Kirktoun is a delightful cottage, situated on the edge of Duffus village, on family run Duffus Estate. Originally built for the Estate's housekeeper and gardener, Kirktoun is now perfect for couples or families. Surrounded by fields and woodland, it is an ideal haven to escape to with open country views from every window. Within walking distance of Duffus with its post office, shop and play park, you can be as relaxed or active as you feel. Kirktoun's spacious sitting room has a lovely restored open fire (with complementary logs from the Estate), perfect for cosy evenings in. There is a beautiful fitted kitchen, along with a separate dining room - ideal for long, leisurely dinners with friends or family. You might also be lucky enough to spot some of our resident red squirrels which live in the woods behind Kirktoun. The patio area is great for summer BBQs or sipping wine whilst watching the sun set on those long, light summer evenings we are blessed to get up here in Moray. Duffus Estate has a network of paths, many of which can be accessed directly from Kirktoun. Whilst you are out you might see roe deer, red squirrels, hare or even some of our abundant birdlife - woodpeckers, partridge etc. The local woods are also home to a host of wild flowers. Spring time is especially impressive due to the grand displays of snowdrops followed by daffodils and primroses. Close by are the glorious beaches of the Moray Firth with its resident dolphin population, golf courses galore, cliff top and forest walks, the Speyside whisky trail and many historic castles such as Brodie Castle and Cawdor Castle - this oft overlooked area of Scotland really has plenty for everyone. Super cottage for a family break
We had a wonderful long weekend at Kirktoun. The cottage was a lovely size for our family of four with two young children. It was really well kitted out with everything we needed in a cosy, modern country cottage style. The decor and furnishings were tasteful and thoughtfully chosen. The location strikes a lovely balance between getting away to the country and having plenty of local amenities nearby.there are lovely walks in the nearby estate. We also spent happy times in the morning watching red squirrels and birds in the garden. The little touches from the host, Caroline, were really great - a super welcome basket and a fire already made were really appreciated after our journey north. We must also give special mention to the outstanding guide she left to the local area. The recommendations for places to eat and things to do, particularly with children, were spot on. It was so helpful, and saved us from needing to do much research in advance. We heartily recommend Kirktoun and hope to return.

It was really an amazing cottage just as you would want it to be, located very nicely. The interior was beautiful just as much as it was typical. Really enjoyed my stay!

Very comfortable and clean
Thoroughly enjoyed our stay at Kirktoun Cottage. The accommodation was perfect, very comfortable and clean. The surrounding area was stunning. We went some beautiful drives to local villages and enjoyed 2 rounds of golf at nearby Hopeman golf club. Would definitely stay again and would recommend to anyone travelling to this area.

Cosy, comfortable home from home.
We have stayed at Kirktoun cottage twice and have found it to be immaculately clean, well equipped and furnished with all that you would need for a stay. It is spacious and the garden is lovely for relaxing in the sun. The welcome pack on arrival is always welcome after a long drive. Extra cleaning measures have been put in place this year due to Covid-19 and we felt extremely safe staying here, thank you. We look forward to returning again.

Gorgeous cottage great for kids and dogs!
We're fairly regular visitors to Duffus and have stayed in a number of the Duffus Estate properties over the years - either as a couple, family or larger group. We'd never stayed at Kirktoun Cottage before, though. What a lovely surprise! It's nice and spacious, with ample room for our 5 year old and dog both indoors and out. It was a little chilly during our stay to spend too much time playing in the garden but it was a great place for both dog and child to let off a bit of steam without worrying about either escaping. The kitchen looks very recently re-done (and has the most gorgeous tiles!) and overall, I felt the interior was of a really high standard. I particularly appreciated the bedding - love a bit of Egyptian cotton! We re-visited a couple of our favourite haunts - The Bothy in Burghead and The Duffus Inn - and had lovely meals at both. We also enjoyed lunch at a new 'find' - the Gordon Castle cafe at Fochabers. Overall, we had a brilliant stay at Kirktoun Cottage and we wouldn't hesitate to return.

Great countryside get away for a small family
We’ve just had a perfect few days on the outskirts of the village of Duffus close to the lovely moray coast. The cottage has a lovely warm feel, in a beautiful countryside spot, well furnished and equipped with everything our small family could need. As someone who loves to cook the newly fitted and decorated kitchen was a real pleasure to spend time in, its a great mix of modern and vintage style. The cottage has large windows and stunning views of the surrounding woodland, after forrest walks we enjoyed curling up by the fire, sitting watching the birds from the living-room wIndow. Best of all, lots of fresh air, comfy beds and countryside peace and quiet saw us all sleep brilliantly. Thanks from us all for a lovely stay. The Glassford family

Perfect country getaway
We spent a week here over Christmas and it was a delightful spacious cottage, well kitted out with lovely scenic views. Will definitely return!

