“Exceptional Value for money”

Having read a few comments before we arrived, I have to say this small friendly Hotel appartment exceeded our expectations and we WILL be back.
Family run - clean - large basic rooms - friendly staff - good sized swimming pool and plenty of sun loungers.
It's just off the main road running through Pernera on the the way to the picturesque harbour. For those of you looking for sleep at night Debbie Xenia is perfect. Travelling with a 6 yr old it suited us well. Room was large clean and comfortable with airconditioning at just 5euros a day. Two gas rings, a fridge and plenty of crockery, pans, dishes etc. it was adequate for breakfast. There are so many brilliant restaurants in Pernera and nearby Protaras that we ate out every night. (Anatolia is our favourite- on the main rd just before you get to the strip of protaras). We didn't eat at the hotel but walking past the restaurant the food looked lovely. You can hire safes, TVs, toasters etc for a very small fee if you wish to. Everything is in walking distance, although in the heat of July/Aug you can take a bus to most areas. 2euro tickets last all day and children are free!
The Pool area is clean and we never had an problem in finding 5 sunbeds in the afternoon. We left at 8pm and although checkout is at noon we had the choice of using a shower room down stairs and locking our luggage up or keeping on the room for just 20Euros. Supermarket just in front of hotel stocks everything - loved the warm fresh croissants!
We will return and if you are considering a visit - DO.

Room Tip: Most rooms do overlook the pool - just a few are over the reception

My wife and i stayed at Debbie Xania in May and June 2011, we found it to be very clean and Nicos and his staff could not do enough for us. The appartments are very well placed in Pernera a short bus trip from Protaras strip. There is a nice local beach 400yds. from appts. and the other direction 200yds ,to the Pernera strip which has several restaurants and bars - a supermarket is located next door to appts. bus stop 200ydsaway fravel all day on bus anywhere for 2 euros. Good pool and bar/restaurant on site. For families and couples looking for cheap but good value accomodation we recommend Debbie Xavier appartmnents. and the Greek Night at Romeos Taverna Protaras.

We reviewed Debbie Xenia before we went and was expecting less than we got, we were very impressed with the studio apartment that we had, very spacious and overlooking the pool. It is basic but still very comfortable and has a refrigerator , kettle and 2 ring hob. Toaster, microwave, hairdryer etc you can hire if needed at not much extra. Air con is a must and if you book direct with Debbie Xena you get it included, but as we didn't it was 5 euros a day which is fine. we also hired a safe deposit box just to keep valuables safe and that was another 10 euros per week.
The rooms are cleaned 6 days a week and fresh towels and bedding are done every 3rd day your there. Our maids also washed up for us if we ever left anything which we didn't expect!
Niccos and his family run the hotel and they are all very nice, friendly and helpful. The pool was not crowded and sometimes we had it to ourselves, there is also a baby pool, plenty of free sunbeds and umbrellas and a nice garden. We opted for a bed and breakfast and the food was very nice you had a choice of breakfast but the English was lovely. george who waited on us, was a very charming young boy whom everybody liked.
The beach is only a 5 minute walk away and there are a few choices too if you should want to walk along the front.. you can get into Protagoras on the bus which runs every 20 minutes from the main road for 1 euro or 2 euros for for a return ticket. The bars and pubs are all together and around the corner from the hotel, with The knights pub doing very nice meals, and cocktails Mmm.. The windmill pub across the road is very family friendly with having parrot shows and tribute acts on, the kids loved these.
Debbie Xenia is an ideal place to stay with children or if you dont want to be disturbed at night as its well away from the noise of the pubs.. well it was until we had 3 rowdy girls arguing when they came back at 3 in the morning till 4.30 even though they were told to be quiet. by Michael the night porter.lol.. apart from that we can not fault the place, and we are going back again next year.

Room Tip: If you want a good sea view opt for the 3rd floor(top) also the pool view is also the sea view which...

Just got back from cyprus and the debbie xenia apartments, i did read reviews prior to booking and i have to say, i slightly agree with some but only slightly, I will move on to my review.

Very family friendly, this is a family owned complex, I read before we went that is was basic, it was but again only slightly, the location is ideal if you want to get some quiet after a night out, its perfect.

