Kirklandbank is the ideal base for a relaxing or active holiday in glorious Perthshire - with mountain bike tracks, wildlife and wonderful country walks all on the doorstep. The farmhouse is set within woodland on a small hill farm on the edge of the Highlands. There are amazing elevated views over the Vale of Strathmore from every window. Well away from public roads so safe for kids to free-range. The farmhouse has been recently renovated to provide all modern facilities. Woodburning stoves in the kitchen and sitting room make for a cosy evenings and contemporary Scottish furnishings complement the period features of the house, which dates from 1812. The town of Alyth is nearby (1 mile) with shops, pubs and restaurants. Loads of outdoor sports in Alyth and immediate surrounds. Mountain bike routes directly from the house and built tracks, skills loop and pump track 200m from the house at Alyth Bike Park. World class angling on the Rivers Isla and Ericht and on the River Tay. Golfers are spoilt for choice with 3 courses within 5 miles, the oldest designed by old Tom Morris. There are a multitude of walking routes on Alyth Hill and Den of Alyth where you can spot abundant wildlife - red squirrels, deer, hares, stoats, buzzards, owls, red kites and an abundance of other birds regularly seen. For something more serious there are Munro's and Corbetts aplenty nearby in the Cairngorm National Park and Angus Glens. The Cateran long distance trail is on our doorstep. Plenty of space for storing gear and drying waterproofs - not that it rains much in Scotland anyway ; ) Guests are welcome to help on the farm feeding chickens, collecting eggs and gathering sheep. We breed Hebridean sheep which are pure black and full of character. Visit from mid April onwards to watch the hilarious antics of our new lambs.

Great family weekend
Due to Covid we had not been together for some time and this was a perfect venue for our family gathering . With two toddlers and a baby the enclosed garden was brilliant . Both Simon and Marion were very friendly hosts - and feeding the hens and the Hebridean sheep was a thrilling experience for all of us ! The distillery tour and samples went down very well and since purchasing the product we have enjoyed making our own Scottish mojitos ! Loved the walk down to the Den of Alyth and also up to the Hill of Alyth but as the weather was good we were mostly happy to stay around the garden with young children. In the evenings once they were in bed we enjoyed the table tennis and darts. We enjoyed ourselves thoroughly and would be very keen to return some time .

Ideal relaxing house with a great view
Ideal location for cycling and walking. Cottage is well equipped and clean. The layout of the house is excellent and all but one of the bedrooms are en suite. Marion and Simon are very friendly and let the children feed the chickens. We all had a great week spending a couple of days at the house and the rest of the time exploring the locality. Scone Palace is particularly worth seeing along with Dunkeld. Perth is a lovely town but we found Dundee a bit too busy and had trouble parking.

Between the village and the hills
I wanted to call this 'loo with a view review'. Perched above Alyth the whole house and particularly one of the bathrooms has the most amazing views over Strathmore. It's 15 minute walk past the young community woodland down to the village of Alyth. Or you can head north on the Cateran trail and be up in heath and lochan landscape with hills and views rolling for miles. We stayed for a few days in early spring and saw brown hares, furry caterpillars, a lark ascending, kestrel hunting in the sheep field and heard lots of other birds. The house itself is in two parts joined by a large farmhouse kitchen We stayed for a multigenerational family gathering and enjoyed meals together round the big table. There was also enough space for those who wanted to escape their relatives. The younger members of the party loved: feeding the chickens, swinging on the swing, playing ping pong in the barn, going on the mountain bike track. Maybe a handdrawn map of circular paths from the house would be useful. We had a mixture of ages, some of the very old and very young only capable of short walks. Thank you Marian and Simon, Kirklandbank House was just what we needed.

Sunny spring in Alyth
This was our second stay at Kirklandbank. The property is in an amazing location with stunning views across the valley, lots of walks right on the doorstep and plenty of wildlife to enjoy. The house itself is well equipped, spacious and welcoming. Marian and Simon are brilliant hosts, full of local knowledge that is worth tapping in to. We were a group of 8 (2 families of 4) and the house worked for us in lots of different ways - the children loved playing hide and seek, a big table to eat round and lots of places just to sit, relax and soak in the quiet! The broadband can be a little hit and miss - but it's no bad thing to put down devices sometimes. Thanks again.

Fantastic place to stay!
What a wonderful place to stay! I stayed here with my family for New Years and we were thrilled with the accommodation. The house is spacious enough for everyone to have their own space but homely and cosy with shared areas that allowed for meal times to be shared and family games to be played. The views from the patio were spectacular and the majestic sunrises and sunsets are indescribable. Both Marian and Simon were fantastic and went above and beyond to ensure that our stay was perfect, nothing was too much to ask and we are very appreciative of the time they took to answer all of our questions! My nephews loved having the opportunity to feed the chickens and the care that Marian took to explain the animals is a firm highlight of their trip. We definitely hope to return to Kirklandbank if our travels ever take us that way again. Marian and Simon have created a jewel in the countryside that you will not regret stumbling across! On a side note the farm track to the house is bumpy but easily negotiated if you take it slowly.

Peaceful, clean and inviting period farmhouse.
Serenely perched on a hill above Aylth, this home is a gem. Our group of 7 enjoyed gathering in the kitchen/dining area in the mornings over coffee and in the evenings with a glass of wine. From each window is a pristine view of what you may imagine Scotland looking like! Glorious! There was plenty of private space as well and of course, the grounds were just begging to be explored. Marion provided and informative tour of her distillery "Highland Boundary." We were able to wrap up two bottles and bring them in suitcases, unscathed, to the U.S. Everything was better than expected and our group ages 50-88 give it "two thumbs up!"

A delightful stay
Our group thoroughly enjoyed our week-long stay at Kirklandbank. Warm, spacious, clean, well-equipped and cosy property with a location and views to die for. Friendly welcome from the hosts and the added bonus of a tasting of their newly distilled Highland Boundary spirit! The only slight drawback was the length and roughness of the access track, though their literature makes this issue clear in advance.

Lovely farmhouse with stunning views
The location of the farmhouse is fantastic with stunning views of the valley below and adjacent hills opposite (the only downside of this is a bumpy farm track to get to the house as its perched high on the hill which would be unsuitable for low suspension cars). The house is clean, tidy, spacious and well equipped with lovely outdoors areas for kids to play, they especially loved the swing in the tree and the darts and table tennis in games room. Access to Alyth bike park is just a couple of hundred meters away with great flowing Blue trail through the trees and a fun pump track!. I highly recommend this place to stay if your in Alyth area, want peace and quite and easy access to the great outdoors by bike and foot!

The Perfect Place for our stay
Kirklandbank Farmhouse is a beautiful house in a stunning part of the Scottish country side. It had everything a group of 10 adults needed. The house was very clean, beds were amazingly comfortable and the space was the perfect size. Marian was very helpful in the run up to our stay and throughout. Any queries that we had were handled well. We had the freedom to come and go (we were in Scotland for an event, The Cataran Yomp) without disturbing anybody else. It was a great find! Thank you Marian for all of your help.

Spacious, welcoming and beautiful house in a fabulous location
We were particularly appreciative of the excellent space and facilities inside the house as unfortunately our planned spring break turned out to be a very wintery one - beast from the east’ arrived with us. We hunkered down around the cosy fireplaces playing board games, reading and watching the rugby. For those of us who braved the elements and ventured out on walks and cycle tracks, the area around the house is stunning and we would love to come another time to enjoy the countryside more fully.
