I must say I was presently surprised as the rooms was very spacious and clean could do with a refurb but the staff made upnfor this as tey were very friendly and couldnt do enough for you. There are plenty of pubs and restraunts near by but a shor4 bus ride tk the main strip in protaras 5mins.

4th time in Cyprus and 1st time at Livas, but definately not the last. A basic hotel (which is all you need), excellent staff who made you feel very welcome. Arrived around midnight but still offered a cooked meal in the bar, ably manned by Andreas. Room very clean bedding and towels changed regularly. Most guests go there twice a year, most are friendly and chat. Mr Harry you are a legend, a regular for years and very funny guy who gets everyone involved with his banter. Normally we spend our time on the beach(not pool people), but we spent the second week by the pool, as it was quiet. Food in the bar was of a good standard, local restaurants also a good standard, although portion sizes are BIG so beware. Excellent holiday and will go again.

Room Tip: overlooking the pool and sea are best for views

We have been to this apartment complex around 4-5 times now. It's quite basic and could do with a revamp, however it's very clean which is what matters to me more, plus you can get cheap deals at certain times - we usually look to go with Monarch. The swimming pool has always been very clean too. We have been at various times of year (June, July and September) and never struggled to find a sunbed at most times of day, although we've not been in the school holidays so I'm not sure about then. We have always asked for a high floor and got rooms overlooking the pool, which have a nice seaview - one year we got the top floor corner room which had a nice view. The family who run the apartments are so nice and friendly and welcome you warmly, they always remember us even though we only go once a year at the most. We love Cyprus - the weather has always been very good to us and the locals you meet tend to be very friendly. The apartments are 2 minutes walk from the beach which is only small, but it's a nice little cove for paddling and swimming.

There is a bar/restaurant on site run by Andreas who is very friendly. We usually eat there for lunch a few times whilst we are there, we especially liked the chicken and halloumi pittas. The breakfasts are quite expensive compared to the surrounding bars, we usually went up the road to Kokos bar and got two breakfasts plus drinks for less than 10 euro. There is also a lovely bar about half way up the seafront pathway (past the Tsokkos Gardens) who do nice breakfasts.

The apartments are actually in Pernera which is about a 20min walk away down the seafront pathway to Protaras. Pernera has some little restaurants and bars but you do have more choice in Protaras. We enjoyed the meze in Nikos and the Greek night at Romeo's Taverna. Up the road in Kapparis there was a nice restaurant called Faliros, but this was quite expensive compared to others. We have never found the drink prices too bad, you can get good offers and deals on most things.

There is a little family-run Yellow Boat that goes from the Golden Coast harbour for half day trips, we love this and take a trip every time we go. The family are really friendly, and their kids are lovely and help out at the weekends. There is a bar and some water inflatables etc for when the boat stops for swims. They take you to the boundary near Famagusta and explain the history behind it which is really interesting. If you get a clear day you can see it really well, and they also pass around binoculars for you to take a good look. We did a guided trip to Famagusta but you can't get in most of it anyway as its still occupied by the Turkish. It's really nice just to chill on the boat and soak up the sun with a cold beer. It was only 10 euro each when we last went (Sept 2013)which was a bargain.

It's about 20-25 euro each way for a taxi to Ayia Napa, we went for a night out and enjoyed ourselves but were happy we had stayed here instead. There are some really nice restaurants there though, and some nice cocktail bars too if you go off the main strip.

We will definitely be returning to the Livas Apartments!

Having visited this hotel several times before (like many who visit), we booked a week away this May out of the blue. We know what to expect and know we will be made welcome, which we were. The hotel has had some work done since our last visit (end of last year) with a new covered poolside bar and restaurant area, which looks great with its new lighting and sound system. There are also some additional tables and seats on the edge which are perfect for sitting (pub style) while you have a drink in the sunshine. Talking to other guests it also seems a lot of the rooms have had an uplift (but not all), but the old rooms are still clean, plenty of space and well stocked with most things you need (full size oven, fridge, kettle and all the cutlery and crockery). We had decided to have a lazy week by the pool and noticed we could book half board (hadn't spotted this before, but normally like to eat out) so having thought we won't be doing much moving from the hotel, we opted for it. You get a good choice for breakfast, upto the "full English" (but not the jumbo English) or the other cooked breakfast/things on toast/cereal etc. Evening meals again have a good scope of dishes to choose from (stifado, chicken curry, souvlaki, Andreas World Famous Pork Chops, gammon and egg etc) but some of the more expensive items from the standard menu (lamb chops/steak/full mixed grill) aren't on it. We were very pleased and enjoyed the food as always. The weather during the day was scorching hot most days, but did go dull once or twice over the week. However unusually it was a little cool at night this time (normally its still hot at this time of year, think the weather was broken) so a cardy/jumper was used by some.

Another great holiday, well looked after and can't wait to go back

Having visited Cyprus many times we found our regular hotel to be fully booked. We read the reviews for the Livas and decided to go for it. Pleasantly surprised. Rooms basic but very clean. Bedding changed every other day. Lovely meals provided by Andreus at the pool bar throughout the day. Staff very friendly and respectful to my wife and I, both being 80 years of age. They looked after us like one of their own. Will definitely return upon our next visit to our favorite island.

Room Tip: Rooms overlooking the main road can be noisy at night due to bar across the road

Great place. Lovely spacious rooms. Little bit old fashioned. But all areas very clean. Would stay here again. We hired a car as we visited all other areas of south Cyprus. Protaras was my favourite place. Beaches are the best in my opinion

My wife and I got to Livas Apts on 17th may 2014 and we were extremely happy we chose this apartment complex, on arrival we were greeted with a receptionist who spoke good English and checked us in quickly and off we went to our apartment. on entering, it was clear to see the room was basic but exceptionally clean, we could not note any problems with anything, the bed linen and towls were clean, all electrics worked the television was fine.The beds were nice and comfortable and pillows more than adequate. We then went down to the bar area and had a quick drink and look around, the dining and bar areas were immaculate, The barman Andreas is very friendly and very good at his job, he remembered every ones names, made nice cocktails and always made time to communicate with customers, The pool is clean and has good depth being 1m deep at the shallow end and 1.8m at the deep end, the sun loungers are really comfortable and plenty of them. The Livas apartments are a very well ran family business, great 1st class customer service and positioned in a very nice part of pernera, It is a great central base where you can be close to anything you need and far enough away from anything you don't, the main protaras strip is about 10-15 minute walk either along the road or beach. we will definitely be returning in September, I highly recommend this place, no problems no fuss and excellent customer service. Room Tip: we were in room 307 which had lovely views front and back.
