From the roomy living areas, to the sun-drenched conservatory as well as numerous outside terraces and wonderful private swimming pool with decked surround this is a great place to relax and enjoy the quiet and privacy whilst being just a short drive away from a great selection of sandy beaches. This wonderful property is located in the small village of Nalliers which has everything you need including two restaurants, bar, a small supermarket and a pharmacy. This wonderful property is located in the small village of Nalliers which has everything you need including two restaurants, bar, a small supermarket and a pharmacy. The villa is just over 30 minutes’ drive from the numerous beaches of La Faute sur Mer. You will also find more fantastic beaches along the Atlantic coast in the resorts of La Tranche-sur-Mer and Jard-sur-Mer (both a 45-minute drive away) and an hour from the hustle and bustle of Les Sables d’Olonne, the largest seaside resort in Vendee. The medieval coastal town of La Rochelle, with its famous twin towers guarding the colourful old port, is 45 minutes’ drive and the charming Ile de Ré, now a fashionable holiday destination, about an hour away. Both a must to explore without a doubt! Last, but certainly not least, is the Puy du Fou rural theme park – the fourth most popular attraction in France, just fifty minutes’ drive away and certainly not to be missed whilst on holiday in the area. Property size: 240m². LIVING AREA Ground floor living room with sofas, armchair and imposing fireplace. Satellite TV, home-cinema, DVD player and hi-fi. Sliding doors lead to terrace with outdoor furniture and pool area. Two steps up to spacious dining room with table and chairs. Very pleasant conservatory with further table and chairs looking onto the pool and garden. KITCHEN Ground floor kitchen with breakfast bar with bar stools. Table, four chairs and TV. Dishwasher, oven, microwave, induction and gas hotplates, kettle, coffee machine (Nespresso and filter coffee machine) and toaster. Utility room with washing machine, dryer, fridge, freezer, ice-maker, iron, ironing board and vacuum. BEDROOMS Ground floor Bedroom 1: Bedroom with twin beds that can be pushed together to form a King size bed (2 x 0.90cm or 180cm). Sliding doors leading to a shower cubicle. First floor Landing area with sofa. Bedroom 2: Bedroom with Queen size bed (160cm x 200cm). Bedroom 3: Bedroom with Queen size bed (160cm x 200cm). Bedroom 4: Bedroom with twin beds that can be pushed together to form a King size bed (2 x 0.90cm or 180cm). BATHROOMS Ground floor: Shower cubicle adjoining Bedroom 1. Separate wc. First floor: Shower room with walk-in shower. Separate wc. EXTERIOR Lovely garden with olive, cedar, birch and plane trees partially enclosed by hedges. Spacious outdoor area with furnished terraces great for relaxing, decking surrounding the pool, ideal for sunbathing. Outdoor furniture, 6 sun loungers, gas barbecue and gas plancha. Swings and boules pitch. Parking for several cars. Garage. POOL Salt water pool 12 x 6m, depth 1.5m throughout. Decking. Security system: cover. Steps down to the pool. INCLUDED IN THE RENT Bed linen and towels (including 4 pool towels, more can be requested). Water and electricity. OTHER CHARGES Obligatory charges payable on arrival End of stay cleaning: 150€ payable on arrival. Refundable security deposit of 800€ (cash) payable on arrival. The security deposit will either be returned on departure once an inventory has been completed and shown that no furniture, fixtures, fittings or linen is missing, damaged or soiled. If this is not possible the security deposit will be refunded no more than 15 days after departure by bank transfer. Optional prebookable extras, payable on arrival Bed linen and towel change (for two week stays or more only) 20€ per bed. Please request at time of booking. OTHER INFORMATION Cot (no bedding) available. Please request at time of booking. No pets allowed. No smoking in the villa. Two hair dryers available. Two fans available on request. CHANGEOVER DAY Saturday. Check-in between 5pm-8pm. Checkout before 10am.
