This villa is conveniently located along the main streets of south coast, before Hikkaduwa, and there is absolutely no problem hailing a tuk tuk or taxi from the streets once you step out of the building! We had a late arrival and were comforted to find Nalinda awaiting at the entrance! The rooms are clean and homely. There are two rooms and a living room in the apartmenta, along with a kitchen and dining space. There is also a sideview of the beach and you can get a good view of the surrounding area from the portico! It also had some amazing movies within 1 of the rooms. We cooked our food in the kitchen during the night and Nalinda offered very good Sri Lankan breakfast in the mornings. He also took us for shopping groceries etc for our cooking and also was kind enough to give us a lift on the morning of our departure.

The quite beach is a stone's throw away from villa (across the street).

Nalinda and his staff were very well behaved, courteous and well spoken.

Thank you Nalinda for an amazing experience! Our 1st time experience in Sri Lanka has indeed been very memorable and your contribution in this is huge!!

We will see you again, soon!!!

We stayed in the 2 bed apartment with friends for 3 nights recently. From the below reviews, the website and price, we were expecting a luxury villa right on a beatuiful beach. However, the apartment was no where near as nice as the pictures implied. It is in the annex of the owners house with no real privacy as stairs lead up from their living area. The beach was across the busy main road... Once across road you go have to walk though local houses to reach a small bay lined with rubbish. You can't swim there in the off season as too rough. The reviews below regarding the owners: Yes, they are friendly & accomodating but the offered rides to town etc do come at a price on your bill at the end. Food amazing? We only had breakfast but was far from amazing.
All in all...the apartment is fine but is not right on the beach and far from restuarants etc. The rates are inflated.

This couple recently shared two bedroom apartment with another couple (friends of them ) and try to highlight so many negative things far from the truth which need to be corrected.

Firstly this couple stayed only one night and not 3 nights. and paid half of the apartment rent USD 35.(inclusive of tax and service charges)

I'm not saying we do have 5 star hotel facilities. However we do maintain the standards real value for money for the price we charge.

We have taken necessary measures to ensure guest privacy which we think really important. There is separate entrance to the two bedroom apartment and guest will be given the keys when they check in. so no need to walk though the living area.

Yes beach is across the road 2 minutes walk from the Villa. However it is a really nice beach and not a bay with rubbish. We cannot recommend to swim in the sea in rough season not only at Balapitiya any where in south coast this time of the year. However entire thing will change in another one month's time, when the season begins.

This couple only had one meal (full English breakfast) from us for their one night stay and it is unfair to comment on our foods.

For transportation we do charge standard prices for eg; USD 75 for airport pick up and transfer via luxury van and informed to guest well in advance, guest do have choice between they need the service from us or somewhere else.

Finally I want to mention this couple bargain for everything during their one night stay which we were not been able to offer and taken it personally by writing such a review on Tripadvisor.

Nalinda - the host at Villa Balapitiya is one of a kind. He picked us up from the airport and from then on took care of our every whim and fancy. We were visiting Sri Lanka over New Year's Eve and he was happy to drive us to places that we needed to get to. The food at the villa is incredible - freshly prepared by the house cook who has been with the family for many years. The 2 bedroom villa is cozy, clean and comfortable. The beach is right across the street and if you walk down a little bit you can find a nice cove to swim in. The hospitality at Villa Balapitiya is what made our stay exceptional. The villa is not luxurious but gives you fantastic value for money. I strongly recommend it!

A good break from the busy schedule. Our stay was in the 2 bedroom Villa. Nalinda, the host was friendly and polite. The food was good and tasty. The place was clean and tidy. The dampening factor was the bad weather in the night, that made us a bit uncomfortable with no power and the A/C not functioning that made our sleep a bit restless. Otherwise it is a nice and calm place to relax.

I just needed an escape from my professional life wich awefully drained my energy. you know what i mean. although Sri Lanka is best to chill allround, i didn't think much about a special place, just found Villa Balapitya with a good package. from the begenning the communication and customer support was simply amazing which i think more important. my host and the Managing director Mr Nalinda was so easygoing and was so helpfull with tips and advices which saved a lot of my time. about the place, the Villa was spacious and equipped with all modern facilities and tidy allround, so quiet and peacefull which i needed,food is fresh and great here, tried some local food too, spicy and delicous, the beach is just in front of the Villa across the main road to Galle, this sandy beach is tidy and not much crouded ideal if you need undisturbed, felt like myprivate beach. it was a good base for me i could travel so easily to many of the attractions, the Sea turtle sanctuary was great, i also took the boat trip of "Madu" river was amazing, great scenery, birds, fishermen, trees ideal for nature photography. hired a scooter from villa, and was so fun to ride around and people are friendly and helpful,relaxed here, spent a quality time and would love to be there soon.Highly recommended to anyone who needs a good place to relax . and thanks Nalinda..

It was a great time we had at Villa Balapitiya Beach and the host Nalinda was friendly and helpful from the time of confirmation to the time we checked out. We occupied the A/C room and it was equipped with a TV and a DVD player. The apartment has a fully equipped kitchen area and a balcony with a hammock, which was great for afternoon/evening relaxing with the sea breeze coning through the coconut garden towards the front.

There is a natural pool at the beach which is great for kids - even though the rest of the area is rocky. The food supplied was great and Nalinda was prompt to check everything beforehand and prepare the meals according to what we liked.

It was a really good place to have a break and relax with my family and I think it would be a great place for friends and even couples.

I spent 2 nights here in a 2 bedroomed apartment which was an annexe of the main Colonial Dutch house dating back to 1901. Wonderful and spacious, both bedrooms were spotlessly clean with ceiling fans and T.V. One bedroom also had A/C. The living/kitchen area was also very spacious with a huge outside balcony with chairs and a hammock overlooking the large garden and some views of the sea. We ordered breakfast each day, which was brought upto our room by Nalinda and his family.... nothing was too much trouble for them!! And what a breakfast! Full English, as I've been away from home for so long and fancied a treat! We also had a wonderful meal one night, cooked by their chef.... delicious. Nalinda also organised a wonderful 2 hour boat ride for us on the Balapitiya River. 2500 rupees each and highly recommended. A great guesthouse...I hope to return some day.
