We were there for two nights during our recent trip to Goa. The resort is good, with two very good pools. We also found the breakfast spread to be excellent.

What we found lacking was the housekeeping:

- We were told they'll clean the rooms anytime between 9am and 6pm. Never seen that before. Rooms are always cleaned in the first half in all good hotels.

- When our room was cleaned, the staff was in a big hurry, and did it very badly. They didn't remove/replace used crockery, and left good parts of the room uncleaned.

I also think their staff can smile a bit more - they're in Goa so that shouldn't be very hard. With these small things in place, this can be a very good place to spend a few nights in.

Many thanks for taking the time out to review your stay at Haathi Mahal. I am glad you liked our resort and the facilities on offer.

We have taken note of your comments on our housekeeping team and have brought the same to the notice of the department head. However, i would like to clarify that housekeeping in a timeshare resort is a bit different from a normal hotel as the scope of room cleaning is wider due to the kitchen facilities provided and multiple rooms to prepare. It takes a team of 2 persons at least 45 minutes to prepare a 1 bedroom villa. We have a combination of 80 one and two bedroom villas and 70 hotel rooms. Hence the wide timing range.

We appreciate your other points and rest assured we will prepare a training regimen and a refresher course for our house keeping team.

At the beginning of November me and my parents stayed at this hotel for two weeks on a half board basis. On arrival we were greeted by a rather rude receptionist. She began to check us in but stopped without explanation to serve another guest. She eventually told us to go for breakfast and out bags would be waiting for us in our room. She didn't tell us where the breakfast area was and so We had to ask another member of staff.
The food was good and the" egg man " was brilliant.
On returning to the reception area our bags had not been taken to the room.
We didn't have any information packs in our rooms and so were unable to work out how to get the hot water to work. Eventually we discovered there's a switch outside the bathroom door. On talking to other guests we discovered they also didn't know about the switch and they had actually been having cold shows for nearly a week.
The meal times at the beginning of our holiday became rather stressful and so we found we were eating out a lot just to avoid going down there.
To start we were not told that the buffet was only twice a week and that the other 5 days were the al carte menu.
We actually went in on the first night of the al carte menu and thought the buffet hadn't opened yet so we left and went back later we then asked someone if there was somewhere else we eat. He told us it was from the menu.
The service was appalling! We waited nearly 20mins to have our drinks order taken and then another 20 mins to have our meal choices taken.
This was the same the following night so we decided to eat out the next night.
After mentioning the service problems to a member of staff we found there was an improvement in service
The hotel its self is lovely and very clean. The rooms are extremely large! The location is excellent!!!
By the end if the holiday my opinion of the hotel experience had improved dramatically but I'm not sure if stay there again although I know my parents would.
Saying that I feel most of the problems may have been caused by lack of training for the staff as it was at the beginning of the season.

But Overall I had a lovely holiday

I bought into the Royal Resorts group in 1999 and had steadily seen increases in my maintenance charges, with the quality in each apartment (Villa) deteriorating more and more.
The appliances and unit facilities are generally tired, dated and in some cases just plain dirty.
As I have now cancelled my membership, it is important to be aware of the standards you can expect in a villa, which has not altered since my previous visit here in 2009.
This years complaints in brief though not exhaustive;
Dirty patio furniture
Outside light filthy with a vast collection of dead insects inside
Rat droppings on patio
Pen scribble on internal walls
From date of arrival a recurring blocked toilet, six callouts over a week to resolve it
Broken telephone again six callouts to fix
Grease laden kitchen window ledge
Mould in kitchen on wall
Mould in bathroom
Dirty greasy guest handbook
Dripping air con over bed.
Though in fairness some of these issues were resolved but only with the direct intervention of the director of resort operations in India, who clearly has a network of subordinate managers and supervisors who lack basic managerial acumen and leadership qualities one would expect.
It is incumbent for the managers to do the room standard checks before handover is complete, not to rely on guests arriving and then reporting the issues. It is their job!
The venue is ideally located in superb grounds which are reasonably well maintained though uneven paving around the pool has not been rectified, again why has a manager not bothered to see or to report it, let alone isolate the area?
With enough pools to satisfy every age group and a very well equipped gym this venue has good facilities unfortunately overlooked by poor managers.
When visiting, guests really should visit the on site restaurant Casa Lisboa which has improved in the range and quality available, it is second to none in the area, the chefs and waiting staff are very helpful and courteous.
Jamaica Inn attached to the complex is a mock up of a traditional English pub run by a very able barman and a new clearly highly motivated "Landlord" who has introduced the Sunday Carvery menu at Rupees 600.00 or at todays rates £6.00 per head, which really is cheap when the quality and range is as exceptional as this. Both the restaurant and Jamaica Inn are open to non guests so do make the effort, you won't be disappointed.
The young men who clean the rooms do a very good job with a cheery dispositions and a willingness to please, but are clearly lacking in effective management.
With the standard of the care and attention I have mentioned I am aware of other guests experiencing the same or similar issues, so if you are coming from another timeshare company, do not expect the same standards you are probably used to, you will be disappointed.
In conclusion of this review the General Manager here is clearly now addressing issues that have been raised but again it should not be guests having to do his staffs bidding. Where are the managers hiding?

