Perfect
This review is long, and long overdue. My husband and I stayed for a week in May 2022 to celebrate my belated 40th. After what has seemed like an eternity (3 years) of extreme stress and general busy-ness, all I craved was to relax next to the ocean in a tropical climate with no agenda. This trip 1000% delivered.
The staff were all gracious and extremely accommodating. We asked about the local Sunday tacos after arriving on Saturday and Patti went out of her way to bring us the marinated meat and all the fixings for us to make right there, for a reasonable fee. They patiently helped us find appropriately sized snorkel gear. It was an absolute treat to have the reef right there steps from the condo door.
In our first full day we walked down the the Mega for toiletries we did not want to pack, and visited Europa to purchase some wine and tequila. This is only doable if you enjoy walking as we do, otherwise hire a taxi. We had some backpacks and shopping bags provided by the condo.
Otherwise, there is a bodega within comfortable walking distance (5 minutes?) down the main road. There we stocked up on fruit juices, salsa and snacks. There was also a good variety of fairly priced items in the condo. The staff would tally each day what had been used and leave on the fridge for your reference. I think we went through one bottle of wine, several cervezas, a whole bunch of bottles of water and some small items and spent less than $30 USD.
We enjoyed the nearby restaurant Aldea for drinks and for breakfast, and La Monina as well. Also in walking distance on the way into the city was Pancho’s Backyard hosting a beautiful courtyard and delicious food, try the cilantro soup! I recommend taking a car out to the original lobster house, that was a treat and where I had my birthday dinner.
The relaxing beach area of the condo was just perfect. The reef provided wonderful snorkeling opportunities. There are several ways of entering the water so I suggest testing them to find what you are most comfortable with. The condo provides plush beach towels so you can save some room in your suitcase!
The giant iguanas were certainly entertaining while sunbathing.
When it was time to prepare to leave, Clara arranged for a nurse to administer our covid tests in the condo and we had results within an hour.
Pretty much everyday since coming home we have been trying to plan for our return. Thanks to all the staff and to the wonderful hosts of this beautiful condo!

Heaven on Earth
This is our second time coming to this wonderful paradise. We keep thinking there’s other places on earth we should go check out but why… This wonderful condo has everything. Photographs just do not give it justice. We have our own private beach, shared of course with a few other people. I feel bad for all the vacationers who have to sit amongst a huge crowd. LOL 😝
Beautiful white sand to dip your toes in. We love to snorkel and this spot seals the deal. Throw on a suit and snorkel gear and jump into beautiful Blue waters. We were so blessed to see a fever of 12 or more spotted eagle rays less than 30 m from our door. Truly heaven on earth.
The entire staff is amazing. You never want for anything and if there is an issue they take care of it immediately. Every day we came back to a pristine/like new condo. Clean and fresh. Clara was wonderful arranging every one of our needs. Negative Covid test were required to get back into the States and she arranged a nurse to come straight to us and we had the results within hours.
The location of these condos is north of the main city so it is quiet and feels very personal. The airport is located just east of the condos and it is fun to watch the big planes come in and out. I knew I was going to be on one of those planes eventually, Wish we could stay forever. Love our home away from home Casa. Thank you for sharing. We will be back.

Relaxation in Paradise
What a lovely place to get away from the crowds. Beautiful and peaceful location within walking distance of town. Taxi service available when walking is not an option.
Spotless and tastefully decorated condo (full kitchen) with a gorgeous view, sunbathing, and snorkelling right outside the door. Stocked refrigerator and liquor cabinet; pay reasonable prices for what you use, and it is restocked every day. Wi-Fi included and very reliable. TV, movies, and music for those who want it. Safe and quiet; slept like a baby. We will return.

Enjoyed fabulous snorkeling just steps away from our condo
Cantamar 303 is the perfect location...amazing ocean view of the beautiful turquoise water. Also interesting boat action with all the cruise boats arriving and leaving. Also the rowing teams go by close to shore every morning as well as paddle boarders. We enjoyed stunning sunsets from our balcony as well as the Cozumel 2019 Celebration fireworks. We rented a car, but could have managed quite well without a car. It's a very easy and enjoyable walk in to town. The lovely condo is decorated with bright Mexican art. We just wish we could have stayed longer.

