Chiesa del Carmine is the ancient church at the heart of the Carmine Estate, located in the heart of Umbria, only 20 minutes north of the cosmopolitan city of Perugia and close to the borders of Tuscany.
Carmine estate is privately owned and has been lovingly restored over the last 5 years by the present owners. What was once an abandoned valley is now a thriving farm including an ancient olive grove, 5 hectares of red and white grapes, a truffle wood and pasture, producing a variety of organic produce.
It is located at the foot of Monte Tezio in a protected valley, where the wildlife is abundant and nature is thriving. The views from all aspects are stunning. Chiesa del Carmine is a stunning 11th century church and 18th century farm house and has been restored along with its adjoining farmhouse into an simple but elegant 14 bed country house; with precise attention to detail and use of the very best of local materials, producing accommodation of outstanding quality.
The house nestles amoungst hills in a peaceful valley, surrounded by meadows, woods, vineyards and olive groves. It is reached via a ‘strada bianca’ – white (unmade) road – and is approximately 1 kilometre from the main road. The views from the church and house are beautiful. There is an atmosphere of peace and quiet although the property is not isolated.
The property is divided into two structures, the first the ancient church and the second the farm house.
ANCIENT CHURCH
The main church area has been restored to the exact proportion of the original, together with a recently discovered small crypt. It is a magnificent room, imposing in its sense of peace and history.
It is furnished with comfortable sofas and a grand piano, and is wonderful for relaxation, yoga or meditation. It is also a good entertainment space. The large floor to ceiling glass window provides a beautiful view of the surrounding countryside.
Off this main room is a dining room, able to seat 14.
The kitchen is located at the front on this property. It is very well equipped and includes a double oven and 6 gas hobs, dishwasher, microwave, espresso maker and large fridge/freezer. There is also a kitchen table and chairs. A toilet (suitable for disabled) is located here.
The kitchen leads onto outdoor dining terraces with barbeque facilities, each providing shade during the day.
FARMHOUSE
The farmhouse is a beautiful restored large building on two levels, surrounded by terraces and located across a small courtyard from the church.
The main entrance has an arched hallway with stone staircases that lead to both the ground and first floor.
The ground floor
Bedroom 1 is a double bedroom that is suitable for handicapped use; it has its own terrace and an ensuite bathroom with shower. Bedroom 2 is a double bedroom, with its own stone terrace; it has an ensuite bathroom with shower. Bedroom 3 is a large double bedroom, with a terrace. The ensuite bathroom has a shower and free-standing bath, with lovely views down the valley.
There is also a small room with a day bed, wash-hand basin, small fridge and kettle, usable as a kitchen or further small bedroom. In addition there is a laundry with washing machine, tumble dryer, clothes dryer and sink.
First floor
Stone stairs from the vaulted hallway lead to the first floor where there are 4 further bedrooms and an additional sitting room. Bedroom 4, the master bedroom, has an ensuite bathroom with shower. There is a large fireplace, private terrace and outdoor stairs, giving it its own entrance. Bedroom 5 is a double room with ensuite bathroom with shower. Bedroom 6 is similar to 5, but has a bathroom right next to it which can also be used by guests using the sitting room. Bedroom 7 is a charming small room with a single bed and its own wash-hand basin. The nearby bathroom next to Bedroom 6 can be shared with this room.
The rooms all lead onto the centrally located sitting room, with comfortable sofa, stereo system, satellite TV and a well-stocked bookcase. There are also games, toys for different ages.
The property has stone terraces surrounding it and there are beautiful landscaped gardens. There is a small vegetable garden where guests can take their pick.
Swimming Pool
The swimming pool is located above the main house in a quiet and secluded position. It is furnished with sunbeds, large umbrellas, outdoor shower and a toilet inside the pool house.
A pergola provides shade, and there is a fridge to keep drinks cool.
The area around the pool has been fenced for safety but this does not impose on the wonderful views.
A barbeque area is located close to the main kitchen and outside dining area.
There is a large childrens playground and outdoor table tennis table.
There is a private tennis court.

I had planned a week at Chiesa Del Carmine for my family of 6 and they had an outstanding time. The Villa is beautiful and in the most lovely, quiet, setting. The photos really do not do it justice - it is even more gorgeous in person.
The accommodations were very comfortable and convenient, but most important, the staff was warm and friendly and my guest were made to feel like family. The breakfast staff was so accommodating, a special shout out to Alessandra, Francesca and Robert who started their day with cappuccino , a hearty breakfast and friendship. They had dinner 3 nights, and every course was delicious and the service was warm. A wine tasting and pizza night at the Vineria was so much fun! A truly wonderful and memorable stay - all of the staff went out of the way to ensure a marvelous experience. The best experience!

