Orchard barn has under floor heating throughout. The spacious oak kitchen is well equipped with a dual fuel Range cooker, fridge and dish washer. Ample glasses, cutlery, crockery and serving dishes are supplied with a lovely chunky solid oak table and chairs. The Kitchen looks out to the courtyard where you can open the double glazed doors and enjoy your time reading the paper or socializing with friends in the beautiful suntrap with a view down to the Isle of Wight. In the utility room is a place to store your boots after a wonderful walk around the surrounding area. Also in this room is a fridge freezer microwave, washing machine and a tumbler dryer. Off the kitchen is the snug, where you can take some time out and read a book or try a jig saw puzzle there is also free wifi connection ...Orchard barn has under floor heating throughout. The open plan sitting and dining area has a small slope entering from the snug. The sitting area is a cosy area with low ceilings and soft lighting with a wood burning stove (wood provided), sofas, a wide screen digital TV, a blu-ray DVD player and an I pod dock. The large oak table in the dining area can seat 10. The dual aspect glazed doors open onto the secluded patio and garden at the rear of the property and the courtyard at the front. Both ground floor bedrooms have views out to the patio and orchard at the back, one has an en-suite with shower, basin and toilet, the other has a wet room with shower and disabled facilities. The spacious wet room offers a two headed shower, WC with supports and two basins. The two bedrooms on the first floor are approached by two separate stair cases. They both have en- suite bathrooms with a bath and basin and wc. All bedrooms have super king beds which can also be made in to twin 3ft beds. All Linen and towels are provided.

Absoloutely Perfect
We have just returned from a long weekend with my grown up family, one year old grand daughter and Great Grandad. The property was absolouterly perfect in every way. Superbly laid out to give everyone their space whilst having the facility to bring everyone together in the evening fro dinner times with not just one but two grand oak tables on in the hall area and the other in the superb kitchen. Whilst we experienced a drop in temperature from recent weeks the barn was very warm and cosy and required no heating. The furnishings are of the best quality with roomy sofas, comfy beds, everythng was immaculately clean. The kitchen had enough equipment to cook two large family meals. Make sure you take everything you need as the shops are about 15-20mins away but Ocado do deliver. Nothing was too much bother for Sally the owner who lives in the farm next door. We arrived on the day that Queen sadly passed away but in a such a quiet and peaceful place it gave us all time for reflection and we will always remember where we were when the Queen passed away.

Fabulous place to stay
We booked to celebrate 70th birthday with family and friends. Beautiful spacious property, immaculately clean and so well equipped. Lovely welcome from the owner who was available if you needed anything during your stay. It had a great garden for our celebration and a BBQ. Garden was great and safe for the little ones to run around. Set in lovely countryside and close to so many places of interest to visit during our stay. We would highly recommend this holiday home.

Perfect Country getaway.
Orchard Barn is in a great location, well maintained & fully equipped. Amazing country views & walks. Sally (the owner) was very welcoming & on hand if needed. Would definitely recommend to family & friends.

Fabulous
Our group of 8 friends stayed for four nights over the New Year holiday 2020 in this great venue. The Barn is stunning and was enhanced with the beautiful Christmas tree and decorations. There is everything you need for a great stay even a delicious home made cake and a bottle of champagne were waiting for us on arrival. Set in a quiet lane there are plenty of walks to be taken in this beautiful hidden part of Sussex. It is near Chichester but it seems like you are in another world so peaceful and surrounded by fields. Highly recommended by all of us.

Great place to stay for a family Christmas
What an amazing find for an extended family Christmas break (ages 95 to 3 months). The photos on the website cannot do justice to how much space there is: very important when the weather is bad, some of the party want to play a noisy game and others are having a snooze. The property is beautifully renovated, decorated and equipped and we spent most of our week in it apart from a couple of walks and a trip or two to Chichester and surroundings. We would like to come back when the weather is better and we can explore more. Many thanks for the extras: lovely sponge and hamper!

A pleasure!
We spent a delightful family week here during the summer holidays. The house is truly a pleasure to stay in; it's characterful and yet the modern interior makes it very easy to live in. There are lots of mod-cons. The barn is in a rural location - so it's very pleasant in the garden with apple trees and a large field directly behind. The rural location does mean it takes about 10 minutes to drive to the local pub along single track lanes (The Barley Mow is the best and you are rewarded once you get there - its also a lovely place!). And of course most activities are then a drive further on from there, but so long as you don't mind a bit of a drive to activities then the location is great. The landscape is beautiful: we saw grouse, hare's and deer in the hedgerows as we drove back and forth. In terms of family activities, it is pretty easy to the coast at East/West Wittering, Littlehampton, Chichester and also to see the castle at Arundell etc. Also activities like horseriding were easily organized at nearby stables and there's also the national trust site at Uppark among many other options. In short, hard to beat this place as a rental for a family week of relaxation and unhurried exploration of this part of West Sussex. Thank-you Sally!

Outstanding!!
We stayed for a long weekend as a family of 7, attending a wedding nearby one of the days. There are no photos that can do this barn justice! Pulling up into the drive we were amazed by the property, fresh flowers on one of the dining tables was such a nice touch. The whole place was very clean and had everything you could need - iron, washer, drier, massive range of kitchen utensils etc. Elderly grandparents came with us and the wet room was really useful, making the whole place accessible for them. We are already planning a date to come back for longer and explore the beautiful surrounding area. Wonderful host, Sally was really friendly and helpful!

Excellent property in secluded location.
A property of very generous size with 4 en-suite bedrooms. The wine and the homemade cake left out for us were most welcome. Sally visited to provide various information and there is also a folder that contains a lot of the stuff that you need to know about the area. The property was very clean and you really won't know what to do with all the space. The location is secluded and the nearest pubs are 2 to 3 miles by road. We found The Victoria at West Marden to be very welcoming. Plenty of off road parking space at the property. Lovely walks in the locality with some beautiful scenery. Not too far to Chichester and Petersfield by road but be aware that the property is located on a single track road and it is around a couple of miles to the main roads. We had groceries delivered by Asda without any difficulty. We spent one day at Fontwell Park races and that is about a 30 min drive. Excellent kitchen facilities and a private garden area. Thoroughly enjoyed the time at Orchard Barn.

Superb Accomodation
Beautiful barn conversion, tastefully furnished with all the amenities we required. Our extended family group ages 3-75 we were welcomed by the owner and wine, milk and cake were most appreciated The four bedrooms had very comfortable beds and en suites,one of which on the ground floor with disabled facilities. Kitchen needs were well catered for. The cooker was a delight. It was wonderfully quiet