Spacious But Still Cosy
Only five minutes from the centre of the village (great village shop for quick shopping) and close to Elgin, Lossiemouth and numerous pretty coastal villages and beaches, Kirktoun is a gem. Inside is warm and cosy and much more spacious than you would think from outside. We were staying during some frosty weather but the cottage is very warm and snug. Equipped with everything you might need and comfortably furnished to a good spec, it is a quiet haven. My husband thinks the bed in the master bedroom is the best he has slept in for many a night. Plenty of space for your belongings. Well appointed kitchen should you wish to cater but there are so many great places to eat a short car ride away you might like to spoil yourself.Surrounded by fields and woodland of there a views from every window. Lots of local birdlife. Loads of places to explore and to shop so this place comes thoroughly recommended

Warm, spacious and peaceful but needing some TLC
We drove up from the Midlands in a deluge of rain and it hardly stopped for the whole of our visit here. That may have accounted for our slight disappointment on arrival at Kirktoun Cottage. It just looked a little unloved. The garden did need attention with overgrown shrubs, weeds and long grass, though the grass was cut while we were there. The garden is large and our dogs loved the space to run around in safety.The house is spacious and the welcome basket was indeed very welcome. There seemed to be everything you might require provided in the cottage. Would have appreciated a shaver point in the bathroom to recharge an electric toothbrush, but we just bought manual ones! As previously mentioned the furniture and soft furnishings could do with replacing and cushions with long threads hanging off, coasters with burn marks and a cracked bath panel etc should have been attended to . I understand that the kitchen is being replaced this year. The cooker was certainly very dirty, greasy for our visit. The numbers for the oven temperature had long been rubbed off so oven cooking was quite hit and miss. The open fire was lovely during the damp evenings and there is a very generous supply of wood provided. One important point that guests really should be made aware of is that when wet the paths around the house become quite dangerously slippery. I fell over taking rubbish to the bin and hurt my back as a result. The village pub is just a 5 minute walk down the lane and we had a very enjoyable meal there. The village shop is next door to the pub and is a very friendly place to stock up on the basics. To sum up overall we enjoyed our visit as we were there to see family, but would only return to Kirktoun Cottage if the interior was brought up to a higher standard.

About the neighbourhood
Set in the heart of Morayshire, the area has the best of both worlds. Within minutes of many glorious sandy and quiet beaches such as Covesea and Roseisle or just a short drive from the Cairgorms with their rugged mountains, glens and rivers. There is a plethora of historical properties locally such as Elgin Cathedral, Brodie Castle, Duffus Castle, the famous Fort George, and Spynie Palace to name a few. Feeling active - then there are numerous golf courses suitable for all abilities, mountain bike trails, sailing in Findhorn or fishing on the Spey. There are also many stunning walks close by such as the Moray Coastal Trail or the coastal pine forests of Roseisle and Culbin. You may even be lucky enough to spot some of our resident population of dolphins that live in the Moray Firth. Feeling indulgent - then head to the hills and taste some magical Speyside malt Whisky at some of the world's finest distilleries such as Glenlivet and Glenfiddich or relax at the Boath House Aveda spa. For shopping there is Johnston's Woollen Mill famed for its cashmere, Baxters famed for its...tinned soup, and for the whisky connoisseur - Gordon & MacPhail's shop in Elgin. For the kids there is the Elgin leisure centre with its swimming pool and ice rink, local horse riding and further afield, Landmark at Carrbridge with its adventure park and water slides. Feeling like a meal or drink - there are numerous local pubs and cafes offering fantastic fresh, local dishes and seafood to suit all tastes.

As Kirktoun Cottage is in a rural location, car is the best way of getting around and seeing the local area. There is a hourly bus service which runs through Duffus to Elgin during the day. The closest bus and rail stations are found in Elgin which is 5 miles away.

Duffus is located 5 miles north of Elgin, slightly inland between the coastal communities of Hopeman and Lossiemouth. Morayshire is easily accessible from all areas of Scotland. A drive up the A9 from the central belt will bring you through the Highlands with the obligatory stop at House of Bruar - one of the best shopping experiences in the north of Scotland. Elgin is situated on the A96 which runs between Aberdeen (approx. 70 miles) and Inverness (approx. 40 miles). Airports: Inverness - 32 miles Aberdeen - 66 miles Train stations: Elgin - 5 miles Forres - 12 miles