Fantastic wedding in Umbria
My husband and I had our wedding here in Jun-23. The property is amazing: both the villa itself and the grounds. It is a slice of heaven perfectly hidden in the Umbrian valleys. The Chiesa staff was very attentive and professional throughout. Alessandra Zucca, our wedding planner, to whom we will forever be grateful, truly made planning the wedding seamless and fun! The food and the wine were absolutely amazing (including a Michelin starred chef at the Vineria). David’s passion and enthusiasm about the vineyard, the Chiesa and the work they do is infectious!

Là, tout n'est qu'ordre et beauté,
Luxe, calme et volupté.
Magnifique semaine en famille dans cette vallée protégée et calme. On a passé un excellent moment dans ce lieu extraordinaire mais ce n’est rien comparé à la gentillesse, la bienveillance et le dévouement du personnel de la chiesa del Carmine. Lieu magique pour découvrir Assise, Pérouse, Sienne, Florence mais aussi de magnifiques petits villages d’Ombrie comme Gubbio et Cortona. Nous y retournerons ! Et nous pouvons que recommander cet endroit.

Superbe haut de vallée protégée
Nous venons de passer une semaine en famille dans ce merveilleux endroit niché dans les vignes et les oliviers, dans un calme absolu.
L’esthétique et l’intelligence des restaurations montre l’amour apporter à cet endroit pour en sublimer l’ambiance et le charme de l’Ombrie.
Nos hôtes sont d’une discrète prévenance qui rendent notre séjour inoubliable
Nous reviendrons certainement car il y a tellement à découvrir en Ombrie

Wine Tasting at Chiasma del Carmine
The winery provided some of the most spectacular scenery of our trip! The owner, David, greeted us and gave us the history of our beautiful surroundings. David and his staff had a beautiful table set for the wine tasting for our group of seven. The sommelier was knowledgeable and engaging. He gave us a detailed description of the six wines we tasted. The breadsticks and dips were the perfect accompaniment to the wines. After the tasting, we toured the property ourselves on foot. David gave us a tasting of fresh grape juice from the grapes just picked! The afternoon was wonderful in every way. Can't wait until my case of wine arrives and I will toast that lovely day! If you visit this area, do not miss Chiesa del Carmine!

Best vacation and wedding ever!
We had an incredible family vacation and wedding at Chiesa del Carmine. The service, the scenery, the food the wedding planning were immaculate. An unforgettable experience for all of us. We are leaving with our hearts full and our bellies fuller.

Truly Incredible
We chose Chiesa del Carmine as our wedding venue and couldn’t be happier with our choice. We had originally planned to get married in May 2020 however, due to the pandemic, the wedding was postponed until June 2022. The whole Chiesa del Carmine team were extremely flexible and helpful, making the postponement as stress free as possible.
Over the 2 years, Alessandra and Chrissie stayed engaged with our plans and there was no request that was too much trouble. The team listened to every detail, all of which were executed seamlessly on the day.
Before the wedding we held a pizza night for our guests at Vineria del Carmine. Once again the event was seamlessly executed by the Vineria staff, and Chrissie was excellent at engaging the guests to partake in making their own pizzas. The night set the perfect tone to kick start the celebrations and our guests are still talking about what an amazing evening this was.
We cannot stress the beauty of the Villa and the Vineria enough. The estate is the epitome of discreet luxury and all of our guests were stunned by the incredible views. Donata and Guiliana kept the villa immaculate and were always discreetly available if we needed anything.
We can’t thank Chrissie, David, Alessandra and the wider Chiesa del Carmine team enough for everything they have done to make our special day so perfect. We cannot wait to visit this extremely special place again in the near future.

