This is a mixed review of the Condhotel, also known as Progreso Beach Hotel. I had booked us in for only one night, and it was good enough that we stayed for 4 more, mostly because it was pretty quiet and the location is great. The room was plenty big, was clean, the beds were comfortable enough and the shower was hot. The patio and pool area are nice and there were few other travelers there at the time. We also liked having a refrigerator in the room. We could not get wi-fi service in the room, which may be because we were in a lower back corner, but a few steps out onto the patio and the reception was fine.
There was on-street parking or a lot behind the hotel, so we had no problem with that at all.
Now the bad or unique parts: I was surprised that we had no maid service AT ALL for the whole stay. If we wanted the trash baskets emptied, we did it ourselves. If we needed clean towels, we had to ask for them at the desk and they seemed rather surprised. I might be able to understand it better if we had only stayed 2 nights, but we didn't. We were there for a while.
The desk clerks speak almost no English, so communication with my poor Spanish was a bit of a problem. However, we were able to get past it.
The coffee, which was apparently instant, was pretty expensive; 45 pesos a cup, which equates to over $3 US per cup. Refills are the same price. It's only possible to get a burger and fries at the little bar, but they don't stint on the serving.
We only had one noisy night, when a busload of tourists came in from Mexico City, and then it was awful. It sounded like they were having a party, laughing, dancing and moving furniture overhead until nearly 4:00 in the morning. Sleep was impossible.
Would we go back and stay there again? Probably so, if we wanted an acceptable place to crash and didn't want to spend a lot of time looking around for one, but I think I'd ask them if they are expecting a tour bus during our stay.

Not a bad choice. We came here looking for a hotel after being disappointed in another hotel nearby Chelem.
Overall the hotel was pretty clean including our room.
Good location a block away from the beach though a little far down the strip.
The room we got was more of a suite (separate sitting room).
Beds were a little firm but comfortable.
Wait staff was a little slow but responsive.
Pool was pretty small but clean.
Small TV worked well as did the air cond.
Only complaint was a leaky ceiling in the bathroom.
No real restaurant to speak of though they do sell coffee, sandwiches, snacks.

This hotel is now called "Progreso Beach Hotel". I like to encourage good businesses rather than revealing someone's poor job. However, I must say what my husband and I had experienced in this hotel for other travelers. My husband and I also run a hotel business and we are sensitive to bad reviews. We do not want to hurt someone's feeling, but they deserve it if they are doing something very wrong and if they are not honest.
We stayed at this hotel because it was the best, clean-looking place in Progreso, which may well be true. The hotel has very neat courtyard with clean swimming pool and nice sitting area. The building is painted white and look clean outside. We checked the room before making the deal. The lady who showed us room explained what they had in the room, including agua caliente (hot water) and agua fria (cold water). The room had nice ocean view, though some items were dated and not functional (e.g. the door barely locks). We paid for 7 nights. First night, it seemed we were the only customers. It was quiet and we slept well.
Problems started from the next morning. While my husband was taking shower hot water stopped running. He had to finish shower with cold water. We went to front desk, and they said someone turned off hot water. From that point, most time we took shower we had to rediscover there was no hot water, and we had to go down to front desk to tell them to turn it on. Not only that, many times we flushed the toilet or washed hands, there was no cold water. Two or three times, there was neither hot nor cold water. We had to walk up and down between third floor and first floor to tell the staff to turn on the water. Since we had already paid for 7 nights and this hotel still looked the best in Progreso, we had to put up with the problems, soothing ourselves with the fact that this hotel had nice ocean view and good sitting area by the swimming pool.
The fifth night, when we entered the room after dinner, we discovered two different places on the floor with full of water. Our guess was that there was heavy rain and it somehow leaked into the room from where we couldn't tell. We cleaned the room with all the towels we had, but it was not enough. That night there were a bus-load of students staying at the hotel. They were extremely loud until 2 in the morning. They were making noise right at the sitting area in front of the front desk, but the staff wouldn't quiet them down. The students left early in the morning and when we tried to take shower one hour after they left, there was no water at all.
We decided to check out. The front desk lady pretended she couldn't understand either our English or Spanish, so we couldn't get any refund for the two days that we didn't stay.

Stayed here few time over the years....terrible place. No mas!!! Playa Linda this week was so much better and across from the beach and no more money. This hotel not nice, not clean, bad service...any place is better. Fini!

Condhotel is changing it's name apparently. Fluffy new logo-ed towels were a welcome treat. Inexpensive and modern, not fancy but comfy and clean, with hot water, a/c, and wi-fi. Good location although it's a pretty long hike from the bus station in the hot yucatecan sunshine. Nice beach and malecon a few steps from the front door. Decent little pool but filled with kids during my two day stop at the height of the local beach season. Had a bargain room at the rear of the complex and was serenaded by the ubiquitous latin american stray dog chorus at around 3:00 am (although a little aggravated hissing from my second story window shut then up). My bed was OK but I like firm. The concrete platform that forms the base is in no way equivalent to box springs but seems common from my experience in the Yucatan. Some Spanish language skills will certainly make your stay in Progreso more enjoyable.

Room Tip: Try to avoid the noisy streetside rooms at the rear

We stayed one night and Progreso and LOVED it.

Pro's: This hotel is super cheap and is very accessible to downtown. It's also right across from the beach!

Con's: Staff didn't really speak English, swimming pool is very small. BIG ISSUE for me - the mattress was super uncomfortable. It was really tough to sleep on, and I can sleep on anything. My husband's bed wasn't as bad, so this could just be a fluke.
