We stayed here in June 2016. We had a car and used it as our base while visiting Rome. The property is quite remote, walking distance to a small residential village. The owner GianCarlo was so friendly that I cried when it was time to say goodbye. He was like a grandfather to my 3 sons for the few days we were there, even brought us cherries he had picked from his garden that morning and home made Italian cake. The gardens are huge and great for the children to play in. The pool is spotlessly clean and when we were there we had the pool all to ourselves, it was like having a villa with private pool. We met some of Giancarlos family, one if his grandsons spoke excellent English and it was lovely to be able to chat with local people.
