At 1 mile of the beautiful beach of Xcalacoco you will find our cute 3-bedroom home. It is equipped for 1-6 people with everything you as a tourist might desire. We like to make sure you will have a great time there and will want to return to our house during your next trip to Playa del Carmen. If something would accidentally break or cease to work the home manager (Paula) is always close by to assist you and fix the problem immediately.

Perfect family vacation rental!
Our family of four (two adults, a 20 year old, and a 17 year old) enjoyed 5 nights in this home. We ate our breakfasts in the house each morning and left for the days, returning after dinner. Taxis were abundant, the Oxxo store was great for bkfst, snacks, and cash (ATM). Was quiet and we felt
quite safe. The walkable beach was gorgeous - we parasailed and rented wave runners from there. Easy drive into Playa, where the options are plentiful. We visited Cozumel and Tulum (among other activities) and had no trouble finding our way.
Ferdinand was an excellent communicator! I heard back from him within a couple of hours, and his responses were thorough, honest, and super helpful. The 14 page document he sent once we paid for our rental was full of great details and tips. We were fortunate to meet him and his sweet family while we were there! They are great to work with, th home was perfect for the price, and we’d highly recommend renting from them!

Sauber, klimatisiert und mit allem ausgestattet, was man so braucht
Das Haus sieht genauso schön aus wie auf den Bildern. Es ist alles sauber und gepflegt. Alle drei Schlafzimmer verfügen mittlerweile über eine Klimaanlage. Die Betten sind sehr bequem und es gibt genügend Handtücher. Auch sonst hat es uns an nichts gefehlt. Geschirr, Kleiderbügel, Waschmaschine, Fahrräder... es ist einfach alles da. Sogar einen Hochstuhl gibt es, was uns als Familie mit zwei kleinen Kindern natürlich gefreut hat. Für einen Familienurlaub ist dieses Ferienhaus perfekt geeignet. Es befindet sich in einer ruhigen und sicheren Wohngegend, der Spielplatz ist gleich neben dem Haus und nur ein paar Straßen weiter gibt es einen Oxxo, der 24 Std./Tag geöffnet hat.
Wir hatten schon vor der Reise ein gutes Gefühl, da Ferdinand uns immer sofort geantwortet hat und uns jede Menge Informationen gegeben hat. Er kümmert sich sehr gut um seine Gäste. Wir fanden es auch total lieb, dass Ferdinand per E-Mail nachgefragt hat, ob wir gut angekommen sind, ob alles in Ordnung ist etc. Die Schlüsselübergabe vor Ort hat auch super geklappt.
Fazit: Wir hatten ein paar wunderschöne Tage in Balam Tun und haben uns in diesem Haus schon fast wie zu Hause gefühlt. Absolut empfehlenswert!

Excellent value
We booked our stay for January 2017 at Ferdinand and Olga's house in Playa Del Carmen. We arrived late because of the car rental no-show by Cancun Car Rentals for whom I will be giving a different review and the owners met us at the door to give us the keys and walk us through the house. Everything was as stated in the ad and we thoroughly enjoyed our month in the house. The beds were comfortable and the bedrooms were large with the two upstairs bedrooms being air conditioned. The kitchen was well stocked with pots, pans and all you might need and the table easily sat six people.The small patio at the rear of the house was enjoyed by all of us. The very nice beach is 2 kilometers away by road and bicycles are available at the house . Our rental jeep was used alot, though to save money taxis are cheap and plentiful if you decide to go that way
Ferdinand was extremely easy to deal with and available to answer our questions about the house and advice on the area . When you look at price and availability for the Playa Del Carmen area this house is a good deal. The gated community this house is in is a well looked after friendly working class suburb with people coming and going and children playing soccer at the end of the street in the playground.It felt authentic which is the only way to experience the Mexico (we are not all-inclusive people). When you are looking for a house in Playa Del Carmen to accommodate a family or two or three couples choose this house you wont be dissappointed.

La playa si, desde que construyeron el hotel Azul fives la entrada publica esta un poquito mas lejos que antes. Voy a medir la distancia exacta y ponerla en la descripcion. El hotel eligio una de las partes de la playa sin piedras, pero es muy cerca la entrada publica y todos podemos disfrutarla. La playa es de todos.

todo lo que necesitas
tuvimos la oportunidad de regresar ahí mismo, es como si estuvieses en tu propia casa, porque el ambiente que la rodea es muy apacible y la chica que está de administradora siempre está al pendiente de lo que necesitas, también los vigilantes son muy cordiales.
Por la noche salimos a pasear en bicicleta y fue muy padre hacerlo porque no te preocupas por andar cubriéndote del sol. Aunque hubo alerta por huracán no nos afectó porque el clima estuvo agradable y además la casa cuenta con protección anti-huracanes. La recomiendo ampliamente

Cozy and quiet
Nice 3 bedroom, 1 1/2 bath house in a quiet and gated community. Only 1-1 1/2 miles down the street from the beach. A 24 hour convenience store at the front of the neighborhood and only about 5-10 minutes away from restaurants and shops. The house was clean when we arrived and looked exactly like the pictures. The owner is super friendly and helpful. Upon booking the property, he sent me a 15 page document filled with information such as how to get there from the airport, where to find food, the beach, and what activities we should try and places to visit. It was very helpful. He lives in Holland but is very easy to communicate with and responds to emails within minutes. There was one small issue in which the water heater needed to be turned on but between him and the property manager Paula, it was taken care of immediately.
There only two AC units which are upstairs, but if you turn them on and leave the doors open, they will cool the whole house. This house was a steal! especially at this price. It beats having noisy neighbors, elevators, and the pricey resorts. I felt like I lived there. I would definitely stay here again and recommend this place to others.

