The Hayloft at the Manor House Stables is spacious yet cosy and provides a lovely romantic retreat. We restored the Grade II Listed stables in 2008 using eco-friendly materials and traditional methods. Natural insulation, cast iron radiators and a wood burning stove mean that the accommodation is lovely and warm throughout the winter. The Hayloft is a perfect retreat for two but there is sleeping space for 2 more in an unusual box bed in the living area (both adults and children love it!). Other features include a luxury bathroom with a copper spa bath and a shower and small sauna. There is a Rangemaster cooker in the well-equipped kitchen and a very unusual wooden fridge! We aim to provide a special stay for our guests - from fresh flowers, a welcome hamper, vegetables from the garden (or local shop), a loaf of bread, sausages, wine, chocolates, luxury toiletries and much more. The Manor House Stables is ideally located in the heart of rural LIncolnshire within driving distance of the Wolds, Coast and Fens. The historic city of LIncoln is only half an hour's drive away and the lovely Edwardian town of Woodhall Spa is just 4 miles away. The Stables is situated at the edge of the small village of Martin which has a pub (which serves food). Another great pub/restaurant is just in our next village of Timberland which is walkable in just 20 - 25 minutes. The nearest restaurant town is Woodhall Spa where you will find shops, tearooms, restaurants, Tourist Information Centre, a lovely little 'Cottage Museum' and a wealth of history ranging from the unique Petwood Hotel to the iconic 'Kinema in the Woods' - an old-fashioned cinema showing up-to- date films. Woodhall was an famous for its Spa in Victorian and Edwardian times and then became an important centre in the 2nd World War as the Petwood became the Officer's Mess for the now famous 'Dambusters'.

Four night break, enjoyed visiting g Lincoln snd the Wolds.
Beautiful conversion,very tasteful details.Very comfortable,all you need to hand. Rather special copper bath with bubbles Enjoyed sitting in the private garden too.. Hosts very helpful.

We stayed at the Manor House Stables in the Hayloft. What could I say about this place that would do it justice, I’m not sure where to start? The owner, Sherry, prepared the room prior to our arrival which saw the central heating taking any chill from the rooms and a roaring wood burner to add to the ambiance. As part of the warm welcome Sherry provided some much-appreciated milk, butter, bread and a beautiful basket full of things like plum bread, jam, biscuits together with a lovely bottle of wine. There is a very comprehensive visitor’s book which the owner has lovingly put together which describes things to do in the area, where to eat, what to see, unique places to go, local markets and events. The Hayloft feels very much like a personal home and has been designed to perfection. The place includes a sitting room, a very well-equipped kitchen, comfortable bedrooms, a bathroom which boasts a huge copper rolled top jacuzzi type bath and a large shower. The Hayloft also has a private outside garden patio. The outside area included a small BBQ, cooking utensils, plastic plates and glasses. Everything about this place is tastefully done and to a very high standard. It is exceptionally clean and tidy. This place is gorgeous with so much attention to detail, I don’t believe the photo’s do it justice. The Hayloft is so spacious, beautiful, warm, idyllic, comfortable and was the ideal place to stay. The owners are very friendly and welcoming - nice people who live next door and made sure we had everything we needed. All the little touches make this a beautiful place to stay, we loved it so much we could live there. We can't wait to return.

Perfect welcoming, cosy New Year break
What a wonderful 3 night stay in the Hayloft to see in the New Year! Irvin greeted us and took his time to show us round the place as well as give us recommendations for where to visit in the local area. Sherry had already provided us with lots of info too so we were spoilt for choice and well informed! The Hayloft has been beautifully constructed and it was interesting to see the photo book of the construction through its phases. Full equipped kitchen, with lovely welcome hamper of tea, milk, Christmas cake, chocolates and liqueur were most kind. We cooked a few times and had everything we needed. The sofa is very comfy as well as the bed. I am in awe of the box bed which we didn't sleep in but have definately decided to construct in our own house one day!! I imagine kids would also love it. So cute and fun! And you can watch the TV from there too. (may bethe best way to spend a hangover after too many champagnes on new years eve, I couldn't possibly say!) There is an ensuite loo to the main bedroom in addition to the absolute show stopper of a bathroom. The bath is simply out of this world! I could have spent weeks in there. Already madly googling copper bath tubs on Pinterest and ebay :) The log burner is also very cosy but we only lit it a couple of times as the Hayloft was nice and warm already. Woodhall Spa is close by for the local sainsburys and coop and quaint, quirky little village High Street. Coming from London, it is a little like going back in time!everyone we encountered was v friendly - we had tea at Janet's Tea room, bought the most delicious bread, buns, cakes, sandwiches, quiche and pork pie from the amazing bakery, and got a fab Indian takeaway from the Indian Village I think it was called. We also paid a visit to the Kinema in the Woods which was an absolute delight. Originally built in the 20s, it is a real treat. And most welcome prices! We loved our stay at the Hayloft and would heartily recommend it. Thank you for being such welcoming hosts. X

We weren't disappointed with The Hayloft and will return
In the absence of the owners who were away, their cleaning lady looked after any questions very kindly. We could have arrived empty handed as there was enough food and drink waiting for us to cater for that evening and breakfast the following morning, toiletries and ample options to entertain ourselves, all good quality. And Woodhall Spa itself is only a 10 minute drive down a straight road, very convenient. The furnishings were of a great standard and gave me some ideas for my own home. All in all I made a good choice when I booked The Hayloft for my family

Superb accomadation,wonderful hosts and great courses.
Booked a special few days away and a ww2 cooking course for my Husbands 60th Birthday last year. Sherry was so helpful and welcoming . The accommodation is cosy and so well thought out, all with ecco and natural materials used and a welcome pack with organic vedges, local meat and wine. As for the course, we recommend it. Sherry is a great enthusiastic teacher, it was a full day of fun,food and eating. Where has the time gone it only feels like yesterday! This experience leaves you with wonderful memories of a really special place in a little piece of Lincolnshire.

