We stayed from 12th - 21st August 2017 as a party of seven renting both the villa and the adjacent studio which sits to the side of the pool area and throughly enjoyed our stay however despite the fact we would rent the villa again without too much hesitation there were niggles which when you're paying the best part of £3000 in total you don't expect to deal with...

The Good: the villa and location in general which although you will definitely need a car is well worth the effort for the complete peace and quiet afforded - also being high up the breeze made temperatures that were borderline unbearable at the beach seem relatively pleasant poolside.

The pool is a good size but is if I am being picky a little shallow but great for safety as 'mum' who is a non swimmer was tempted in for a cool off.

Lots of room on the pool surround for multiple beds and apart from first thing a good mix of shady and sunny spots to sit in.

Parking is great and enough room to turn the smallish cars around to be able to exit forwards.

10 mins drive gets you into Protaras centre although I wouldn't bother it's a bit 'kiss me quick' nowadays and a short drive further to Penera will find you in a 'how protaras was a decade ago' (I.e nicer and quieter) scenario which we found preferable.

The bedrooms are all reasonably sized twins or doubles and the master ensuite shower is not too small, there is more than ample wardrobe space.

The kitchen has a decent range of equipment for most needs.

(there's lots more but you'll no doubt snooze off) one thing worth mentioning is the handy welcome pack which as we arrived just before midnight was a life saver and enabled a cup of tea/coffee and toast for breakfast- very thoughtful.

The views from the roof terrace are fab and the utility room on the top floor (although not used much) was really handy

The gardens that surround the house are substantial and although not as picturesque as the pictures might suggest are packed with fruit trees of all varieties plus chilli plants grape vine and although not all were ripe some were!

There's a great variety of wildlife also and our children (and perhaps the adults too) were fascinated by the praying mantises, spiders, geckos and on one occasion a huge bird sized moth plus bats, swifts etc.

One non welcome animal was the Ants - I know they are a problem full stop in the area as they also used to plague a villa owned by someone I know but I would recommend the first thing you buy is some ant repellant and do not leave any food or sugary drinks unattended on the work surfaces or prepare to suffer invaders!!!

The bad: little or no coat hangers despite fantastic wardrobe space, no security safe (which after we mentioned it was installed within three days which was great)

The studio was poorly equipped with cutlery and there was no plug for the sink - despite having two sinks!!! There was no adapter plug for the kettle initially but we found a couple a couple of days later - there was only a toaster in the main house which left the studio occupants feeling a bit second class.

There was no change of bed linen or towels during our nine day stay which isn't great considering the temperature was in the mid thirties. There is the washing machine of course but we were on holiday?!!

The threat of a set amount of electricity usage is borderline unforgivable and put a real dampener on proceedings - I have never encountered such a rule before and although we are not the sort to thoughtlessly keep doors open with air-con on when you have to think 'hmm should we put it on for a bit and cool the room down' it's a unwelcome thought and really should be a thing that's only actuated if you completely take the mickey. Maybe it's just the wording that's a bit strong.

The BBQ? a pile of rust and needs replacing. The poolside areas hadn't been very well tidied prior to our arrival as there were bits of rubbish to the periphery and down the side near the pool house which ruined the first impressions a little...

Ignore the £83 per night costs as our admittedly middle of peak season trip cost more than £200 per night and around £300 per night including the studio but I am sure it will be much more affordable off-season.

Finally we have been enquiring as to whether we could have a late check out from the day we booked some six months prior as we are flying very late on the day of departure and it would have been ideal.
We were repeatedly told to check two days before the event and having checked the online booking system there was a day free after we were due to leave but upon ringing the office (my email the day before was not responded to) I was told that the owner was visiting so a late check out was not possible. All fair enough I suppose but having asked the question several times a bit of thought in calling to let us know might have been welcome.

Despite that sounding like a lot of bad the points are made for the best balance and to provide a fair review - there were arguments from the group for a five star rating but a 4.5 rating is probably fair on balance as we did have a great stay overall.