Truly amazing
We first saw Chiesa Del Carmine whilst looking for wedding venues with our daughter and her fiancé in May 2019. To us, the choice of venue was a no brainer - everything we were looking for in one place. We booked the wedding for May 2020.
Sadly, we had to postpone because of Covid. Chrissie and the team were excellent - everything we had booked and chosen were just carried over to a new date in June 2021. Yet again , we had to postpone and yet again, we had no issues with anything at all being changed to the new date of 6th June 2022.
It was with much excitement and a lot of nerves that we would have to postpone again, that the new date finally was upon us. We arrived on the Saturday and the place was every bit as stunning as we had remembered . Chrissie was there to greet us on arrival, and as requested, had filled the beautiful; kitchen with delicious food. Our house guests, most of whom had not seen the location, were blown away by it all - the spacious, well designed rooms, the fabulous pool, the stunning grounds and the overall discreet luxury of the place.
We had a wedding rehearsal on the Sunday morning, which our planner, Alessandra attended. It was so good to catch up with her as we truly feel that she and Chrissie had become our friends throughout the extended planning period.
Sunday evening we held a pizza party for our 60 wedding guests at the Vineria. This was a perfect opportunity for everyone to get to know each other and was such a fabulous evening, despite the somewhat dodgy dough tossing of some of our guests as they made their own pizzas.
And at long last the wedding day was upon us. I can say no more than that this was pure magic. so worth the wait. Seamless, beautiful, delicious food and a day that we will never forget. A large number of our guests said this was by far the best wedding they had ever attended Every little detail that we had ever requested had been acted upon and more. We cannot stress enough how amazing Chrissie, Alessandra and the team are. Their organisational skills, eye for details, and genuine people skills are second to none. We don't know how they do it, but they truly are awesome.
The final celebratory event was a barbeque at the house on the day after the wedding, A chilled, relaxed afternoon that again was so well organised with fabulous food.
Leaving Chiesa Del Carmine was hard. We have all fallen heads over heels in love with the place, the surrounding area and the people - nothing is ever too much trouble for anyone and a special shout out to Donata and Giuliana who discreetly cleaned every day,
This truly beautiful place will always hold a special place in our hearts and i know that we will return in the not too distant future

An amazing week in a beautiful place to celebrate our wedding
We held our wedding this May at Chiesa del Carmine and it was truly a dream.
Every single detail was attended to with the utmost care, and Chrissie, Alessandra, and all of the Carmine team were an absolute pleasure to work with.
Beyond our wedding, they helped organize a once in a lifetime weeklong experience for our loved ones, from a welcome pizza party at the Vineria, to a truffle hunt with Massimo and his trusted dog Zuma, to a pool party at the gorgeous villa pool and topping it off with a fun filled day exploring nearby Assisi and Spello.
Every single day of our weeklong stay was amazing, and the food and wine were better than we could have even imagined!
We cannot thank the Chiesa team enough for making out long awaiting wedding beyond perfect, and look forward to returning in the future for a reunion in the beautiful Umbrian valley.

Posto incantevole, massima cura e attenzione ad ogni dettaglio. Le camere sono meravigliose e dotate di ogni comfort, la cucina semi-professionale e ben attrezzata, il salotto all’interno della chiesa restaurata molto suggestivo e confortevole. Non manca nulla per rendere il soggiorno estremamente rilassante e piacevole. Molto bella e ampia la piscina, immersa nel verde.
Esperienza bellissima anche con i bimbi.
Posizione comoda per raggiungere varie località tra cui Perugia e il lago Trasimeno.
La tenuta è molto grande, comprende anche vigneti ed uliveti. Consigliata senz’altro anche la degustazione alla vineria, ottimi vini. Tutto lo staff è stato molto cordiale e accogliente, da Chrissie e David, alla signora che si occupava delle camere, a Mattia e i ragazzi della vineria.
Direi che è stato veramente tutto perfetto, un’esperienza unica. Sicuramente da ripetere.

The Carmine estate is located in a spectacular position in northern Umbria.
The valley itself is outstanding in natural beauty, with the mountain of Monte Tezio rising high above it. Forests and olive groves adorn the slopes down to the valley with its stream, well managed farmland and vineyards.
The valley is dotted with ancient stone properties, all carefully restored, which add to the beauty of the area. It is abundant with local wild life including deer, wild boar and our favourite Hoopoe bird.
It is very well located to use the amenities of the local area, and after only 1 km of well maintained gravel road you reach the small village of La Bruna. The village of Pierantonio is a 10 minute drive and the larger market town of Umbertide a 15 minute drive, so all the requirements of local shops, restaurants, banks etc are easy and quick to reach.
The main road of the E45 is only a 10 minute drive, which ensures that it is easy to reach after travelling. It also allows you to visit the many attractions of the nearby area, and places a little further in neighbouring Tuscany, Le Marche and southern Umbria.
The historical university city of Perugia is only 20 minutes drive, which provides all the larger services such as rail and bus connections, and newly developed Perugia airport, as well as enjoying the famous festivals such as Umbria Jazz.
Only 2 kms from the property is Antognolla Golf Estate, which boasts a challenging Robert Trent Jones Championship golf course and a wonderful restaurant.
Lake Trasimeno is a short half hour drive. There you can enjoy a large variety of watersports, take a ferry across to one of the islands, visit many of the towns that surround the lake and sample the good restaurants that serve fresh lake fish.
Visitors can enjoy the highlights of the area, including Assisi and Gubbio, and can also experience the true Umbria. It is very much a thriving local area, with a vibrant weekly market in Umbertide. Wild boar hunts take place in the valley weekly in the season and many local festas are held throughout the year where visitors to the area are very much welcomed.
A visit to Chiesa del Carmine will give our guests a genuine flavour of Italy.