Linda casita muy cómoda y acogedora. Es igual a las fotos, es fácil llegar y trasladarse del sitio a cualquier lugar, recomiendo rentar automóvil, para facilitar los traslados, es muy segura ya que esta en un coto privado, con seguridad, tiene todos sus servicios en funcionamiento como ofrece la publicación y en caso de tener algún problema o algo la administradora Paula te ayuda, también te ayuda en darte información de la zona, es muy amable y atenta.

House with a lot of potential
Very lovely owner, helping manager. Gated community with 24 h security. Place is worth money you pay, it is cheap, so don't expect 5* resort, it is outdated, but very clean, all you need to have breakfast and cook dinner is there for you to use. Again, not new but mostly all you might need. New fridge, new microwave, good washing machine.Unfortunately for us old plumbing system was acting out but was fixed right away. It is a little outside of the main attractions, reachable in 10 min with traffic if you have a car. One bedroom doesn't have air conditioner, only fan, so if you have many people it might be a concern since the weather is hot and humidity is horrible. One more concern for light sleepers: there are many dogs in neighborhood, people keep them outside and they are barking at night. If you are planning only to stay in a house overnight it is good place to crush. At least it is clean, manager is helping right away and you need to wait for help no more then until next morning if you call at night.
PS. Just in case bring face towels, they had only large bath towels.

Thank you for your review and the many nice things you said in there. Also, we don't mind to receive a little criticism now and then. It keeps us on our toes. We like to constantly improve the level of comfort of our house, so tips are always welcome.
The unfortunate thing about a review however is that it is usually at the end of someone's stay. If you wait until that moment to state a problem it's too late for us to fix it for you. That is why we encourage our guests to notify us of even the smallest issues at the very moment they run into them. No need to feel uncomfortable about this, we enjoy giving you the best possible experience. Like you said, our manager is always closeby and ready to jump to the rescue. Of course she would have replaced the missing hand towels in a heartbeat. She has done this now, so there is absolutely no need for anyone to bring them. By the way, there are 12 large beach towels available as well.
The plumbing problem indeed was a clear case of bad luck. An incident which I again apologize for and I am very happy that we were able to solve the problem swiftly. By the way, plumbing in general is a weak spot in Mexican houses. Even many luxurious hotels ask you to not flush toilet paper for example.
The plumbing system is not that old by the way. In fact. our house and the entire neighborhood were constructed only about 10 years ago. For this reason other facilities like broad band internet and such are top notch as well. So when you said our house is outdated I must assume you meant the furniture. Indeed, most of it has been used for many years. Because of the heavy wooden materials however it should be good for another number of years, if not decades. There is not anything modern about it, but it gives the house a timeless Mexican rustic vibe that I personally quite enjoy. It may not be your taste of course. Electrical devices are replaced when broken, so that is why some are newer than others. One of the AC's is only a few months old for example. Just the two upstairs bedrooms are equipped with them because an AC can be really necessary there sometimes, especially in the summer. The bedroom downstairs is always cool enough with just the ceiling fan. We have hosted big families many times and never have received any complaints about this.
The same goes for the dogs, I have not heard anybody mentioning them before either. But in all honesty, I have heard the dogs! :) They never bothered me however. They bark only sometimes and when they do they get bored with it fairly quickly. Also, it's only noticable in the back of the house. You have to agree that for most part of the day and night the neighborhood is very quiet and peaceful. This is one of the big advantages of a house outside of the city centre. You have a place to relax and the action is just a short drive by car/taxi away. I would say that 10 minutes on the average in traffic is a good estimation. Public transportation between downtown and the neighborhood itself is also readily available. The vans stop around the corner of our house and they are very affordable. A rental car is convenient, we usually get one ourselves, but it definitely is not a necessity.
I think I have addressed all of the concerns you wrote about in your review. I apologize for the lenght of my reply, but you have learned from my emails already that I like to be thorough and use too many words in the process.: )

This rental was what we needed. close to everything we were going to do. The neighborhood was quiet and secure. will definitely keep this listing for future trips.

Comodidad, tranquilidad y ubicación
Me enteré de este alojamiento gracias a TripAdvisor. Me llamó la atención por el precio y decidí contactar a Ferdinand, el propietario. Nos hospedamos durante seis noches. Lo mejor de la casa fue la ubicación, ya que está en Balan Tum, a unos 10 minutos de Playa del Carmen, lo que nos permitió desplazarnos fácilmente hacia todos lados. Llegamos desde Guatemala en nuestro vehículo y lo estacionamos frente a la casa, pues al estar en una residencial hay seguridad. A dos cuadras de la casa hay un Oxxo, lo que permite hacer las compras de lo necesario fácilmente. Nos pareció excelente el lugar porque tiene lo que se necesita en unas vacaciones, desde una cocina equipada, habitaciones confortables con aire acondicionado, hasta wifi y TV satelital. Nos sentimos como en casa. Al rentar el lugar Ferdinand también les ayudará con su itinerario, les compartirá actividades que pueden realizar en el área y que son de bajo costo. No dudaría en volver a rentar el domicilio para una próxima aventura en la Riviera Maya.