Thank you for taking the time out to write an exhaustive review and the special effort with the photographs etc.

At the outset, please accept my sincere apologies for the trouble you went through while staying with us. Unfortunately, we could not meet as i was away.

As you will know, the resort is undergoing renovations these last 2 years. Unfortunately, you got one of the non-refurbished rooms. You will appreciate that Goa being a year round destination we do not get enough time to carry out renovations extensively. So we take up small areas to work upon and get the resort running.

But all the same i am not making any excuses for the problems faced by you. I have taken this up very strongly with the concerned heads of department and stressed that we cannot have reviews like these to spoil an otherwise good record.

It was a five day break in Goa and we stayed with family and friends in two apartment blocks. The location of the resort is very good, away from the crowd as seen in north Goa. It is located at Cavelossim beach- a very peaceful, small place, some 15km drive from margao railway station. For three families in our group, we had one unit with 2 bedrooms and other with one in the same block/apartment. The larger unit was with fully functional kitchen –complete with oven, Gas and all utensils where the whole group enjoyed making breakfast and snacks. It was more cooking together and sharing burnt toast rather than ordering room service and wait. For the kids and all other too, the pool remained a first choice of spending lots of time – playing and savouring sandwiches at the poolside. The resort is in fact have many interesting and fun filled options like gym, spa, reading room, play/Game area, dance floor, bar etc. - that all of us kept ourselves fully indulged and spoilt during our long stay. The staffs were very helpful and co-operative in making our stay a memorable and enjoyable. At evening time, it was a great fun to walk down to a very beautiful Cavelossim beach and have fun on the beach and in the sea. The beach is not much crowded and is very clean. The food at their ‘Casa Lisboa’ restaurant is very reasonably priced and very good. (Do not look out for any alternatives in the neighbourhood; they are waste only except a BK’s ice-cream parlour).

Myself,wife and grown up daughter went to Hathi Mahal at the begining of November,we usually stay at Donna Sylvia but we fancied a change.It was start of the season so it was pretty quiet but as it was Divali so was popular with Indians which made it all the more interesting.we got there early morning and were shown to 2 huge adjoining rooms,very well appointed with flat screen tv and huge shower room.the balcony overlooked the taxi rank but that was not a problem as we could,nt hear a thing and after a couple of days we were on first name terms with the drivers, A bit confusing at first as i believe there should of been a welcome pack in the room advising us of meal times,pool times,facilities,ect.but after a day or two everything fell into place.lovely hotel.spotlessy clean and the staff are so friendly and polite. Big thanks to Francis and all his staff in the restaraunt, All in all a very good hotel in a good location.we are returning in March.

We had a wonderful stay at the Haathi Mahal in January of this year. We decided to rebook for January next year...............................
We have recently booked a Holiday through Cosmos Holidays staying at the Haathi Mahal.
The Hotel Rooms shown on the Cosmos Website are not standard rooms. They are the Deluxe Rooms which cost a lot more.
Cosmos are misleading Travellers into booking with them and believing that these are the room types they will be accommodating. It is only when you arrive at the Hotel that the older rooms are allocated which are in need of refurbishment. Saying this the rooms are comfortable, in the main tidy and packed with facilities,
We have taken this matter up with Cosmos and have been told we have been given what we paid for. They deny misleading in their advertisement and state that Customers should not make assumptions regarding what rooms they will be given and should make their own enquiries. They further state that you should ask any questions and ensure you have facts in writing.
We have suggested they post a comment by the side of the picture of the room stating which type it is, or at least show pictures of both room types. Clearly they will not want to do this as it will deter bookings.
Thomas Cook offer the same Holidays at the Haathi Mahal (price matched) and they use the Deluxe Rooms.
Cosmos have agreed to cancel our booking at a cost of 30 - 50% if we don't make a decision over the weekend. I will not be rushed, and am convinced I have a case against them.
The British Association Of Travel Agents are now dealing with our complaint.
Cosmos have refused to speak with management at the Haathi Mahal to try and resolve this issue. They have stated that the Hotel provide the pictures of rooms and should therefore sort this matter.
I remain, upset, frustrated and disgusted.
Be Warned - Avoid Cosmos

I wish to clarify that we have given rates of both deluxe as well as standard/superior. The deluxe rooms come at a premium of US$25 per night and there are no complimentary upgrades. The pictures shown on the website are wrong and we have asked to replace them. Pictures of both deluxe as well as standard was given. We will take this up with them.

The hotel is well situated near the beach. I wouldn't call it luxurious, but we got our room at a good price. Although we arrived well before check-in time, we got our room without any hassles. The beach is quite close by as are the stores to pick up your own groceries. The hotel has a bazaar too with limited items. Although there were a few items that could've been better, the staff were more than happy to oblige us with sharper knives, hand towels, tea and coffee, extra sheets etc. whenever we needed them. I did feel that these things could've been taken care of proactively by some simple observation their part. The internet was a bit flaky.The room size is good. We did get hit up for their presentation, but were able to avoid it easily. Overall it was a very enjoyable stay.
