The setting is rural but Norwich, the Norfolk Broads, sandy beaches and East Ruston Old Vicarage Gardens are all within easy reach by car. If walking is your thing, there are country walks nearby (Weavers' Way), or alternatively the Norfolk Coast Path, not to mention the many public footpaths that crisscross the surrounding fields (larks are often heard singing above the fields). The location is not served by public transport, therefore a car is essential for your trip. Nearest shops are in Stalham (Tesco, Cawdrons Butchers, Post Office), also Boundary Farm (farm produce) at Sea Palling.
Visitors will find a comfortable and well equipped holiday home, where they can get away from the hustle and bustle of their daily lives and take a chance to relax. The property is heated by air-source heat pump (no gas is supplied to the property).
WiFi has been upgraded to Full Fibre so superfast connection to the Internet and fire stick for streaming programmes etc on the TV.
Local pubs include The Star at Lessingham, The Swan at Ingham and The Lighthouse Inn, Walcott plus Broadland Fish & Chips in Stalham and Oasis 2 (curry) are well worth a try.
If you fancy a day out there is much to see and do in Norwich and Cromer, seals at Horsey Gap plus heaps more (check individual websites for opening hours/restrictions due to COVID-19).
Please note we do not allow dogs or smoking at the property (this helps our guests who suffer from allergies).

Spacious accommodation in a quiet location ideal for our needs.
With Sally's directions we found Grove House Stables quite easily, tucked away off the main road in a very rural spot ideal for the visits we planned to make. The living room, kitchen and bedroom on the ground floor are all quite spacious, with a second bedroom upstairs. Everything was very clean and what was provided met all our needs. There is a large garden too, sheltered by trees, and if we come again we will take more advantage of it and perhaps invite friends to eat alfresco.

Great place to stay
Friendly welcome to a spacious accommodation with a quiet location well placed for both the coast and the Norfolk Broads. Enjoyed the private garden to the rear, and views of a barn owl each evening flying into the neighbouring barn.
The Stables is well equipped and clean, ideal for those seeking a quieter holiday. Just 4 miles from Stalham for the nearest shops, and well located for walks, cycling, etc. Would happily visit again!

Idyllic Norfolk Cottage
This is a great place to stay and explore Norfolk or just chill in a delightful private setting. The cottage is clean and spacious with everything you need for a warm and comfortable stay. The hosts, Sally and David are friendly and helpful whilst giving guests their own space.Highly recommended.

Comfortable accommodation in great location
Spacious and comfortable annex to the owners' house with its own private garden area. Quiet and secluded location but with easy access to wonderful beaches nearby including Happisburgh, Walcott and Horsey Gap. Norfolk Broads are also on the doorstep, perfect base for exploring these fascinating and beautiful waterways with plenty of options nearby for hiring boats/canoes. We ate at the Star at Lessingham which has excellent food and beer. Don't miss the nearby East Ruston Vicarage Gardens - an amazing and inspiring place for plant and flower lovers. The owners are friendly and helpful and happy to give recommendations on places to visit and eat out.

Tranquil hideaway in North Norfolk; peaceful, spacious and delightful.
Grove Stables is completely self-contained, really well equipped and in a peaceful, tranquil location. Sally and David welcomed us, showed us around and were then completely unobtrusive(but on hand if we'd needed anything). The ground floor accommodation was perfect for my fairly elderly parents, whilst our first room bedroom(with super ensuite shower room) was cosy and comfy. The underfloor heating is great for a wintry stay and the whole place was clean, tidy and well appointed. it was also extremely good value for money. It's set in lovely grounds and whilst we didn't make use of the private patio area, I'm sure that would be delightful in good weather. It's really close to the North Norfolk coast, and whilst we wouldn't rush to revisit Cromer, little gems such as Weybourne(super pub...The Ship) and Wells by the Sea are delightful.
Seeing the hundreds of seals and their newly born pups at a nearby beach was magical!

Lovely cottage in peaceful location
This is the perfect location for exploring the Norfolk coast, Broads and Norwich. Sally and David were excellent hosts and gave us a warm welcome - including treats on arrival - and were always available if we needed anything. The accommodation is very light, clean and modern with a well equipped kitchen and very comfortable beds. The cottage has a lovely little garden and we also had access to the more extensive grounds of Grove House. We had booked for only a three night break, but would have loved to have stayed longer.

Home from home
Our second visit to Grove Stables and it won't be our last!
Anytime of year is lovely at Grove Stables but summer definitely comes out on top as you can make the most of the beautiful surroundings. Sally and David have large beautifully kept grounds around the stables, so peaceful when sitting outside first thing in the morning with your cuppa listening to the birds.There are many beaches nearby and they are near enough for you to visit a different one everyday.
There is a large Tesco not far from the site so getting your groceries is very easy. There is also a lovely little fish and chip shop in the town of Stalham just a short drive away.
We will definitely be going back.

The lounge furniture, beds and bedding are so comfortable you feel you're in your own home.
Sally and David are a lovely couple and they are very welcoming even leaving welcoming gifts upon your arrival.
As always Grove Stables is spotlessly clean.
Wether you're after a long or short stay you definitely won't be disappointed.

Friendly, cosy and comfortable
Enjoyed a short break with friendly hosts in clean, cosy and comfortable accommodation. Nice touch to supply croissants and strawberries & cream. Having two en suite bedrooms was a luxury we all enjoyed. Highly recommended.

Please note: If the postcode is not recognised by your satnav - try NR12 9JD which will get you to School Road (adjacent to Back Lane - see below).
Access from the South via A11, then on the A47 (towards Great Yarmouth), then onto the new NNDR/Broadland Northway; A1270 road, onto the A1151 through Wroxham. The A1151 becomes the A149 just south of Wayford. Continue on this road towards Stalham then take the B1159 just before Stalham towards Walcott and Happisburgh (left again at the T junction). At the crossroads with School Road and Vicarage Road, turn left onto School Road (signposted for East Ruston, Honing).
Take the first left after approximately 1 mile onto Back Lane leading to Church Road; and follow the road to the left around the corner. Turn left onto the gravel driveway signposted Grove House & Grove Stables; Grove Stables is situated behind Grove House.
