A warm welcome, a quiet room and good breakfast more than made up for slightly shabby decor that lacked any personality. Tea & coffee, but no hot chocolate or biscuits :( Tissues but no alarm clock and only a bedside table on one side of the double bed. However, all the essentials were there and it was good value and more than adequate for the odd night.

Stayed here a few times while working in the area. Good b&b and very affordable. Own separate entrance, clean and welcoming. Quiet at night and always had good nights sleep. A good choice of breakfast.

I stayed here for the Download Festival - it's quite difficult to find accommodation and this is a bit further out than preferred, but in the end it turned out to be quite perfect.

The four of us were staying in two rooms and arrived mid-morning. We were allowed to check in early which is always a plus, and caught a taxi to Donington Park and back each morning and evening of the festival.

The breakfast, which we could choose from a menu, was wonderful and set us up for the long days ahead.

I had absolutely no problems with Broadlawns and have already booked accommodation again for next year's Download. The location in relation to Donington isn't ideal - about half an hour each way - but when you factor in cab fares it still ends up being less expensive than some of the other closer options.

We stayed here for a stop over from Somerset up to Yorkshire to break up the journey because my husband had stayed here through work previously so we knew it was clean and good value for money. Although we had had email communication with Jeff James, he didn't appear to be expecting us when we arrived at 10pm however this was not an issue at all and he could not do enough for us. Spacious quiet bedroom, good shower, lots of parking, a lovely breakfast and warm hospitality for a very good price. What more could one want from a 'stop over' B & B?!

I recently stayed here when I attended Dreamscape Get Smashed Part 2 at the local Emporium niteclub at the end of May! The owners were very friendly and accommodating. The room was very clean and comfortable, plenty of tea and coffee. Good bathroom with shower and a TV in the room too. Breakfast was excellent, well cooked Full English and plenty of it, the perfect cure when you've been smashing it in a rave all nite til 6am! The guesthouse is a 5 minute walk from the centre and just over the road from Coalville Park, so good location too and very handy if you're ever raving at the Emporium. On the Sunday after the rave I needed to sleep in during the day, this meant when the lady came in to clean the room about 2pm I was still in bed haha but she was totally cool about it and said she would come back later! I paid £72 for a two night stay, I would definitely stay here again!

Decor was cheap but clean and functional, had a quiet and comfortable night's stay, spacious room, all the facilities we needed. Breakfast was standard fare but good. Nothing special but good value for money.