Fantastic stay in the Hayloft.
We stayed in the Hayloft mid June for a couple of nights and it was amazing, so beautiful, the decor was really lovely and it had everything in it that you could wish for. The bed was super comfy and the bath was out of this world, could have stayed in it for hours just looking at the overhead twinkly lights, it is an ideal romantic retreat and we absolutely loved it there. Sherry and Irven were very friendly and helpful throughout and we thank you very much for the lovely hamper of goodies, far too many things in it to mention but we especially loved the local cheese and home made wine. We would not hesitate to stay here again and we definitely want to return to the area. There are so many places to visit but because the weather was so lovely we spent some time in the little enclosed garden with a glass of wine. However we can imagine the Hayloft being equally lovely with a glass of wine whilst sitting in front of the log burner upstairs in the colder months too. We visited the Teahouse in the Wood and can highly recommend here for a cream tea, lunch or dinner and the Kinema in the woods was a delight to see though we didn't get time to see a film there so will save that for our next visit. Thank you both again for a wonderful relaxing stay it was just what was needed and we will remember it fondly for a long time.

Perfect for relaxing beautiful location and central for visiting places
The location was perfect for us. Everything was within easy access and there was plenty to do close by. The accommodation is beautiful, as soon as you arrive you are made to feel welcome as well as cosy and warm. (The fire was already alight when we arrived.) The bath is wonderful and the welcome hamper and extra goodies were really appreciated. We will definitely be back again!

Beautiful cottage
Just spent a couple of nights in the Bothy cottage, arrived and had a very friendly welcome. The welcome hamper and trug full of vegetables was excellent. The cottage is so cosy and warm , we really did not want to leave. Highly recommended.

Lovely find
Booked this as a last minute getaway and was not disappointed. It is a lovely, cosy nook of Lincolnshire and although we intended to get out and about, such was the atmosphere of the place, we just popped into Woodhall Spa for a few provisions and went back, lit the log fire and settled down, chilled, read and imbibed a few drinks. My wife loved all of the magazines and did her best to read most of them. A lovely welcome pack was left for us, all quality local, or hand made products and this allowed us to make a fantastic evening meal. I would recommend the hayloft to anyone seeking a quiet relaxing break.

Excellent stay. Sherry and her husband were very welcoming
Location is perfect for a getaway for two. We booked the evening meal for the Friday and it was lovely. Sherry and her husband were very welcoming and made sure we were well looked after. The bathroom is amazing and the deep bath was just heavenly.

About the neighbourhood
The Manor House Stables is ideally located in the heart of rural Lincolnshire. The geographical centre of Lincolnshire is Woodhall Spa and we are just 4 miles from there! It is an Edwardian town with shops, tearooms, a historic cinema and two famous golf courses. The historic city of Lincoln with its cathedral, castle, museums, shops and restaurants is only a 20 - 30 minute drive away. The Lincolnshire coast is also within easy reach (about 1 hour). There is a vast amount to see and do in this county! Come and see for yourself!
Getting around
Getting around Lincolnshire is really best done by car. It is a large county and many of the places to see and things to do located in the rural countryside. However, we do have guests who come here by train (nearest train station at Metheringham just 3.5 miles from here) and get a taxi here (must be pre-ordered; we also offer free collection). There are buses to Woodhall Spa and Lincoln and the train from Metheringham to Lincoln. Sometimes our guests arrive here by public transport and never go anywhere at all! They are happy to spend their time by the wood-burning stove playing board games, watching films and drinking wine! All major supermarkets (Waitrose, Tescos etc) deliver to this area so you don't need to go anywhere at all!

How to get there
The nearest international airport is East Midlands Airport which is about 1 hour 45 minutes away by car, Stanstead is 2 1/2 hours drive away, Heathrow 3 hours and Gatwick 3 1/2 hours. There are many car hire companies available from these airports - further information can be found on their websites. Our nearest ferry port is Hull which is 1 1/2 hours away by car. From here you can catch the overnight ferry to Rotterdam or Zeebrugge. Our nearest train station is only 3.5 miles away (Metheringham) and we offer a free collection service from here. There are many high speed trains travelling from London to Peterborough where it is possible to connect with services to Metheringham or Lincoln. There are also several direct trains between London and LIncoln every day as well as much more frequent trains from London to Newark Northgate with connections to Lincoln. Lincoln is 14 miles away and we offer a free collection service from here as well. Local buses also depart from both Lincoln and Metheringham and stop within metres of our driveway we can supply details of these when you book. We can also supply a list of local taxis which serve the area but in LIncoln it is easiest to use the taxis which wait in the taxi rank at the train station. The time taken to travel from Lincoln to Martin is about 20 to 25 minutes and by taxi will cost around £15 to £20. We can send out maps showing the routes as well as detailed maps of how to find us. We are located very centrally within Lincolnshire, making it possible to travel from here to most parts of this very large county easily.
