Tray of tea and biscuits on our arrival after a 250 mile drive was the start of a memorable weekend. Accommodation was top class and Sara and Martin were the perfect hosts with nothing being too much trouble for them.Their friendliness and warmth of welcome makes this a B & B that makes you want to come back and for anyone looking for accommodation in this area, this is highly recommended.

Room Tip: All rooms are very good but rooms at rear of house have a view over the garden.

Excellent in every way. The hosts were very friendly and made us feel welcome from the moment we arrived with offers of tea, coffee and biscuits. The extra touches make this place special including bottled water in the bed rooms along with the usual tea and coffee making facilites, fresh flowers in the main rooms and newspapers at breakfast. The house was very clean and comfortable and the breakfast superb - better than many hotels I have stayed in. It will be my first choice of where to stay if I visit the area again.

Anyone looking for a real homely but extremely well run guest house , this is the place. The hosts Sara and Martin could not have been more hospitable and friendly, we were given a choice of beautiful large spacious rooms, which had a Georgian feel. all the rooms were very clean comfortable and tastefully decorated, my wife particularly liked the fresh flowers in the main rooms and dining areas.
Our two children shared a lovely room overlooking the beautiful walled gardens at the rear.
The breakfasts were fantastic, with a choice that I have not got in some 5 star hotels, but without doubt the stars were the hosts who could do enough to ensure our stay was excellent

Easily accessible by road or rail. Lovely couple, friendly and welcoming. Excellent room, clean and fresh, comfortable bed. All in all well worth the excellent nightly tariff, well done to them x

Lovely welcome from Sara, Martin the dogs and not forgetting Caspar the cat! Pot of tea was most welcome after our long drive. Our small double room had everything you could need - lovely smellies in the bathroom and a bottle of water and cookies on the tea tray. But the best bit was breakfast! Sara promised hers was the best in the area and ot certainly was! Our stay here just added to our weekend - a fantastic wedding at Leiston Abbey.

We booked a family room for a couple of nights at Georgian Guest House. We arrived quite late at that night, but Sara and Martin gave us a very friendly welcome, tea with cookies by the fire, as well as juice for the children. We felt really refresh after all of these, especially after we had a long drive. The rooms are very clean and spotless, the beddings and towels are crisp and fresh. Breakfasts are fantastic! My son had more than usual. The newspapers every morning in the dining room, not many B&Bs are doing this though. The library and play room is so spacious. If you want an indoor relaxing day, that is the place. will come back again!

We stayed at the Georgian for our wedding weekend on 11th June last year. We had the whole Georgian for my husband & I & our bridal party. We found and booked the Georgian long in advance & kept regular contact with Sara & had regular visits, she was brilliant in accommodating everything we wanted and needed for our big day. The rooms were beautiful, especially the 4 poster we stayed in and look amazing in our wedding photos when we were getting ready. Sara & Martin could not of been more helpful or hospitable if they tried, we felt so at home while we were there & felt like Sara & Martin were part of the family, & Tara and Jasper the resident pets! We cannot thank them both for everything they done enough in helping make our wedding weekend so wonderful with such beautiful accommodation :-)
