Pepau has an extremely high standard of quality and ambiance. From the entrance hall is the sitting/dining room and conservatory with large windows enabling you to see out to the stunning views. The sitting room has comfortable sofa’s, SKY TV, DVD player and a HI Fi Player. The raised dining area has a large table and chairs and there is also another area in the conservatory to dine. The kitchen is very well equipped with everything you would need. There is a washing machine in a utility area in one of the bathrooms. The main bedroom (1) is located on the ground floor, and as well as a king-size bed, en-suite bathroom, complete with bath, shower and WC there is a separate dressing area. Bedroom (2) has a double bed, also with en-suite Bathroom with a WC. There is also a family Bathroom...Pepau has an extremely high standard of quality and ambiance. Upstairs there is a mezzanine area and two further bedrooms, Bedroom (3) has a small double bed and Bedroom (4) has a single cabin bed. In the garden behind the house is the swimming pool in a secluded setting with uninterrupted views of the valley. Whilst an ideal area for sunbathing on the decking, there is also a pool house with plenty of shade and a fridge for those cool beers and wine! Outside there is a patio directly outside the kitchen, which is ideal for al fresco dining and there is a large lawn area to the front of the house, for table tennis, badminton and boules. There is a water well at the front of the house which is very deep and a fish pond but please do not to overfeed the fish. Due to this the property may not be suitable for toddlers. There is a 9 hole golf course and club house less than 15 mins drive away. Guests are welcome. Renowned for the quality of its greens, as one of the best in the Aquitaine. Tennis courts, outdoor swimming pool, Putting green, Club house. The other course is Golf des Roucousat Sauveterre, a 9 hole golf course; 5244 meters; Par 70; slope 133, practice area, putting green, clubhouse and restaurant, all year tennis courts, swimming pool. Further Details: The nearest village is Cancon, 5 minutes in the car and has all amenities. Bergerac is 40 minutes and Villeneuve sur Lot is 20 minutes. The 13C Bastide towns of Villereal, Monflanquin, Monpazier and Issigeac are between 15 and 40 minutes away. They all have medieval fairs, markets, antiques and chariot racing. Night markets in the summer months. There are chateaux wine tasting, canoeing and adventure parks, swimming and bike hire within the region. The nearest restaurant is the Resto du Lac 3 minutes by car where you can have pizza and pasta and sit outdoors and feed the two resident swans. Cancon has two small supermarkets, bank, doctor, dentist, post office, tourist office and bars. Villereal has a market day on Saturday and Wednesday too in the Summer, Bar Moderne is popular for lunch and dinner and set beside the market square. Villeneuve Sur Lot has a large Ele Clerc supermarket for weekly shopping and there is a Casino supermarket at Monflanquin. The historic market square is set on top of a hill and worth going for the magnificent views. Monpazier is the most stunning of bastide villages, Issigeac has a fantastic antique market where everything is laid out under the trees and you can stroll around and have lunch or coffee at one of the many bars and their Sunday market is hugely popular. Beaumont also has an antique fair. The medieval days are fantastic entertainment, where all the village goes back in time. People dress especially for the day and there are small plays, street entertainers, hog roast, donkey rides, games for children and adults. Canoeing on the Dordogne, the wonderful Chateau Biron, Wine tasting at Chateau Monbazillac. You will enjoy all the fresh fruit and vegetables and a local favourite 'moules et frites' Whether, walking, cycling or driving this area, once described as the French Tuscany is a joy to explore with long quiet roads and rolling hills. Yours to enjoy. The Lot Valley is south of the Dordogne and North of the Gers near the rivers Lot, Dordogne, Tarn and Garonne in a beautiful, unspoilt and temperate area of South West France. This open countryside of gentle hills and valleys provides a sense of freedom in green fields, oak forests, vineyards, farmland & charming historical hill-top Bastide towns. Visiting the Lot valley, where there are few main roads and little traffic, takes you back to a rural England of 30 years ago yet with all things French that so many of us dream of. More
