If you are a larger group, there is the possibility to rent the annex to our house (not available to others) with two extra double bedrooms and a bathroom as well as, of course, a separate kitchen and large living room. We only rent the annex to guests already staying at the Main House, so you are never sharing the grounds with strangers... A very spacious but cosy, recently refurbished, old vigneron's house (sleeps either up to six or up to 10 - see below) in the very heart of wine making country, in Puligny Montrachet, near Beaune, Burgundy. The house is very traditional, but the plumbing, the kitchen amenities and the size and comfort of the beds are not! The whole property consists of two units which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat). From Spring to Autumn (inclusive) the Main House (three double en suite bedrooms) can be rented on its own in the knowledge that you will have exclusive use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House. If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom, see the separate tab). Both were completely renovated to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)!! We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love. Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties. See the details of the accommodation below and the photos of our lovely holiday home in Burgundy. Please note that photos of the Little House are towards the bottom of the photo gallery. As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery... They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc. But this is your choice. You will be equally happy if you want to run under your own steam. The main house comprises: Three spacious double bedrooms with deeply comfortable mattresses and modern décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy. A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling. A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker. The dining table in the Main House seats 10 so that, even if you are using both houses, you will dine together. There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by. The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use. To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!). There are laundry and ironing facilities, a secure storage space for your wine, and off street parking. We have WiFi broadband and sound system and NO television! Get to know each other again instead... Or use your wireless devices to pick your own web based entertainment. The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round. The Little House... The Little House (which is not so little!) is available to rent as an addition to the main house from spring to autumn. It may be available separately in winter when the gardens will not be in use, depending on circumstances. It comprises: Two modern and spacious double bedrooms with deeply comfortable mattresses and unique décor. The rooms in this house reflect French-speaking countries, Mali, Senegal, Tunisia... A fully up to date bathroom with a spacious and powerful 'Raindance' walk-in shower. A large and airy through living/dining room with views over both our vineyard at the back, and the front terrace. A separate fully fitted modern kitchen also with views over our vineyard. What makes 10pm one of the best places to stay in the Beaune area? Comfort, conviviality and location! What makes Puligny Montrachet one of the best places to stay in Burgundy? Wine-village life, good amenities, not choc full of tourists, some of the very best wine makers in the world, access to so many other places! We have designed and created 10pm for ourselves, our family and our friends. Interaction with guestsWe do not live in France (and, if you are staying in our house, then we cannot be there!). However, Monia, who looks after '10pulignymontrachet' for us, lives in nearby Beaune and she and her family love taking care of our guests. Plus we have friends in the village who are always on hand to help. We have a great website and an extensive guest guide to help you with your planning plus making the most of your stay once you have arrived.

Gold star of VRBO rentals
Peter and Lucy were the consummate hosts with a stellar property. What other VRBO property has a 52- yes 52 page book on everything about the property as well as the best ways to experience the Montrachet region. Peter was even available to tell us what channel to use to watch the Monza F1 GP- that is service!! Their friend Pascal is an experience not to miss- you would do yourselves a real disservice to not engage him to drive you around for a day and experience every open door he can open. The property is the most well equipped VRBO we have ever stayed at and they left wine, some pain au chocolates, a fresh baguette and even a delicious birthday cake (it was my 71st birthday on our check in day). Everything about the renovation speaks to the fact that it is not a rental property but rather a beautifully built and well loved home that we travelers are fortunate to be able to share. I could go on and on, but you get the idea. I just wish every VRBO property were half as well done and represented. Thanks Peter, Lucy and Pascal!!

So Good!
Talk about Terroir!! Brilliantly positioned house overlooking a vineyard. Close to everything in Puligny Montrachet and an easy walking distance. House had everything you need for a group both indoor and on the outside terrace. Peter rang when we arrived & gave us great suggestions on what to do and where to go 👍

Great location, great hosts and well outfitted home.
This is a great place to stay in Burgundy and perfectly located. The village is very walkable with wonderful restaurants, wine tasting rooms and a boulangerie. There are so many places to visit it is hard to choose. We rented the house with two other couples and it worked out very well. The kitchen is incredibly well appointed which made cooking very enjoyable. There is a nice terrace to sit on and eat meals which was great. The village is surrounded by amazing vineyards that we loved to walk through. Beautiful views. The house is very comfortable and easy to spend time in. Peter is a fantastic host. Everything about the house was thoroughly explained and he could not have been easier to contact. This made for a very enjoyable visit for sure. We hope to return. There is so much to see and enjoy.

