With its south-east view, looking over the swimming pool and lush gardens, this apartment gets the morning sunshine -- ideal in winter, but protected from the afternoon sun in the heat of the summer. There are ceiling fans and air-conditioning units in all the rooms. There are beautiful, cool, ceramic floors throughout the apartment. Our guests comment on how well equipped and beautifully furnished the apartment is – often 'better than at home'. All linen and even beach towels are provided. All you need to bring with you is your clothes! Private sun loungers are also available - no need to struggle with other holiday-makers. Outstanding apartment!
My wife and I went to Paphos with our 2 sons, aged 22 & 18 years, plus their 2 girlfriends, to celebrate my 50th birthday. We had a great time. The apartment has everything and more than you need; 2 bathrooms were a godsend with the girls, bedrooms were very spacious with lots of wardrobe space, kitchen and lounge/dining room have plenty of room for 6 adults. The view from the balcony overlooking pool area (which was kept clean) was great. Location is brilliant -- 5 minutes walk to local beach with toilets, sun beds and beach bar; 5 minutes walk to Bar Street for dancing & late nights; 15 minutes walk to harbour, which has great fish restaurants -- can recommend Theo's. Plenty of restaurants nearby to choose from. Walking away from the harbour along the coast road, you come to Rimini, which the lads loved as it offers a half kilo T-bone steak and great pizzas. Hired a car for 2 days from Nestor car rental on Poseidonos avenue -- about a 5 minute walk from apartment. Spent 1 day exploring the akamas Peninsula and another day in the Troodos mountains. We used acropolis taxi's for transfers from and to the airport -- very reliable and friendly driver. Correspondence with Jane by email was great. Apartment is exactly what it says on the Internet and more. Thanks Jane: we'll be back at some point in the future

Fantastic Apartment in Limnaria Villas
Just a quick note to say how much we enjoyed our stay at Limnaria Villas. The apartment was absolutely fantastic – ample space, very well-equipped and a perfect location. The pool and surrounding areas were all spotlessly clean and beautifully maintained and we were also very much taken with the warmth and hospitality of the local people, something which you rarely see at ‘mainstream’ holiday destinations. Thank you too for all your help and unfailing patience with arranging the booking; you made the whole process a pleasure rather than a chore.
For families we would particularly recommend the water-park and Pirate Cruise. The water park is very bright and clean and, although not huge, had a good variety of attractions which will easily amuse the family for a whole day. Not cheap at around 90 euros for a family of four, but worth while. Also excellent was the Pirate cruise. We did the afternoon trip although evenings are also available. The 'pirates' were wonderful - the fun didn't stop from the moment we got on and they were hugely enthusiastic for the entire trip. There were supervised craft activities and games, musical entertainment and of course the chance to walk the plank (with life-jackets, if needed!).
We will certainly recommend your properties to any friends thinking of visiting Cyprus, and hope to visit again ourselves in the future.

Beautiful well equipped Apartment
My Husband,Son,Daughter(both adults) and myself have just returned from a 12 day holiday in Cyprus.
We stayed in the 3 bedroomed Apartment at Limnaria Villas in Paphos Jane also owns a two bedroomed Apartment at Limnaria Villas)
The Apartment is beautiful,so well equipped and tastefully decorated with a super view over the pool and gardens from the large balcony.
Jane has been so helpful from start to finish, nothing was too much trouble for her, we will certainly go back again and would not hesitate in recommending the Apartment to anyone.
The Apartment was within easy walking distance to the beach and all the amenities, with lovely restaurants close at hand.Two of our favourites are ALKION on Agios Antonias in Kato Paphos(very reasonable with excellent 3 course set menus and the owner Kyriakos is a lovely guy) and SEAGULLS on the sea front near the harbour. We hired a car for the whole time we were there as my Son and Daughter had not been to Cyprus before and wanted to see some of the Island.We went to Limassol, Latsi, Polis,Pissouri and Nicosia.Although car hire is not necessary as there are lovely walks and the local buses are great if you do not want to go too far afield.
We hope you decide to stay at Limnaria Villas as I am sure you will not be disappointed.

