Paired house, ideal for families. About 400 meters from the center of Sant Andreu de Llavaneres. A few meters from restaurants and shops. Barcelona only 40 minutes away by car. The beautiful beaches of Llavaneres just 10 minutes away by car. Beautiful parks a few steps from the house. This house of 340 m2 is distributed over 4 floors. It has air conditioning in the living room and in one of the double rooms, which are the two warmest areas of the house. Garage floor, where you can park a medium car, a game room with a ping pong and a table football. From the kitchen and dining room, we access the small private garden (50m2), which at the same time connects with the community garden where there is a fantastic pool. The pool is shared among 10 houses. The communal area is very quiet and little crowded. On this floor, there is a bathroom. The first floor, we have 4 double rooms. Two of them with double bed, one with two single beds and the other room with bunk beds for two people. There are two full bathrooms with a bathtub, one of them inside the double room. The second floor, there is a large room with an original bunk for three people. There is also a desk and a closet. This room opens onto a pleasant sun terrace. On the same floor, we have a bathroom, the laundry room and finally a terrace with a covered part, where there are bunk beds for two. On the terrace, there is a shower with hot and cold water to cool off after sunbathing. The house has a crib and a high chair for babies. Just in front of the house, there is a large free pediment, and a large parking area also free. For the fans of swimming, in front of the house, there is a municipal swimming pool for a fee. The golf club, two pitch & putt courses, and the Balis marina make this municipality an exclusive area. The great gastronomic offer, the sweet pea typical of the area is recognized. In spring there are gastronomic days focused on the different dishes cooked with peas. For dessert, we can not forget to taste the typical 'Coca de Llavaneres', sweet and soft coca, filled with cream and with almonds on top. Composition: kitchen, 6x bedroom, 2x bathroom, 2x WC, living room fireplace HOUSE'S RULES: - Upon arrival, all persons in the reservation must identify themselves by showing their identity document. - It is not allowed to host or invite more people than those registered when making the reservation. - It is forbidden to perform noisy activities (music, loud talk ...) starting at 9:00 p.m. and before 9:00 p.m. It is very important for us to respect the rest of the neighbors. - It is forbidden to organize events, parties, bachelor parties, as well as any uncivil behavior. - Acceptance of the rental contract conditions IN THE CASE OF NON-COMPLIANCE WITH ANY OF THE RULES, THEY SHOULD LEAVE THE HOUSE. TO CONSIDER: - All members of the reserve underage are the responsibility of their parents/guardian and must always be supervised by an adult. - They must remove the garbage from the accommodation during their stay to avoid odors and dirt. - Waste and negligent use of resources, electricity, water, and gas, may mean that the deposit is not returned in full. - It is not allowed to use bath towels for the beach or the pool. The return of these in poor condition will incur an additional expense. - Smoking is not allowed inside the house if you wish you can smoke outside. - Groups of students are not allowed. - Pets are not allowed.
