The holiday cottage is situated overlooking the moat of Newtimber Place, a beautiful 17th Century manor house within the South Downs National Park. It has extensive views of the Downs and is in a rural location, yet is within easy reach of Brighton and Hove (8 miles). Children and Walkers welcome. The cottage sleeps 4 in 2 bedrooms - one king and one twin. The cottage is on one level with underfloor heating, the heat being drawn from the adjoining field by a heat pump. The cottage shares a garden with the adjoining holiday cottage. Each has its own table and chairs under a pegoda. The garden is fenced, but small children would have to be supervised as there is deep water the other side of the fence. It was been awarded 4 Star Gold by the AA in 2021. The cottage was originally the carpenter's workshop.The master bedroom has an ensuite shower room and toilet; the twin bedroom has ensuite bathroom with a shower over the bath. There is a fully fitted kitchen with the usual appliances including freezer, microwave, washer/dryer machine and dishwasher. There is parking for 2 cars and 2 cycle-racks (not covered). An EV charger is available for charging EV cars but there is a charge for units used due to high electric charges.

Great place to stay
We stayed for 10 days and were thrilled with the accomodation, easy to get everywhere from here and Andrew is a great host, fixed any problems we had while staying there. We would definitely recommend this property to anyone and hope to have a return visit in the not too distant future.

Great place
Wonderful location, first class accommodation, very well equipped. The only problem we had, with the wifi, was put right very quickly.

Beautiful cottage in quiet location
Three of us stayed in this excellently equipped cottage that sits in a beautiful quiet location. The fixtures and fittings are all good quality and includes all the usual features you would expect to find and a lot that you wouldn't! The tasty homemade cake and homemade jams were a very nice touch. The only drawback for some may be the distance to walk to any facility such as shop or oub. You will need a car but that is the only negative (for some) to this beautiful cottage.

As you would hope, and a little more
Stayed four nights with my elderly mother early in a very cold January. I hoped it would, for her, be warm. It was. The details provided were accurate, the cottage was comfortable, all on one level, refurbished to a good standard. All that you would expect was provided, incl wifi. But delightful extras were also provided, the home-made ones being particularly appreciated. The area is quiet and attractive. The owners were reassuringly nearby, but unobtrusive. When I plan to head south to stay with mum again, the first places that I shall check for availability are 1 and 2 Moatside Cottages.

Perfect Place
We have just returned from a 4 night stay in this idyllic place. The cottage was exceptional and I can't think of one thing that they have neglected to add to the contents of the cottage. Sparkling clean, lovely friendly people and the extra touches of bread, milk, butter, home made cake and various teas was a welcome sight after a 6 hour drive. I highly recommend the cottages and hope to return.

Great value, superb self catering holiday cottage
This was a really fantastic cottage. 2 en suite bedrooms. Renovated to a high standard. The customer service whilst I was making the booking was great and remained patient and helpful while I changed my mind over dates several times! The garden is really pretty and a great outdoor space. The surrounding walks were lovely. The kitchen was fully supplied with more than is usual in a holiday cottage. The owners provide milk, tea, coffee, butter, bread, home made jam and honey and a cake on arrival.

Bit confused about all the really positive reviews about this cottage. It was perfectly fine but nothing special. We had a few problems with things not working or being quite right. The garden area is shared so there is no privacy which isn't ideal but it's a nice space. The customer service was really poor and not at the level I would have expected given the other reviews. I wouldn't stay again but the location is good so 50/50 as to whether I would recommend.

We are sorry that we were away during your stay and one of our regular guests had checked themselves into your cottage by mistake instead of the adjoining cottage they'd actually booked. This was a most unusual situation and certainly would not have happened if we had been around. We do hear what you have to say and regret that your experience was not the norm.

Perfect Cottage, Ideal for walkers
Our family enjoyed this excellent cottage in a quiet location which is ideal for walkers or cyclists. The cottage was clean , comfortable and had everything you would want and more. We especially enjoyed the cake and watching the ducklings in the moat. It is close to Brighton but also ideally situated for country walks. We had a lovely meal at the Royal Oak Pub after a walk to Wolstonbury Hill with views over the South Downs. With the Bluebell Steam Railway and National trust gardens close the weekend just was not long enough.

Lovely cottage in a wonderful location ....
My family and I stayed here in June 2013 after searching for a holiday cottage near to Brighton. This cottage did not disappoint and far exceded our expectations. We stayed with our two young children (both under two) as we just wanted a quiet relaxing holiday where the children could play in the garden (under close supervision). No. 1 Moatside certainly provided this for us with the added bonus of being able to go for long, lazy walks admiring the local scenery. The cottage itself was immaculate, often when we stay in holiday cottages there's usually something that isn't as clean as you'd like. But with this property I would struggle to say that anything was not up to scratch. The property itself has been renovated to a high standard, the furniture was of a good quality (no Ikea in site) and the cleanlines was second to none. All this with the added bonus that central Brighton is only 15 mins drive away. The best of both worlds, great night life, great shopping yet quiet and tranquil on your return to the cottage. On top of the pure quality and location of the cottage I particulary liked the fact that upon arrival there was tea, coffee, sugar, condiments, washing up liquid and tablets for the dishwasher etc. The owners had also put a fresh pint of milk in the fridge alongside some bread and butter. And that's not mentioning the homebaked cake as I know this has been mentioned in other reviews (it was lovely thank you). To me, having these small extra on hand upon arrival makes all the difference when staying in a holiday rental and I really can't see why more owners don't do the same. Overall I couldn't recommend this cottage enough, it was perfect for our visit and with family living close by I would definitely say that we'll be back again soon. When initially searching for a cottage in the Brighton area, we did feel that the weekly rental was a little more expensive than some other properties. However, upon arriving at the cottage this little fact complety disappeared from our minds and we both agreed that it was well and truely worth the little extra.

Excellent cottage and location
This is a brilliant cottage in a superb location. It's well equipped, has parking and a shared private drive from the end of the public road. You will need a car, but then this will give you great freedom to travel around the countryside and visit the numerous towns and beauty spots. Andrew Clay's details on how to reach the property and very helpful, and there are comprehensive dossiers on the cottage, equipment and the environs.