Fantastic apartment for our family
We picked this apartment for it quieter location but still central to all of Paphos entertainment and we were not disappointed, highly recommended.
The apartment had everything we needed, very high quality and clean. It definately allows you to travel light when going as a family, no need to bring towels/beach towels or so many clothes since the washing m/c is easy to use.
The apartment is exactly as advertised, no misleading details and the owners are very honest and professional to deal with.
The beds are all extremely comfortable and good quality, and the apartment has so many different ways to control the temperature so that you always feel comfortable. The two bathrooms were useful with larger family, great showers.
The swimming pool and general area of the apartment is very nice, and the people that the apartments attract are equally nice people, many of them are owners themselevs staying or having a long vacation.
We walked a lot around the area, and often used the fantastic bus service, very inexpensive and reliable bus service.
The beach close by is perfectly okay and we did not feel the need to visit Coral Bay as many people recommend.
So many restaurants close by, ZaZa, Michael's, and in the old town just behind the municipal market is Laona which I highly recommend for lunch or dinner, little tricky to find.
We went on the "Jolly Roger" pirate boat trip with Pahos Sea Cruises and I would highly recommend.
And finally, the ice cream parlour just before you reach the bus station on the front (with a large cone above the doorway) is simply a treat not to be missed on a daily basis!

Excellent apartment To Make My Stay Even More Memorable!
Whow what can we say - the apartment really made our stay in Paphos one to remember, thank you Jane. Everything one could wish for had been thought of for a stay for all ages. The rooms are a very good size with plenty of storage space and everywhere was spotless. The view over the complex was lovely and at night with the pool lit up it was magical. The pool was very pleasant and very clean. I had brought my daughter, a niece, my sisters and a friend with me to celebrate my 60th birthday - we had a marvellous stay, there were 7 of us in all and there was plenty of room. We didn't hire a car but that didn't matter as there is a very good regular local bus service which you can use to get round the Paphos area, including Coral Bay - a day ticket, for unlimited travel, cost 2 euros which was good value as a single journey was 1 euro. Someone we spoke to said that the beach near the airport was a good one to visit too and the local bus goes to the airport. There are various options for sightseeing tours if you want to go further afield, into the mountains for example. Sights and amenities are easily within walking distance e.g. resturants, the sea, supermarket etc. I would definitely recommend Jane's apartment to anyone who would like an excellent place to stay whilst taking in the atmosphere Cyprus and Paphos creates. Thank you once again and hopefully I'll be back in the future!

Limnaria villas, apt B105: good value, very well equipped
Stayed in this apt one week as off the 22nd of May 2012, two adults and four children between 6 and 11 years of age. 1st floor apt, very well equipped even selection of books and dvds for the whole faily. Excellent layout: bedrooms placed in a seperate unit of the apt. Even pooltoys available :-) good value for money. Would deffinately go back. Only missed one thing: Dishwasher.

Thank you so much for your kind, positive review. We are very happy that you enjoyed yourselves and found the apartment had everything you wanted. We do try to provide everything and furnish it as for our personal use - so with more facilities than normal 'holiday lets'.
As for the dishwasher...We can sympathise with your need, especially having four young children. However, regrettably, it would restrict cupboard space for essential items, so is not really a possibility.

Phenomenal Holiday
The apartment is fabulous and the pool is very clean.
Brilliant places to eat and every restaurant is in walking distance.
We were there for 17 days. We could easily have stayed longer.
We are all very sad that our magical holiday has come to an end.
Happy memories.

Excellent winter break!
Came back to Limnaria with family and stayed in this larger flat as we had such a good time in the summer. Just as good as before, just a different time of year and larger flat! As with the other apartment, this was very well looked after with all the facilities you need to stay in a self catering capacity with extras such as satellite TV, wifi and access to the pool (although only for the brave as it was a bit too nippy for me in January). The apartments are located only a short walk from the centre of Paphos with lovely restaurants only a stone's throw away which was brilliant if we couldn't be bothered to cook ourselves.
Was a great idea to come back with family and am sure we will return again soon! Definitely recommend for a lovely home from home getaway in Cyprus.

Central, clean and comfortable large apartment
The apartment is very close to the sea and the lovely harbour area in Paphos, yet in a quiet location. It is well stocked and a lot of thought has gone into making it easy for guests. We found the price to be very good value for money.

Limnaria is ideal for Kato Paphos, away from the main coastal road, so quiet – yet within 5-10 minutes walk of the sea, beaches, restaurants and the town centre.
Nearby are:
• the Picturesque harbour, with its mediaeval fort, boats moored alongside and facilities for swimming in the clean water
• opportunities to take cruises, go snorkelling/diving or fishing
• a paved promenade extending at least 5 km along the sea front
• the famous Mosaics, 'Tombs of the Kings' and 'Paul's Pillar', where St Paul preached.
There are small, protected beaches for sunbathing, swimming or water sports.
By bus or car you can travel along the coast to other towns and villages, the mountains or Akamas nature reserve.