So thankful to be back!
We are blessed to be able to return to this beautiful slice of heaven. Our 2nd visit and SO glad to be staying here again. There is no place quite like it on the island. It meets all our needs. We aren’t party types. We like to relax, read, snorkel, walk, run, watch the sunset, listen to the breeze and ocean, catch a nap... it’s all about rejuvenation and restoration. We sleep so well a night. For hours. It’s amazing. The staff are incredible - so helpful and kind. The property is awesome. Right on the ocean. Open your sliding door and walk out to the manicured beach and the most amazing underwater world you will ever see. Truly, this is paradise.

Quiet elegance is a fitting title for this condo.
My husband and I have just returned from our fourth stay at this condo. The pictures are spot on- we love this place! If you are looking for a place that is quiet; within walking distance to town; beautiful scenery; excellent snorkeling; friendly, helpful staff; this is it! The owners have made this unit feel like a home away from home. We will most definitely be booking again.

Splendid ocean front paradise
The previous reviews are spot-on. The pictures are spot-on. There was nothing the owner forgot to supply in this wonderfully comfortable condo. The maid was very efficient and the night watchman was right on top of things. One night I was fumbling for my glasses to see the lock on the door and he came hustling down the walkway with his flashlight to investigate...very reassuring (he was so sweet even helped with our luggage). The views from the patio and beach chairs are amazing but it's the snorkeling right out front that takes the grand prize. My son rented a condo about a mile away so we took turns snorkeling at our place then his. Even he had to agree our location was far superior. I would return here anytime..

Hey, read the reviews, they don't lie.
We're sitting in Cancun on our way out of country and regret the day wasted here, not to mention the three we wasted in PDC.
If you want chill, if you want eclectic-homey before you drop your bags on the floor....this is the place to go.
The staff of Sara, Eloy, Patty made things, well, great. Bruce (owner) very easy to transact with; like drop-a-check-in-the-mail-easy.
We didn't want to leave, but we had to, and I usually get the feeling it's time to go in most places, including the 4-star type of place.
I will hold Bruce accountable for the bugs (no-see-ums) but he gets credit back for the beautiful lightning that rolled thru the channel one night...that's a push.
I want to buy his place, put it that way.

Beautiful property. Fantastic owner. Wonderful staff. Amazing location. Need more stars!
This private oasis is a gem! The condo is complete with everything you might need. The breeze that flows through the home is otherworldly. We completely rested and relaxed here. Other renters were considerate and respectful. This is not a party hub. Sara, Eloy and Patty were wonderful hosts. If you want to enjoy nature (birds singing, iguanas lounging, and the best snorkeling on the island), then this is the place to be. Reading a book on the white sand beach was a favorite pastime. My husband and I have been to Cozumel many times and this was our all time favorite visit. There was no need to leave... we loved staying at the property and just staring at the beautiful water. What an incredible spot you have, Bruce! We were blessed to stay in your lovely home. Thank you!

Great location, hard to leave
We booked for 3 nights but stayed for 4 - we just didn't want to leave. It is in an idyllic spot and everything about it is perfect.
The booking directly with Bruce was so straight forward and on arrival Sara took great care of us and made sure we had everything we needed.
The apartment is so comfortable and well equipped, very comfortable bed making sure you get a great night's sleep. The fridge is full of beer, soft drinks and wine. You pay for these and they are replenished daily, it's a great service that means you don't need to lug heavy shopping if you are on foot as we were.
Thank you Bruce and Sara for a wonderful and memorable stay.

About the neighbourhood
We are located one mile north of the San Miguel plaza (and ferry dock) on the sea road (Costera Norte), just north of the presidential mansion. It is an upscale and peaceful area of Cozumel. The Costera Norte is a quiet boulevard that goes from the North Edge of San Miguel to the Golf Country club. It is an area of exceptional water quality on the island and known for snorkeling. Beyond our sand beach, you enter the sea in about 10 feet of water along a coral shore. It's an idea location, a pleasant walk to town and restaurants, and nice for walking north to the marina and beyond. Ours is a very quiet and secluded setting, with wild spaces on either side of us.
