The Manor House Stables is ideally located in the heart of rural Lincolnshire within driving distance of the Wolds, Coast and Fens. The historic city of Lincoln is only half an hour's drive away and the lovely Edwardian town of Woodhall Spa is just 4 miles away. The Stables is situated at the edge of a small village with both a pub and shop within 5 minutes walking distance. The nearest pub is in the village of Martin, less than 10 minutes walk away and there is also another good pub restaurant in our next village of Timberland, just a couple minutes' drive away.
We aim to provide a special stay for our guests - from fresh flowers, a welcome hamper, a loaf bread, milk, butter, plum bread, jam, wine, chocolates, luxury toiletries and much more.

Children are welcome but in general the accommodation is more suitable for couples as they are lovely romantic places to get away from it all. We would prefer not to have younger children stay especially those who are rather noisy. Older children and babes in arms are fine. If you do bring your younger children, we kindly ask you to keep them under control please. This is a lovely peaceful place to stay.

Perfect eco-friendly comfort and cosiness in The Wolds
The Bothy in the Manor Stables is in the village of Martin, 6 miles from Woodhall Spa and a short drive from Lincoln, both of which are worth a visit and a longer stay is recommended to see both, and enjoy the peace, quiet, and comfort The Bothy provides. The interior design of the renovated old stables is fully eco-friendly and beautiful, with a special attention to detail, kitchenware, bathroom products and fittings, and you will not likely find special features like the unique bathtub anywhere else! My dog was made very welcome and he enjoyed lying on the terrace in the sun after our walks and it's lovely to have the little garden to sit in for morning coffee if weather permits, although inside is very cosy and warm due to the under floor heating and the easy to use wood-burner. Everything in the Bothy is ground floor level so it's very good for older humans and dogs and I wouldn't hesitate to say that it (and The Hayloft which I viewed for future ref) are outstanding in terms of amenities and comfort and the warm hospitality of the hosts was greatly appreciated. I had a very happy and relaxing stay and will definitely be going back and I will be recommending the accommodation to everyone I know. Book early or you'll miss out!

A little gem in a beautiful part of the country
We booked to stay back in 2020 but had to delay our visit until June 2021 - the visit was combined with the Lincolnshire Aviation Centre da which isn’t too far away.
All I can say about this stay is…..wow! An absolute gem of a place surrounded by beautiful countryside. From the moment we arrived we were made to feel very welcome, shown the facilities of The Bothy and then left to relax. A lovely selection of local foods and a bottle of wine left as a welcome pack was a very attentive touch. Our dogs also appreciated the selection of dog snacks also provided!
A thoroughly delightful stay with some local dog friendly pubs wihin walking distance that were also friendly and served good food with a friendly atmosphere.

Delightful self catering accommodation.
A very short stay in this delightful dog friendly little cottage.
We arrived quite late on Friday 13th March, due to major traffic problems on A1, and were met by the owner who gave us a short and informative tour of the cottage.
Cannot speak highly enough about the quality of the furnishings etc. The delicious cake plate full of homemade scones, tarts and fruit loaves most welcoming and the home baked bread for breakfast excellent.
A very comfortable king size bed and large bath/wet room added to whole enjoyable experience.
Can recommend this holiday let.

Relaxing stay
Wet weather and we had a need to chill so we didn’t do much just looked through the ample supply of reading materials, played a board game, watched a couple of dvds and the telly, cooked and had long soaks in the fab bath. Bed comfy. Very peaceful and bird song noticeable. Garden rather unkempt but potentially a nice space straight from the side door out of the kitchen. Access to attractions in Lincs fairly good if you want to go exploring. We were happy with Woodhall Spa. Nice welcome including a little card with return voucher and food/drink offerings.

