We booked 2 Standard comfort rooms and were pleased to find the hotel was small, tidy and pleasant. We would definitely recommend it for anybody who is undertaking the golden ring trip.

Positives: Room was reasonably spacious, clean, WIFI worked well, and they let us check in early. Breakfast was ok, dinner in the restaurant was ok.

However, it felt like Hotel Selivanov had no respect for their guests. We stayed there one night, and there was a party there that night. Our room was directly above the dining room, where the party was held, and the music was so loud our floor was vibrating. Front desk didn't speak English and our Russian was not good enough to ask to move rooms. The music stopped at 11pm, and we thought we might be able to get to sleep. However, the party guests came up to our floor and spent 45 mins outside shouting at each other and slamming doors. This stopped at midnight. We were woken a bit after 7am by them leaving their rooms, again talking loudly in the corridor and slamming doors. Someone knocked on our door, and said nothing when we asked what they wanted (without opening the door). They then went to the front desk and rang up to our room, just hanging up when we answered.
Why does it get one star? At no point did we feel that the hotel staff a) had the party turn their music down, b) asked the guests in the corridor (at the top of the staircase from the front desk, so I'm sure they could hear) to keep it down or c) thought to tell the guest not to call up to a random guest.
Honestly, we were just happy to leave and get a good nights' sleep at the next place. Rostov in general did not seem to have very nice food or a comfortable vibe. I would recommend stopping to have a look at the Kremlin and then continue on to Yaroslavl rather than staying in Rostov, if you have a choice.

Room tip: If you HAVE to stay there, go top floor.

I stayed here recently with a tour group. It's clean and cozy. And it's short, few block walk into town. The breakfast was only mediocre though and the water jug ran out in the morning, but they did have water for purchase.

in general our stay was ok (except for food which was awful) but we got much less than expected and looks like it was overpriced (for this area I suppose). We booked this hotel because of location - not far from the castle but in a quiet area and also for its historical building. Location was fine indeed but the building decoration looked gaudy both inside and outside. Instead of historical pieces they put funky paintings which myself would prevent from spotting by kids. The room was fine - clean and spacious (esp bathroom) but no cot bed for kid offered. And it has become cold at night as the temperature outside dropped - we had to use the heater provided. But all this are minor details - the main thing should be avoided there - the restaurant. I'm a frequent traveler and cant remember such a poor level of food and service for years. Honestly, I felt fed better in tiny Asian villages in the middle of nowhere or at worker's canteen. First, hotel guests are not served in the restaurant while the tourist groups are coming. We thought we were lucky to get a table in the adjacent cafe but that was a bad luck. While barely 20pc of listed dishes were available, even these tasted awful - the soup seemed to be cooked quite a few days ago, so were the salads. pelmeni's were ok however. But it took them more than 1 hour to serve this very basic food. Never, never again! But after this horrible lunch experience we took a nice stroll across the city and found more convenient place for dinner - not far from Selivanov. Next day myself also hazarded to come down for breakfast (my wife didn't) and it appeared to be better despite poor buffet choice espresso cafe was offered for free.

Sure if you look closely you will be able to find some weak points, but for the price the hotel offers exemplary service and accomodation. Central location in Rostov, good restaurant, renovated rooms & very amicable service. The rooms have fridge, free Wi-Fi and flat-screen TV. The heating is operating very well, which is really important in winter. Selivanov to my mind is a solid choice and the price is so right.
