Niolos Villas consists of two autonomous villas located on a hill, overlooking the Souda bay and offering beautiful sea views.
Villa Niolos II is a 140 sq.m, newly built, 3 bedroom luxury villa, built with high design standards and construction quality, located next to Sternes village which is only a 2 minutes drive away from the well known sandy beaches of Marathi and Loutraki. Because of its position (being located on a hill side), the villa offers an incredible view of Souda bay.
The interior design of Villa Niolos II is modern and its layout functional, comfortably accommodating 5 guests in its 3 bedrooms and up to 7 people if necessary. Entering the villa on the ground floor, you will find a spacious open plan area which is consisted of the living room and kitchen. The living area features a comfortable corner sofa, coffee table, 55’’ HDTV and an indoor dining area and offers direct access to a veranda equipped with outdoor furniture. Next to it, the kitchen is fully equipped with all essential appliances to make your self catered holiday as easy as possible, and provides a breakfast counter and direct access to a veranda with an outdoor dining area and the gas barbecue grill. The whole room is bright and airy and enjoys beautiful sea views. A bathroom with shower and a separate storage room with a washing machine can also be found on the same floor.
On the first floor guests can find of the bedrooms of Villa Niolos II, one of which offers a single bed and dressing table, while the other features a king sized double bed (1,80 X 2,00), which can also be set up as two single beds (0,90 X 2,00) upon request. Both bedrooms are air conditioned and offer access to balconies equipped with patio furniture, enjoying magnificent views of the sea and overlooking the pool. An additional bathroom with bathtub is also available on this level.
Following the stairs to the second floor, you will reach a beautiful attic that hosts the master bedroom. The room boasts a double bed (1,60 X 2,00), open closet, small refrigerator and an en-suite bathroom with shower cabin. Large doors and windows exit to private balcony with siting area offering panoramic views of Souda Bay, the sea and the surrounding area and also overlooking the pool.
Outdoor area
The beautifully landscaped outdoor area of Villa Niolos II, filled with flowers and palm trees, offers amazing sea views, as well as a variety of facilities which include:
- A private, 50 sq. m. chlorine free ecological swimming pool with a special compartment for children. The pool can be heated with an additional daily charge for the entire stay, upon one week advance request.
- Fully equipped, gas barbecue facilities
- Outdoor dining areas
- Lawn covered area by the pool, ideal for the kids to play
- Ping pong table
- A variety of furnished spots (with sun beds, umbrellas, shaded outdoor living room and hammocks) for relaxing in the gardens around the villa, the pool terrace, the veranda and the the balconies.
- The whole outdoor area is fully fenced and offers privacy in some spots of the outdoor area.

We had a lovely one week stay at Villa Niolos 1. The villa is perfectly located on the hillside overlooking the Souda bay. The view is amazing and the villa is a great starting point for exploring the lovely Chania region. The villa is perfect for one family and has all the amenities you need for a very comfortable vacation. If anything is missing you just talk to the owner Stella and she will cater for whatever you need to make the villa feels like a home away from home. She even brought some delicious local pastries. And she has a lot of great recommendations for restaurants in Chania and the surrounding. The Villa was super clean, the bedlinnen super soft and clean. The kitchen has everything you need for making food at home although we went for restaurants in Chania and the surrounding area all evenings. The pool area is super - lovely sun beds and umbrellas made it very comfortable and relaxing staying home for a day. The beaches in the area are great and I highly recommend the beach club at Loutraki if you bring teens. It has a good vibe! I also recommend Etouri that helped us with local transportation and (you need a car, but when going out in the evenings we prefer a driver) and other arrangements as reactant bookings. We will
definitely come back to Villa Niolos and the lovely Chania region.

Bright, clean, modern villa in a good location
Niolos Villa is lovely!
The interior is very clean, stylishly furnished and well equipped. It’s over three floors with the best bedroom on the top and with views over Souda Bay. There are two other bedrooms, one double and one single, also with great views.
The pool is amazing, although we were quoted €70/ day to heat it, which is a lot over a week, so we didn’t. The grounds are well maintained and the parking is behind a secure electric gate.
Below the villa is the “main” road to Marathi, a small resort with restaurants and boats to hire. The road is not busy although as it’s a quite a steep hill, any lorries on it are quite noisy going up the hill.
The villa is also quite close to Chania airport as the crow flies but you would barely know it was there, unless the air force is flying, which wasn’t often and was quite entertaining when they did (we had a free aerobatics show one afternoon).
In terms of things to do, Chania is close and lovely. Rethimnon is about an hour away and also nice (we preferred Chania though). Both have old harbours and streets with nice shops and places to eat. The Botanical Gardens of Crete are about half an hours drive into the mountains and well worth the visit. Eat at the restaurant there - the food is good quality Cretan.
Finally the support from the villas management company and Stella in particular was exemplary. Very friendly, helpful and responsive.
In summary I would definitely recommend the property!

Magnificent view in this luxurious villa
We stay 3 weeks in Crete and one week in Niolos Villa. We are 6, 2 adults and 4 children with one baby
Dream vacation in peace and very good comfort & privacy !
The villa is very well equipped, on each floor we have a view of the island
The host Mrs Stella, listening and helpful received us very well and showered us with gifts. Thank you for everything !! 🙏🏾

What a fabulous stay!
Great, modern villa, equipped with all the amenities, located up on a hill with the best view from all levels! Upon our arrival, we were welcomed by the owner, Mrs. Stella, who had Cretan sweets and spirits waiting for us! We had 24 hour access to Etouri Holiday Advisor team who provided promptly all the information we needed! On a rainy day we received an email from Etouri with recommendations on what to do that particular day! I’ll definitely recommend this beautiful villa to friends and come back with the whole family!

The villa is located on a hill, overlooking the Souda bay outside the small traditional village Sternes which is one of the 20 villages of Akrotiri peninsula, about 14 km north east of Chania town.
The whole surrounding area is a totally quiet natural environment ideal for relaxing but also being very close to all kind of supplies shops, restaurants and services.
In Sternes village you will be able to find a mini market and a pharmacy but most of supplies can be found in Kounoupidiana (8 km away from the villa) which is the largest village of Akrotiri peninsula.
The closest well known area because of it’s beach is Marathi which is only 3 km away. Loutraki sandy beach is also nearby.
