improved our experience.

The main property, Buonvisi, is a huge, charming house furnished with Italian antique furniture has ample space for privacy, togetherness and celebration. The bedrooms each have their own bathrooms, one is on the first floor. The tricky part is that two bedrooms have bathrooms upstairs in an attic space, difficult to access in the day much less in the middle of the night. One bedroom is downstairs and its bathroom – the only one on the ground floor - inevitably yields to convenience of everyone and is not actually private. The kitchen is large with a big table for meals. Perhaps its greatest feature is an open stone fireplace that not only provides a certain romantic touch but guarantees one warm room in times of cool weather. There’s plenty of wood in the woodpile but good idea that someone knows how to start a fire and keep it going. We even did a bit of cooking on it. The basics for cooking and serving meals are provided but be sure to bring your own paper goods, soap and filters for the coffee machine. In fact, bring toilet paper too.

There are a number of pluses and minuses to Buonvisi. The big plus is, of course, its size and location. Since the weather was rainy, we moved the birthday party inside into the foyer and living room with great success. FMB catered and the food was excellent. The house is located at the top of an olive grove with a grand view of the Tuscan countryside and an inviting open grass lawn. At one point, the family gathered under a large tree that acted like an umbrella while the rain poured down. The pool, unfortunately, is not the least bit heated and without summer sun, intolerable for more than a dip. If you would like to take advantage of the tennis courts, be sure to bring your own tennis balls. The old racquets that the office provides limit possibilities of play but dead tennis balls are a game killer. Breakfast is served but not included.

There are two big downsides to Buonvisi. One is the beds. The beds and pillows are hard as rocks and no one got a good night’s sleep all week. The second is housekeeping. The house was not very clean when we arrived and we often had to ask to have bathrooms attended. Towels were in short supply and, due to the rain, air-drying towels for re-use proved sorely inadequate for a week’s needs. Same for clothes; the washer took forever and clothes didn’t get dry. Also, the houses are full of bugs, biting bugs. Of course, so is the countryside. No one’s fault but if warned, bug repellent would’ve been part of our planning. Unfortunately, the house does not have a clean feeling so being buggy compounds muggy.

The third downside of FMB may also be an upside, depending on your plans. It’s very very very difficult to find. Not just the first time – when one of our party had to call the office and be rescued by the manager driving to them and leading them in. Even after driving in and out several times, it’s easy to get lost. In our case, the problem was exacerbated by a detour that was not explained in FMB’s directions but no one – and we are a family of drivers and finders – took a trip to the market, to a restaurant or to Lucca without trepidation of getting lost. We thought we would daytrip in and out of Lucca with ease – it’s only 10km – but driving was so “iffy”, it always took more than a half hour. And then there’s finding parking and walking another 5 to 10 minutes into the walled city. We found staying at FMB, hanging out and cooking meals preferable to driving anywhere. Some of us did explore the area and without a destination, the narrow, windy, unmarked roads are fun and the views beautiful. But in the dark, prepare for anxiety. Maps should accompany written directions and be sent ahead of time and provided on the FMB site for all destinations.

Also, a couple tips. If you plan to go to Cinque Terra, go by train from Lucca. To drive to Pisa, take the Autostrada. The direct, scenic state route is beautiful but impossible to find.

In the hills above Lucca and Pisa we stayed at this B & B on a country estate. Our room was in an old building. Both the bedroom and the bathroom were clean and spacious with air conditioning (though the floors were uneven and the furniture was antique). Breakfast was outside in a courtyard, this was not 5 star hotel standard but very acceptable. There is a TV in a shared lounge and also a swimming pool used by other B & B guests and self catering cottages on the estate. You can book an evening meal which we had one evening on the terrace of the main house which had fabulous views over the valley to Lucca. The meal was good but plain although little expensive. Good base for visting Lucca and there is a very excellent local restaurant, see my other entries.
