Village Life - Country Living! Delightful 17th century 4 bedroomed (sleeps 8) 3 bathroomed former farmhouse with walled cottage garden and views over the stream in this quiet little farming village of Basenthwaite. The cottage is owner maintained and well-cared for.

Watch the Puddle Duck antics, as they waddle to and fro from farm to stream. Children can play on the swings and in the woods freely - running around making camps, playing poo sticks, making dams in the stream and generally having enjoying their freedom, just like children used to be able to do !! NB. This cottage has not been flooded even though we are near the stream. As the Water Board take water supply is taken out all the time, the river level drops rapidly.

All the heating is included in the rent, and a complimentary basket of logs is provided. There is a small charge of £2 per basket after that.They can be collected from the barn on the farm. Bed linen included and towels included for weekly bookings. Towels to be provided by guests for short breaks. Rates are depending on high or low season e.g. school holidays are high season up to £1200 per week and only let weekly.Mid week breaks are for a min of 4 nights.
We are flexible on rates for late bookings and smaller numbers, and can often give a Sunday night free.The rates above for weekends are for 6-8, groups of 10 will be £100 extra in total (i.e. weekend for 10 £550 but you can have Sunday night free.)Some dates may have been reduced for late availability

15 mins' drive from the bustling market town of Keswick. Free parking available, some off-road, remainder on quiet village road by cottage.
Getting around
You will need a car preferably, but there are some buses to Keswick so it is possible to use public transport. Check bus time table as it varies at different times of year. There is a mountain goat bus which takes you all around the lakes and also an open topped bus in the summer months which does the same. Bring your bus pass if you have one then you can use it here! The nearest train station is Penrith then you would take a bus to Keswick and change there for Bassenthwaite Village.

Brook House lies tucked away in a sleepy hollow 1 mile away from the A591 - 6 miles from Keswick and 20 miles from carlisle and Penrith M6 Junction 40. The cottage is by the stream near where the wooden bridge is over the stream. There are country walks in all directions. Or for the more adventurous fells and mountains to climb. We are 6 miles from the A591 (half an hour from junction 40 M6)