You have penera bay less than a stones throw away which offer a massive range of watersports and boat trips, bars and restaurants are 5 mins walk away, the debbie xenia is very quiet, the bar is open 24/7, the restaurant at the hotel is excellent and cheap.

walking distance to pratoras is about 30 mins, dont try it during the day while its hot, we did it and it killed us.

the rooms are clean, we had room service almost daily with frest bedding and towels, air con is an additional 5 euro's a day, no tv, a kettle and fridge is supplied along with a 2 ring cooker, if your dining in yourself.

the only downside we experienced was that we had about 200 euro's stolen out of our room by a cleaner however we couldnt prove it but we knew we didnt spend it either, it was taken in pieces not in 1 go, I did mention itto the manager but due to the fact that we couldnt prove it, I simply stated to the manager that we dont want to make a big deal out of it but to make him aware that the cleaners are doing more and cleaning rooms, our money was hidden in a suitcase, so they had been mooching through our belongings, a little upsetting but we refused a cleaner once we realised, I would of given this 5 stars if we didnt lose that money.

Overall

I very pleasing holiday, the accommadation was better than these other reviews say, the suggested, the room was large, the hotel was quiet at night.

all rooms face the pool unless your above reception.

would i go back ?????

Yes.... but i would hire a safe at the hotel next time.

Apart from the cleaners, this hotel was better than i expected.

We found our one bed apartment to be very large with a pool side balcony and attractive gardens. It was basic but clean. We went bed and breakfast which we thought was a very good deal. All food was cooked to order and you had several choices from the menu includind continental breafast to full english.

Thanks to Nikkos and staff.

The hotel is in a quiet part of Penera but within close proximity of the action. There is a pub at the end of the road (100m) called happy pub. The food is excellent. There are also other good places to eat to, including windmills restaurant, knights pub (over the road which does the best steaks ever), DO NOT entertain the chinese on the corner (the food was disgusting), but when you get to the chinese turn right and you'll find a greek restaurant within 50m on the right (with an english name which I can't remember but food was v good there too).

Penera itself is seperated from Proraras. It's a quiet place. Although we weren't looking I don't think there were any night clubs. You can quite easily get to other places by using the local buses (neares bus stops are near Nights pub). You travel any distance for 1 euro. A taxi to Prot cost us 8 euros. If you enjoy walking there's a pleasant walkway all along the coastline

If you are beach bums like us there are 2 local sandy bays within easy walking distance. The first, is 5 mins away, walk to the happy pub and turn left. You'll find the beach within about 200m (Behind the little church there's a small harbour). The 2nd beach is about 10 mins walk. Turn right at happy pub, at the end of the road turn left, when the road forks keep left and you'll find it in the right Other beaches not to be missed are Protraras (including fig tree bay at the far end), Ayia napa. Also there is Konnos bay but this is only for the very fit if you're on the bus as there are loads of steps down to the beach (it is worth it though if you can manage it - drivers have the luxury of a car park much further down the hill). There is also Nissi bay at the far end of Ayia Napa. Ignore the signs which say the beds are private and belong to certain hotels, they're not. Firemans Bay (this is in the opposite diection towards Paralimni.

All depends what type of holiday you're looking for. We stayed half board, the food was great for price... kind of mixture between english and Cypriot, very basic menu but all tasty, fresh local produce. The pool area was very quiet although the hotel was full. The beach is a short walk away and although its close to busy bars its a nice 5 min walk away so its very quiet but close to amenities. Would definitely stay again for the price. Staff were brilliant, very friendly. Rooms are large but basic, 2 single beds to push together but plenty of space for 2 of us. I wouldn't suggest self catering at this hotel, simply because the kitchen is very basic (this could have been due to it being a half board booking) the bathroom is dated but has everything you need. All in all, consider what you want from a holiday before booking. We wanted to chill out and unwind, we certainly did!

My sister and I have just spent 7nights at the Debbie Xenia Apartments. Although the rooms were basic they were very clean which was fine as we only needed a base. The staff were very helpful and friendly. The food was good and you had a choice. It was a 5 minute walk to the beach which was clean and sandy. We took a trip on the yellow boat with Captain Andreas and his partner which was 3 hours of fun, a must do.
I would definately go back.

Room Tip: Maybe the back of the hotel would be quieter
