Limes Farm Cottage is a former farmworker's dwelling which has been sympathetically renovated and extended to incorporate many 'eco' features. It has been awarded a VisitEngland 5 Star Gold Award and also the Green Tourism Gold Award, . There is a very generous kitchen/dining room with a handbuilt kitchen, large dining table which seats 8, breakfast bar and sofa seating area. Keen cooks can use the large woodburning Esse cooker or the combination oven with grill and induction hob. The kitchen also includes a traditional butler sink, dishwasher, double fridge, a freezer, washing machine and tumble dryer. French doors open onto the enclosed patio terrace which leads into a large lawned garden with views over the surrounding Broadland countryside. The sitting room has exposed oak beams, leather seating and a cosy woodburning stove. There are games and books you are welcome to borrow and a large television and a DVD player. A starter pack of wood for the woodburner is provided free of charge. There is a downstairs double bedroom and adjacent large, walk-in shower room. All this is accessible on one level, making it suitable for people with mobility issues - please feel free to contact us for more details. Upstairs there is a beautiful cottage double bedroom with ensuite bathroom including a roll top bath. On the top floor is a single bedroom with amazing views over the Broads. Please be aware that this bedroom is open to the first floor landing and is accessed by paddle stairs and therefore may not be suitable for the very young or people with mobility issues. Limes Farm Cottage has a large fully fenced private garden with a patio terrace, seating and BBQ facilities. There is a separate orchard area with a wooden swing frame for guests' use. Free internet access available. Ample parking on site. One or two well behaved dogs welcome by prior arrangement. Limes Farm Cottage is part of Limes Farm, formerly a working farm situated in a safe, secluded setting. The property is tucked away down a country lane, right in the heart of the Broads and is accessed through a neighbouring farm, via a tiny rural access road. More

Our guests receive a personal welcome and introduction to the property. The welcome pack includes a comprehensive file of information about the house and its history, information about the property itself (WiFi codes etc); as well as a brief description of the immediate area, including maps and local facilities. There is another, huge file (regularly updated) containing details on a wide variety of things to see and do, to suit all ages and interests. However, we live on site and are always happy to assist guests, answer any queries, or make suggestions as required.

This accommodation is first class and is presented to a very high standard. The kitchen equipment is second to none as is the furnishing towels bedding etc. Highly recommended.

About the neighbourhood
Ludham is ideally placed as a Norfolk holiday destination. The village has pubs, a post office and shops and also has a historic church and popular tearoom at the centre. The Broads National Nature Reserve surrounds the village, which is also just a short drive from beautiful unspoilt beaches in one direction and Norwich city centre in another. Ludham Bridge, How Hill and St Benet's Abbey are all accessible on foot or by bike. Cycle and kayak hire are easily available locally, as are day boats and guided trips - all are ideal for exploring the Broads and discovering the myriad of native wildlife. A variety of historic places of interest and renowned gardens are also on offer nearby.
Getting around
Ludham is ideally placed for exploring the Broads, as the village is located right in the midst of the Broads National Park. It is perfectly possible to leave the car parked for the entirety of your holiday and get around by cycle, boat or on foot: in fact, you will experience many more of the delights of the Broads first-hand if you do so. There is also a regular, but limited local bus service, for guests who prefer to use public transport. However, most guests prefer to combine a few 'car-free' days with making short journeys to access the wonderful local beaches, or venturing further afield to explore the many and varied places of interest that the area offers. Limes Farm has a Type 2 EV chargepoint on site, for electric vehicles.
