“Great mini break”

Long weekend mini break at the Briar Dene. Lovely place to stay, even in a cold November.!. Welcoming and friendly. Staff couldn't do enough to make one comfortable. Clean, hospitable, good food and value for money. Recommend this small hotel to single travellers and families alike.

Stayed for one Saturday night, breakfast was amazing, room was nice and everywhere was spotless. Much better than anywhere in Blackpool, so our annual trip to see the lights will now be staying here and taking the short tram ride into Blackpool.

Lovely staff.Clean everywhere.Lovely brekkie.Somewhere to park.Good distance to Blackpool.Much better than I expected and better than staying in Blackpool as tram stop is nearby.The room wasn't the biggest but certainly not the smallest I've ever stayed in.Everything you could need was there.

This is a great seaside hotel, far exceeds what you expect and the food is absolutely lovely.
The staff are so helpful and friendly it really helps make your stay enjoyable. We were seeing a show in Blackpool so just took the short tram ride - no need to move the car which was great. Would stay here again without hesitation if in the area.

Just what i needed, 'peace of mind'.
The owners and staff are so helpful. When i needed some information at the reception desk to deal with some business, they went out of their way to obtain what i needed, off the internet.
My bedroom, the dining area, bar and the t.v. lounge were all spacious and extremely clean. Plenty of variety at breakfast and lots of it.
You would be insane not to stay here.
Location is brilliant, as it's 5 mins walk to Cleveleys centre and there is a bus stop outside hotel to Blackpool. A short walk as well for trams to Blackpool and Fleetwood.

This hotel is better than average and perhaps more than you think you may get.
The food was so good, we decided to eat here both nights - Really top notch and better than what is served in other 4 star hotels. Wine good quality and very reasonably priced.

The only slight disdadvantage was not having a bath however, having stayed in rooms with 2 twin beds before (travelling with mother) you usually end up with the smaller rooms and hence tiny bathrooms so this is not a unique problem

We stayed at this B&B 7th September 2013, on arrival it seemed nice, parking was allocated outside and to the side but having a lampost located behind the spaces it was very difficult to park,

We booked in at reception the lady was very friendly and helpful we went to our room, it was ok size,although the cleanliness was questionable, hadn't been hoovered by the windows and dust was on top of fixtures, the en suite was big and clean, we didnt eat in the restaurant so can't comment on the food, we came back to the B&B around 10.30pm and there was an american guy in the room next door to us who, from 10.30pm until way after midnight was talking in a loud voice to someone (ie friend, colleague) ?? we eventually fell asleep, until 3am when he was talking again in a loud voice to someone on the phone, at 4.10am we had had enough so went to call down to the emergency reception number 250 and our room phone didn't work !!! so we called the hotel number from our mobile phone and a chap answered we explained the situation in a polite manner and to his credit he phoned through to the american guys room and he did soon shut up.

When we checked out at around 10.15am the next morning, no one was on reception to complain to just a box to put our room key in, so we couldnt sound off about the situation.

In conclusion even though who the B&B has as guests is not their fault and they did sort the problem out in a timely and effective manner the walls were far too thin and need a look at investing in sound proofing, also we came back from our weekend away feeling tired, grumpy, frustrated and wasting £64 a bloomin waste of time.