Thanks for your review Michele. It sounds like you had a really nice time in the Bothy. I really am sorry about the little garden. In the summer it is a lovely place to sit and sip your wine! It is a great suntrap and an ideal place for a bbq too. Unfortunately the hazel hurdle fence blew down last month and my husband has been busy putting up a new one. We have also ordered some new paving slabs for the patio and are trying to replace it between guests and when the weather will allow! The garden has suffered this winter but we are well on the way to getting it back to how it should look. Thanks again for choosing the Bothy for your short break.

Superb
Absolutely gorgeous place with so many small attentions to detail. The Bothy is spacious, warm, idyllic, comfortable and was the ideal romantic time capsule to getaway in. Sherry and Irvine were very friendly and welcoming - really good people who made sure we had everything we need. All the little touches make this a beautiful place to stay. We loved it and can't wait to return

What a lovely review John! I am so pleased you enjoyed your short stay here. I love your description of the Bothy as a 'romantic time capsule'! And thank you very much for your kind compliments of myself and my husband, they are really appreciated. I look forward to meeting you both again on your next stay, Thanks again!

I felt at home the minute I walked in
The Manor House Stables have been renovated in such a way that the accommodation feels like a personal home. The rooms include a sitting room, a well-equipped kitchen, comfortable bedrooms, a bathroom with deep tubs and showers, and an private outside garden patio. Everything was tastefully done and is exceptionally clean and tidy. The underfloor heating kept everything warm. It would be a good place not only to stay for a short time but also to live more permanently! Lincoln with its Cathedral, Castle and town are not far away and a wonderful place to visit. Woodall Spa and Tattershall are even closer. For those who enjoy history, there is a small but very interesting World War I museum in the same building. Highly recommend a weekend or longer.

Felt like home...but much much better!
I stayed in the Bothy in January this year when my central heating system broke down and I had to find somewhere quickly to stay. And after 3 nights I wished my central heating would never get fixed! It was so warm and cosy and comfortable in the Bothy, there was nothing I needed that wasn’t provided. And although I live in Lincolnshire I found out loads of information in the books in the Bothy about my county that I didn’t know! There is an amazing Visitor’s Book which the owner Sherry has put together which describes the Top Ten of things to do in the area, where to eat, what to see, unique places to go, local markets and events. I can’t believe there are so many places in Lincolnshire that I haven’t been to! There were also dvds, games and other books so I was very busy without even leaving the cottage! I did my own cooking using all the equipment (the cupboards are full of things to use if you decide to cook when you’re away)except for the first night when Sherry prepared an excellent meal of the best roast vegetables I’ve ever tasted along with the best Lincolnshire sausages I’ve ever tasted! And this was topped by a huge dish of apple crumble (not just normal apple crumble, but full of spices and topped with oats) served with cream. There was more than enough for the next day too! And Sherry provides plenty of fresh vegetables plus more Lincolnshire sausages as well as milk, butter, bread, a basket full of things like chocolates, crisps and plum bread which she makes herself.
I slept so well – it was so peaceful, so warm and the bed so comfy. The bath is amazing (it’s made of wood!), but I mainly enjoyed sitting in the cosy living room in front of the woodburning stove and just relaxing. I felt very happy here, but sadly had to leave at the end of my short stay. Just waiting for another chance to come and have a few nights away in this little ‘home from home’.

I am pleased you were so happy in your 'home from home' and it is always very pleasing to know that my home-made food is very much appreciated! Thank you for all the kind words you said about the accommodation and your stay here and I hope you find another chance to come and relax here again for a few days.

Bread making in Lincolnshire
Had a great time staying in the Boffy, quaint and attractive accommodation.
But the best part of staying here is the course that Sherry runs in bread making.
I had no idea what to expect, and have no experience at bread making, but came away with a new skill.
Highly recommended for both the course and the stay.

