There is an open plan dining kitchen with gas hob, 3 ovens, microwave, dishwasher. There is an adjacent utility room with washing machine, sink and tumble drier. Outside drying facilities are also available. Large French doors lead to a magnificent deck, BBQ area Hot tub and play equipment. The deck is south facing with a great view to Craig Dhu and insh Marshes.
The Bedrooms
There is one bedroom on the ground floor, a Double with an en-suite shower room which also serves as the downstairs toilet and shower when using the hot tub. There is a separate door directly from the hot tub to this shower room.
Three further bedrooms are on the upper floor. The large master super king-size bedroom features a beautiful en-suite shower room. This large bedroom also has a unique window down to the living room below. At the opposite end of the house are two smaller family rooms, consisting of two single beds in each with ample storage.
At the top of the stairs between the two smaller bedrooms is the bathroom with full size bath and shower head, toilet and sink. This is used by these two rooms. The bedrooms sleep in total up to 8 people +1, a cot can also be fitted in either the master bedroom upstairs or in the double room downstairs.
Hot Tub and Garden
This detached Lodge features a luxurious outdoor Hot Tub, (towels for this are not included)which allows you to relax and soak in the peace and quiet of your surroundings. There is also a BBQ area which is the perfect location to enjoy Al Fresco Dining. Its peaceful location allows you to sit back, relax and enjoy watching the local wildlife as deer and red squirrels forage in the garden.
Oil and Electricity are not included.However firewood is provided for free!

Interaction with guests: I will unfortunately not be able to meet you as I do not live nearby. However I have very capable housekeepers who are responsible for The Lodge and guests. Just before your stay I will email you the housekeepers name and mobile number so that you can contact her to meet you if you would prefer this or if you have any problems or general questions you would like answered.
I will also send you the key box number so that you can access the key for the front door on your arrival.

Perfect holiday accommodation in the perfect spot.
I can't overstate how amazing Balnacraig Lodge is, and how well positioned it is. It's remote enough to feel you are isolated (in a good way) but the nearby attractions are a mere walk away. Avimore is a quick 15 min drive away for shops etc. And the Lodge itself is wonderful. Part of the enjoyment of the holiday was simply relaxing there. We will be back!

Holiday with family
Lovely house...brilliant week with family. Loved the log fire and the hot tub was brilliant... Small suggestion for the owners in winter months . Would be good if you could had a canopy over the hot tub and somewhere that we could keep your towels dry....no big deal though!!!! Would recommend to anyone looking for a chilled week or weekend away...the house has everything you need..Thank you for a lovely week.

What a place!
Balnacraig lodge has everything you could need in a getaway - hot tub, well equipped kitchen, comfortable beds and beautiful surroundings which is why we’ve been twice! This year we even had entertainment when the cows were moved from one field to another!
And so much to do round about - we went walking in the national park, paddle boarding at the local water sports centre and finished off with a trip to the highland wildlife centre on our way home!
Just an all round wonderful place to be!

Magical Stay
The lodge is just perfect. Our family had a fabulous week, the weather was beautiful and the surroundings just magical. From the views to the cows, everything was just wonderful. The house has everything that you need, cosy but spacious. The hot tub was lovely, with a breathtaking backdrop. Enjoyed a lovely walk in the forest opposite the house. Enjoyed a day at the local watersport centre and a short drive from Aviemore, which was lovely.
A great base and memories made for us as a famiky which we will treasure forever.

Wow what a Property
Great Location, Great Property, Loved the Kitchen layout, Loved the Sitting room, Great TV, Great Hot Tub (well managed), From the House we saw all sorts of Wildlife. Even had a chance to use the BBQ, (Thanks to the Weather) we were 6 six guests but easily room for 8. This house is fantastic but I do not want to tell everyone else I may never get to book it again!!

Great house
We stayed at Balnacraig Lodge with our three children and we all loved it.
Lots of space with clean and comfortable bedrooms. Well equipped kitchen and large comfortable long.
We made good use of the hot tub.
Lovely location for walks and lose to Loch Insh and Aviemore.
Would return

Our best family holiday ever
The lodge is better than the pictures.
Such a warm cozy house with so much space to be in everything was so comftable.
We spent many hours in the Hot Tub creating amazing memories with such scenic backdrop and watching the sunsets.
We loved the area with so much to do perfect location.
We will be back agian

Lovely stay in a great location!
We had a lovely long weekend at Balnacraig Lodge. The lodge was clean, spacious and had everything we needed for a relaxing girls weekend. The views were simply stunning and the hot tub was a real treat. Nice peaceful location but also close enough to Aviemore and other places of interest. We have already been discussing a return visit😃

Balnacraig Lodge
I couldn’t fault one thing about Balnacraig lodge! The lodge itself is simply stunning...rooms were all clean and comfy, the living area is huge and a great place to get cosy and look out those huge windows! It’s also only a short drive away from Aviemore town centre where there is lots to do. Me and my friends are already looking to come back! Thanks for our stay x

The Lodge is surrounding by forests and Insh Marshes which provides an abundance of wildlife to see whether on foot, bikes or cross country skiis.
The popular tourist destination of Aviemore is just 10 miles away with many activities for all ages.
Loch Insh Watersports Centre is 1 mile away accomodating hire and or instruction in sailing, kayaking, windsurfing, skiing, biking and much more including a restaurant and bar.
The Highland Folk Museum, The Widlife park and Landmark Adventure Park are within a few miles.
We are on the popular Spey Side Way which is a famous walking route through the highlands.
There are many whiskey distilleries near by that can be visited.
The area is saturated with activities and history.
Getting around
A car is best as the location is rural, however there are taxi numbers available in The Lodge which can be booked in advanced or I can provide before your stay.
Aviemore and Kingussie are both approximately 10 miles from the Lodge and both have main train stations with regular trains.

Our Location
Located 1 mile from the village of Kincraig, Balnacraig is ideally situated to explore the surrounding areas within the Cairngorm National Park.
Directions to Kincraig:
•If you are heading South on the A9 turn off at the south exit for Aviemore, just 6 miles south of Aviemore on the B1952 is the village of Kincraig.
•If you are coming North off the A9 take the Kingussie exit onto the B9152. Just six miles north of Kingussie on the B9152 is the village of Kincraig.
•From the village shop continue across the Spey bridge towards the Watersports centre and Insh village signs
•Once at the the Watersports centre continue up the hill past the entrance to the T junction behind the centre.
•Turn Right direction Insh Village in exactly 1 mile from this junction Balnacraig will be on your right hand side and signposted.
•There are 3 American style post boxes and a sign for Balnacraig down a dirt track. Balnacraig is the first house.