Lovely, Comfortable Cote d'Or House
What a lovely place to spend a week (or more). Peter and Lucy provided all the information you could possibly need or want about the house, restaurants, and the area. They responded quickly to any questions both before and during our stay. They even called to make sure our check-in went smoothly. We were fortunate to arrive on Friday so that we could go to the market in Beaune on Saturday morning to buy food to cook several nights in the house's very well-equipped kitchen. Can't get to the Beaune market? Never mind. Plenty of local boucheries, boulangeries, etc from Santenay to Beaune, as well as Carrefour nearby. And some very nice restaurants in the area. Since we were last in the Cote-d'Or 6 years ago, there has been an explosion of recreational bicyclists traversing the many vineyard roads and marked bike paths as well as along the canals. Wonderful area for leisurely rides. We didn't use the TV or other electronics, except for the internet, which worked well. Very nice to have a washer and dryer and lots of clothes lines and clothespins in the laundry area. Bring your own personal shower and shampoo products. We would definitely return to 10pm.

Beautiful place to stay
This is a wonderful house. It was incredibly well appointed and well stocked. The hosts could not have been kinder and more attentive. We loved the location and village, although it was a little sleepy.

Ein sehr ruhiger Ort zum entspannen und Wanderrungen.
Ein Sehr angenehmer aufenthalt. Die Wohnung war Super Sauber und Toll eingerichtet. Gute Kommunikation mit den Eigentümern und einfach ein und auszuschecken. Parkplatz direkt vor der Wohnung.

Perfect Burgundy get-away
Located in the heart of Burgundy in the village of Puligny-Montrachet, home of one of the most coveted white wines in the world. Close to Beaune (15 min) and Dijon (40 min). Great home for a group of 4 to 10 family or friends. 5 bedrooms, 3 with an en-suite in the main house and 2 sharing a bathroom in the small house. It is comfortably furnished with a large, well-equipped kitchen and a raised terrace to enjoy outdoor dining or a glass of Cremant de Bourgogne before dinner. Surrounded by vineyards (behind the home and across the street) and winemakers. Wine tastings, experiences and other adventures can be arranged with the wine consultant who has an office in the 'grotto' below the patio. Great wine-country get-away! Highly recommended.

We came, we left, we came back….we were to have returned year 7, but 2021 travel didn’t work for us. We almost literally held our breath until we returned to this European oasis. We love France, its people, its heritage, its culture, and the countryside. This home at 10 PM encompasses the best of all. The owners of 10 PM are the best at Vacation rentals. The home has all amenities that are beautifully appointed yet convenient and easy to use. Each bedroom has an en suite bath and is soundproof. What wonderful night sleeping on fantastic mattresses and bedding. The owners will answer all questions asked even about sightseeing and travel arrangements. The owners care and are so nice. A person must also consider engaging our guide, Pascal, who is one of our favorite people in the world. He abounds with knowledge, optimism, and all the inside tracks to an extra special experience. Surrounding villages and Puligny both offer many wine tasting opportunities. The countryside is gorgeous. We had so much fun hanging out in Beaune. Go to this home. You will love it.

About the neighbourhood
Quiet, rural, but with the bakery 345 paces away (for a shorter person!) and a fine wine bar, restaurants (two with Michelin stars) and grocers not much further. This is a wine maker's village and you can take a glass with them at about 18.00 when they finish working and are ready for their 'apero'. As well as the fine restaurants we also have a couple of really good everyday eateries including a seriously typical bistro - L'Estaminet. Go there for your Boeuf Bourguignon or baked Epoisse cheese!
Getting around
Personally we would use a car as it is just so much handier than relying on anything else. However, you can base yourselves at the house, cycle and walk to nearby villages and hire a (reasonably priced) taxi for excursions and shopping.
