The Leat is the perfect holiday cottage for a family or two couples. It's right in the centre of the village by the stream, just a few doors away from the shop and round the corner from the Royal Oak pub. This a characterful village cottage is bigger than it first appears. There's plenty of space to spread out and relax, and large gardens to enjoy. It has been tastefully updated to a good standard, with modern kitchen and bathrooms whilst retaining its cosy feel. We supply a welcome pack of tea, coffee, milk, bread, butter, juice and marmalade. The property is slightly set back from the road and has a parking area at the side which can take two cars and has a gate into the back garden. The main room at the front of the property is a good-sized lounge with comfortable leather sofas and foot-stool, and a wood-burning stove. It is equipped with good-sized TV, DVD player and a PlayStation, and there are a selection of games and DVDs. At the back of the property is the well-equipped kitchen overlooking the long garden, with Corian work-surfaces, modern units and limestone floor. In addition to the functioning Rayburn there is a Neff double oven with grill, an integrated dishwasher and washing machine, and a Nespresso coffee maker. Just a step down from the kitchen is the lovely light dining area with stripped wooden floor boards. This is a very pleasant and sociable space with patio doors leading to the garden. The garden at The Leat is very pretty and interesting, and ideal for children. The area nearest to the house has a patio ideal for BBQs and a level area of lawn. A small stream runs the length of the garden and there are two bridges over it. Across the stream at the bottom of the first area of garden there is a gate which surprisingly leads along a path to another garden area nestled in the trees. The main bathroom is on the ground floor and has a separate walk-in shower as well as a bath with shower attachment. The staircase with original stripped banister leads to the landing and two equal-sized bedrooms. The room at the back has garden views, a king-size bed, a pretty dressing table, airing cupboard and its own compact en-suite shower room. The room at the front has lots of wardrobe space and a king-size bed. This room can accommodate an extra fold-away single bed if required. More

About the neighbourhood
The Leat is in the village of Perranwell Station, a mile or so off the main Truro to Falmouth road. Perranwell Station has a thriving dining pub, the Royal Oak, which does superb food and real ales, and there is also a village shop and post office. Mylor Harbour is only 20 mins away and there are other small tidal slipways such as Point which is only 10 minutes away. The house is perfectly positioned for you to explore the area by car or public transport. Only 10 minutes' drive from the house you will find: - Falmouth, a bustling and varied town with a wide choice of shops and restaurants. It is built around the port on the huge natural harbour of Carrick Roads and ferries run to nearby Flushing as well as St Mawes.