Didn't want to come home!
We are just home from staying 3 nights at Manor House Stables. We stayed in the smaller of the two stables available The Bothy.
We were greeted on arrival by Sherry who took us in and gave us a tour and showed us how everything works and suggested a few things for us to do and places to eat while we were in the area. On that note I would recommend taking the car as it opens up popping into the other villages for pubs/restaurants/supermarket nearby. You can get the bus in the village direct to Lincoln City centre for £3.75 each and takes about half and hour if you don't have the car.
Back to the stables. The Bothy is cute, quirky, cosy and has a very 'homely country cottage' feel. Under floor heating throughout keeps you nice and cosy however I'd recommend turning it down and enjoying the wood burning fire as it just adds to the whole experience of living in this delightful setting,
There's a TV, DVD player and CD player with a selection of chick flicks, books, CDs and board games to keep you entertained if you just want to sit in and enjoy getting away from it all.
Wifi in the Bothy was hit and miss depending where you were sat, however, for us not an issue and we go on holiday to get away from all that!
The bathroom features a wet room style shower area and a huge wooden bath. Both of you can get in there for a nice long soak. We stuck some music on and managed around 2 hours in there with a nice drink or two!
I could go on about this place all night but the biggest bit of advice I can give is to visit and find out for yourself how charming this holiday rental really is. We really enjoyed our stay and can't wait to go back.

The Bothy: a wonderful discovery
Having now stayed in both the Hayloft and the Bothy, we can confirm that they are equally lovely! The Bothy is cosy and every bit as stylish and comfortable as the Hayloft above it. The kitchen was a joy to cook in, with such a fabulous array of equipment to use. The bathroom is simply luxurious! All in all we felt very pampered and had a very relaxing weekend. We've done some great walks along the coast and inland - the whole area has a great deal to offer. Hope to be back soon. Thank you, as ever, for the generous hamper containing lovely food and wine.

The Manor House Stables is ideally located in the heart of rural Lincolnshire. The geographical centre of Lincolnshire is Woodhall Spa and we are just 4 miles from there! It is an Edwardian town with shops, tearooms, a historic cinema and two famous golf courses. The historic city of Lincoln with its cathedral, castle, museums, shops and restaurants is only a 20 - 30 minute drive away. The Lincolnshire coast is also within easy reach (about 1 hour). There is a vast amount to see and do in this county! Come and see for yourself!
Getting around
Getting around Lincolnshire is really best done by car. It is a large county and many of the places to see and things to do located in the rural countryside. However, we do have guests who come here by train (nearest train station at Metheringham just 3.5 miles from here) and get a taxi here (must be pre-ordered; we also offer free collection). There are buses to Woodhall Spa and Lincoln and the train from Metheringham to Lincoln. Sometimes our guests arrive here by public transport and never go anywhere at all! They are happy to spend their time by the wood-burning stove playing board games, watching films and drinking wine! All major supermarkets (Waitrose, Tescos etc) deliver to this area so you don't need to go anywhere at all!

How to get there
The nearest international airport is East Midlands Airport which is about 1 hour 45 minutes away by car, Stanstead is 2 1/2 hours drive away, Heathrow 3 hours and Gatwick 3 1/2 hours. There are many car hire companies available from these airports - further information can be found on their websites. Our nearest ferry port is Hull which is 1 1/2 hours away by car. From here you can catch the overnight ferry to Rotterdam or Zeebrugge. Our nearest train station is only 3.5 miles away (Metheringham) and we offer a free collection service from here. There are many high speed trains travelling from London to Peterborough where it is possible to connect with services to Metheringham or Lincoln. There are also several direct trains between London and Lincoln every day as well as much more frequent trains from London to Newark Northgate with connections to Lincoln. Lincoln is 14 miles away and we offer a free collection service from here as well. Local buses also depart from both Lincoln and Metheringham and stop within metres of our driveway we can supply details of these when you book. We can also supply a list of local taxis which serve the area but in Lincoln it is easiest to use the taxis which wait in the taxi rank at the train station. The time taken to travel from Lincoln to Martin is about 20 to 25 minutes and by taxi will cost around £15 to £20. We can send out maps showing the routes as well as detailed maps of how to find us. We are located very centrally within Lincolnshire, making it possible to travel from here to most parts of this very large county easily.
