Importantly we politely request that Woodside is NOT a party venue and prior to letting we ask that you please agree to this strict letting condition. We are not a venue please for stags or hens . **This let is for the Main house and beautiful south facing front garden ** The let does not include the annexe (Little Woodside) or the back garden which is the owner's private weekend residence when the main cottage is not let and has no connection with the main house,accessed by its own entrance .The owner does not live at the property when the main house is let ,to be clear The property is new to the the lettings market after being meticulously renovated as a private residence. We let for no more than 140 days a year as per regulations. We book direct and will send you all booking and payment details with full confirmations on the Holiday lets direct messaging . For groups of 10 (the maximum permitted) there is the option to let the private suite (a four poster super king bed, dressing room and luxury ensuite bathroom) for an extra charge of £50 per night. You are assured a very high standard not found in other standard lets - even the sheets are of high quality along with the beautiful house furnishings. Designed as a luxury family home, this certainly isn't a house set up for lets and we believe that is why we have 100% positive feedback from all our lovely guests. We have a lot of return guests and are hugely popular with those that like a bit of luxury at affordable cost and appreciate that this holiday let is of a very high standard ,not found in the area ,so very unique .The bar is set very high and we are proud of that as we would want when we go away .We get booked up for 60th and 70th birthdays gatherings and can recommend some stunning local restaurants all a short drive away . Woodside is a beautiful, tranquil cottage and is a fabulous place to have family gatherings and wonderful dinner parties. It's a perfect base in the centre of the New Forest. Our wish is that guests really enjoy the peaceful surroundings and tranquillity of the garden. It's a wonderful home away from home, far away from the hustle and bustle of the city and you'll leave fully de-stressed! Layout :-The bedrooms in the main house are all large/kingsize and have their own individual decor. Two king on the top floor and two double with an optional luxury suite on the the second floor. There is no bedroom on the ground floor and all are either king or double beds (no singles or beds put together ) .Some share the main family bathroom and two have ensuite. We rarely let to capacity as we choose not to overfill the house. All rooms have luxury linen provided but we don't provide towels.Towels can be provided at a charge of £5 per person if required. Guests must bring their own cots or high chairs due to health and safety reasons. If you have pets please check with the owner. Generally we allow one small dog to be kept in the kitchen overnight and no pets upstairs please. Charge for a small dog is £25. Included in the let of the main house are:- four beautiful large bedrooms, kitchen, dining room, conservatory, front garden, lounge, three toilets and two bathrooms.The owner will never be in the main house while you are letting to allay any concerns. It is for your sole private use.We do not provide a washing machine . Not included in the let in the main house are :- the study, garage and laundry /facility room, back garden. The annexe is not included and is totally separate with no adjoining doors to the main house which is either let or the owners weekend residence. The dining room table seats up to 8 comfortably and has an extension so 10 can dine. Parking is for a maximum of THREE normal sized family cars and absolutely no parking in the lane as it obstructs neighbours access. This is a strict condition and any extra vehicles will be asked to be moved .A single parking space in front of the garage is reserved for the annexe and the rest is for the main house. The gates must please be shut at night to keep the clever sneaky deer out and for your privacy. Please close all windows when you go out, for security and the odd rain shower that we get on the coast! The property has beautiful gardens designed by an award winning Hampton Court landscape gardener. This is a new modernised thatch cottage and has all the mod cons to make your stay a very comfortable one indeed. ** For wedding groups we are not a venue for the groups to get ready on mass pre wedding,as we have strict limits of guests and cars on the property.(3 cars .Max 8-10 same guests ). The amount of guests booking Woodside cannot be exceeded with extra day visitors please due to noise and indemnity insurance.No parking in the lane please and Woodside is not a wedding photography backdrop without prior permission due to house security reasons please. The property is perfect for family groups and has a lovely warm and welcoming atmosphere. The garden is beautiful and is in full bloom when the wisteria are shooting up, mixing with the roses. We would ask for a maximum of 3 well behaved children please. Children below two years old are free but we don't provide cots and high chairs due to health and safety regulations. Public holidays : Bank holidays, half terms and New Year is a minimum of three nights. The minimum stay for Christmas and Easter is 4 nights.Please enquire for separate costs. July is 4 nights minimum ,August peak season so one week minimum unless we have space nearer the dates . Week bookings are Friday to Friday .(from 330pm checkin to 1030am checkout) Woodside is a lovely place and we are sure you will love staying here. Letting conditions:- Full balance of payment must be made two months prior to arrival please plus refundable damage deposit. Please put in your diary! Cancellation within two months = loss of deposit Cancellation within one month= full cost of holiday.If we can relet then we are fair and charge just the deposit . The house must be left clean as found. All rubbish,nappy bags etc must be put in the black bags out by the side gate please and fridge and freezer emptied. We ask guests to treat this lovely cottage as you would your own. Any damage/extra unnecessary cleaning will be charged. If you're looking for a party venue this is NOT the place for you. No extra guests or day visitors please due to strict indemnity insurance. These polite strict letting conditions to be agreed before we let Due to thatch insurance we cannot permit fires,log burner ,fireworks or barbecues and are a non smoking property. We have never had any complaints and always ask guests to please let us know at the start rather than at the end if any issues,even minor , so you have a wonderful stay at this beautiful New Forest hideaway. Regularly asked questions: The house is let with 4 bedrooms on two upper floors(No bedrooms on the ground floor ). The 5th bedroom is the owner's suite and charged extra containing a beautiful 6ft x 6ft super king 4 poster,dressing room and luxury private ensuite.This is in the main house and only let when required.The max house capacity is 10. We can't permit day guests and the maximum amount on the property is 10 . There is a downstairs loo. 2 king bedrooms, two double sleeping 8 comfortably.There are NO split single beds. You have sole use of the main house and no one else stays on the property. The annexe and back garden are NOT let and separate to the main house . We don't offer use of the laundry room .There is no washing machine . The dining room table is extendable and seats 8 and can fit 10 . There is room for 3 standard sized cars to park.4th can be parked at the end of the lane ,but not in the lane due to neighbours right of way. The kitchen is fully equipped for Sunday roast cooking and the fridge freezer is a standard size so please don't over purchase if here for a week. We provide all quality bedding,hand towels ,toilet paper and washing up liquid. Please remember to bring your favourite towels The house has fibre optic wifi We are 5 minutes from the open forest with the ponies and the beaches. High season weekly bookings are Friday to Friday. Standard check in is after 330pm and checkout 1030am The nearest pub is the Plough , 4 minute drive away We don't provide cots or high chairs due to health and safety insurance and ask parents to bring their own .
