My wife and i stayed at Rookseat last weekend and we found it not only extreamly friendly, spotlessly clean , and modern ,but very proffesionaly run. The breakfast was beautifuly presented. Being in the catering profession all my life, try as i might, i just could,nt find a fault it was a trully outstanding stay, and we will definetly try to visit there again. Thank you Sally and Dean.

Very well kept B&B and most friendly hosts. Best full english breakfast I ever had. Would recommend Rookseat any time! The location was rural and quiet with a pub serving good food and ales within 20 seconds walk, but no disturbing noises ever to be heard. Surely one of the best and deserves a 5 star rating!

There is no way that anyone who stays here will be disappointed. Sally and Dean are two of the nicest people you are ever likely to meet and their B&B is perfect.
The room was a great size, with lovely en-suite, and everything was immaculate. Breakfast was also amazing - but then it would be as Sally is a professional chef!
They really did go out of their way to make our break as good as it could possibly be, even lending us their brolly in case it should rain!
Next door is a great little country pub which serves delicious meals so there is no need to argue over who the nominated driver is as you only have to walk about twenty paces back to the house!
Our only disappointment was that we couldn't stay longer!

We have just returned from staying with Dean & Sally for the weekend. I can honestly say our stay was superb. There were 6 in our group and we took over all 3 rooms of Rookseat. The rooms were exceptional with all mod cons and lovely little extra touches in every room such as slippers and lovely smellies. Dean and Sally ever out of their way to make us feel welcome and were attentive to our needs. Dean even sorting out my friends tie for him on the way out to a wedding! The breakfast was amazing and Sally cooked everything we asked for to her high chef standard. The yoghurts, fruits and cereal were all wonderful and Sally even makes her own jam. The location couldn't be better with the new forest right on their doorstep. A lovely pub next door and Salisbury only 6 miles away. We would all like to thank Dean and Sally for looking after us and we highly recommend Rookseat and the place to stay!!

We have previously visited Rookseat with three lots of friends over several years everyone without exception raved about the accommodation and the great owners Dean & Sally who are very quickly valued friends to everyone. Rooms are very clean and modern with smart bathrooms and slim TV.
Next door is a great bonus of a typical country pub with excellent food if you can manage it after a great breakfast start from Dean and Sally. Make sure you book (Dean or Sally will do it for you with pleasure). The price charged is also very competitive (we do several B&B's so know a good price and B&B).
If I have one small reservation it would be the country road is a little busier in recent years and on a summers night with windows open can be slightly distracting but a small price for a lovely B&B & location at the top of the New Forest. I have no idea why I am writing this as I am making it more difficult to book for our next trip! Enjoy!
p.s They have even posted back my wifes new underwear she left behind free of charge. Amazing!

We had a wonderful stay again recently where Dean & Sally made us feel very welcome. We visited two years ago for a friends wedding and when booking our return to the new forest we knew where we were going to stay. Wish we'd stayed for longer. Dean & Sally are both extremely accomdating, from helping us find a taxi to recommending places to eat and even getting up early to cook us breakfast when we had to head back home. Thanks again, we will be back! ;-)
