It is not suitable for young groups or parties.** Offering great value, this apartment is a good choice for guests who wish to stay in an exclusive area of Edinburgh, close to the city centre. The views from each floor are stunning with Edinburgh Castle, Arthur’s Seat and the Pentlands all laid out before you. The top floor interior is generously split between a large open plan relaxing grown-up living space with generous leather Roche Bobois sofas, 3D TV and a mezzanine games area. There are plenty of board, card and dice games suitable for big kids and little kids alike, along with a foosball table and colouring and drawing equipment. A washroom is also on this level. On the middle level is the large, designer kitchen, with island, granite worktops, integrated Siemens appliances, one of which is a coffee machine which works at the touch of a button for those lazy mornings. There is a modern oak dining table to seat 10 and a spacious open plan living area with a large comfortable corner Roche Bobois sofa and TV area along with a selection of games/puzzles suitable for younger children. This level opens out onto the private balcony with BBQ and outdoor seating which in the Spring/Summer and Autumn is set amongst lavender and alpine strawberry beds which creates a lovely private scented oasis. All the bedrooms are located on the first floor. The master has breathtaking views, 'his and her' walk in wardrobes and a large en-suite, with designer tub and a large rain shower head. There are a further two en-suite bedrooms, a children's play bedroom with rope swings and slides with two bunk beds (3 full size single beds and a small cot-bed for a child under 5) and a family bathroom with full-sized designer tub and rain shower. This floor also features a 'hide' play area with sofa, ideal for children and a large utility room. Family focused: This privately owned luxury penthouse has been lovingly and thoughtfully kitted out to cater for families ranging from the very young upwards! Regardless of age the penthouse is perfectly positioned in the heart of Edinburgh to access many of the cities attractions within easy walking distance – with great restaurants, bars and coffee bars on the door step. To make your stay truly a home from home for those with younger guests it offers (upon request) the complimentary use of: - a Bugaboo pushchair - BushBaby backpack carrier - Cot/sleepbags/bedding - Philips Avent steriliser - baby bathing chair - floor playmats - toys – all suitable for babies - baby monitor - Car seat (for 4 years old +) It is also perfect for marking a special occasion by utilising the formal dinnerware which includes Dartington crystal glasses, Jasper Conran and Vera Wang by Wedgwood china and candlesticks, solid silver cutlery and white linens. There is even a formal cutlery set for children! *Always enquire or check our website for last minute discounts and special deals* -Booking Requirements- In completing the booking guests confirm that they have read and agreed to The Edinburgh Address terms and conditions. -Notable Terms- Lead guest must be of 30 Years of age or older. Property not suitable for Stag, Hen or young single gender groups for party purposes. Parties and gatherings are strictly prohibited The Edinburgh Address reserve the right to vet & cancel any unsuitable bookings. We also reserve the right to refuse entry to parties who do not match the information provided. There is a strict no smoking policy. Abusive or inappropriate conduct towards staff will not be tolerated under any circumstances A damage deposit of £1,000 is required one week before arrival and will be fully refunded pending no damages or deductions 7 days after your departure. Check-ins are arranged directly with the owner’s property manager. Check-ins outside standard check-in time frame, 3:30pm – 7pm, are subject to availability and will incur an additional charge.
