“Beautiful property in a brilliant location”

I stayed here with my partner for two nights whilst visiting the Plitvice Lakes, I could have however stayed for much much longer. The house was very easy to find, signposted just off the main road. On arrival the host greeted us and offered a refreshing drink of iced tea. The host explained the local area, provided a map and suggested a local place to eat.

The room itself was lovely with the biggest bed I have ever slept in. The bathroom was spacious with a great shower. They had just installed air conditioning which provided a cool room in the warm conditions. We had a private balcony which overlooked the fields and countryside for miles. There was a communal kitchen which we used to prepare a meal on the second evening after a long day in the lakes. There was also a communal living/eating area, however with the weather being so nice we chose to eat outside. The property also has many added extras to entertain those staying longer or with families (such as table tennis, badminton, football, skittles etc).

We opted out of breakfast, instead taking the 3 minute walk to the local shop which had a bakery which prepared fresh breads/croissants daily. The village itself is lovely to walk around with a pretty local church at the top of the hill.

The price itself was such good value for money, although next time I would book directly through the host/website as prices are much cheaper than using booking.com/expedia etc.

I would 100% recommend this place to anyone wanting to stay in the local area.

Would go back to House Zupan again. Owners very friendly. Rooms comfortable with big balcony. Nice garden. Relaxing. Good kitchen facilities. Short drive from National Park. Will recommend to friends and family.

I was really sad to leave this morning - we only stayed for one night but had an excellent time. We were staying in room 2 which is upstairs next to the communal kitchen/dining area. We ended up staying in and eating and the kitchen was so useful. All the cutlery and things you needed were there!
The room was lovely with a tv, free wifi and a modern bathroom. As mentioned by a previous reviewer, the bathroom door is wooden and you pull it to close. Personally, I think it's a great idea as it doesn't make the room seem smaller rather than opening another door.
We did end up having breakfast and it was delicious. There was fresh coffee, juice, bread, croissants, meats, yoghurt, eggs and jams. It served us well for our day at Plitvica National Park.

Marijana and her son were excellent hosts - so kind and approachable. If we are in the area again, we would definitely go back. It's a shame there isn't more to do around there or else we'd stay for longer.

Room Tip: You don't need your own balcony like some of the rooms offer. We were in room 2 without a balcon...

It was perfect! The location, surroundings...and the hosts. They speak english very good and know how to make you feel like home. The room was very cosy and clean and had air conditioning. Breakfast was also very good, so we have no complaints about anything regarding House Zupan. Definetely recommend it!!!

Room Tip: ask for a room with a balcony!!!

We stayed at House Zupan for 2 nights. It's a lovely B&B just 10 minutes drive from Plitvice Lakes national park.
The house is modern, clean and great value for money compared to other places we looked at. We stayed in room 4 at the front of the house which was nicely decorated and had a spacious balcony.

Marijana and her husband really do everything they can to make you feel welcome, from advice about the walking trails of Plitvice Lakes to bringing out a bowl of wild strawberries whilst we were sunbathing in the garden.

On our first night we asked if we could use the BBQ and walked to the nearby supermarket to get some supplies. When we returned Marijana offered to cook the food for us and bought it up to us on the balcony along with a couple of cold beers.

We also made use of the communal kitchen for breakfast and dinner on the second evening.

The setting itself is so peaceful and is surrounded by farmland. We enjoyed relaxing on the balcony in the evening with a couple of drinks, especially after a long day exploring Plitvice.

Room Tip: Room 4 at the front of the house has a spacious balcony

House Zupan is great valuse for the price. As already recommended in previous reviews, its cheaper to book directly with the owner Marijana (marijana.zupan@ka.t-com.hr). She is really nice and kind lady, offered us juice on our arrival - we really liked that.
Rooms are nicely furnished and clean, I believe of them all have a specious balcony as our had. The rooms doesnt have AC, however it was quite cool during our stay, so no problem for us. Wifi really string in all areas.

The only thing to complain about the room was the bathroom door - it was more like a wooden courtain which one could totally close (better to see on a pic below the review), so you privacy in the room migh suffer.

Breakfast totally worth 5€, very tasty and plenty of choice. If you can accept the bathroom door, its definitely 5 points :)

What a lovely host. She'll give you beer. She'll barbecue your food. She'll set up a game of Croatian skittles and let you meet the dogs. We had a choice of rooms and opted for one with a lovely balcony. We went out to a nearby restaurant one night and used the large kitchen space to make food on another night. It's a little far from the Lakes so we we glad to have a hire car.
