The barn has a large vaulted open-plan sitting room with log-burning stove, a modern, well-equipped kitchen (including a range, American fridge/freezer and two dishwashers), a dining table for 14, a family bathroom and a large garden room with large French windows opening onto the patio and secluded courtyard. Whether you’re looking forward to evenings by the log burner, or would like a more active break, we can help you to create a bespoke experience. Spend time in our boutique spa, take part in a yoga or pilates class, enjoy a local wine tour, book our in-house private chef for a meal to savour; speak to us about personalising your stay. The Barn at Green Farm is the perfect base from which to explore the local area. Walk, run or enjoy bike rides in our 33 acres of meadows, wooded pasture and ancient woodland. Wildlife abounds including deer in the woods, nightingales in spring, bats and owls in the evenings. Stray a little further and you will find castles, gardens, cathedrals, market towns and beaches within a short drive. Tenterden is just 10 minutes away and Rye is only 20. The Designer Outlet Centre in Ashford provides great shopping opportunities. The local pub, which is a five-minute walk, has twice been named Shepherd Neame ‘Food Pub of the Year’. Green Farm is a small working farm actively following regenerative farming practices and you’re welcome to visit and even help with the farm animals, depending on the season and the farming activity. Our free-range chicken eggs, vegetables and meat are offered for sale, subject to availability. We are proud to be accredited by ‘Produced in Kent’ who recognise our commitment to the quality of locally sourced produce and services and to the attractiveness of Kent as a holiday destination. Lovely family break
9 of us, including 2 toddlers and a Labrador has a fantastic week. The layout worked perfectly for a big family as everyone can be involved all the time. Really comfy beds and the farmland can be explored - the children (both 2) loved it. Owner was really welcoming and helpful. Will be back :-)

Girls weekend away - absolutely fabulous!
We booked Green Farm Barn for a girls weekend away and could not have found a better location. We are nine old school friends (we have known each other for more than forty years), plus dogs. We had a fabulous, fun and utterly exhausting three days and nights of eating, drinking, country walks, playing games, watching films, spa treatments, yoga, and lots and lots of talking and laughter. The accomodation was perfect for us, with comfortable beds, plenty of bathrooms, well-equipped kitchen, lovely area for sitting outside, enormous dining table, and enough space on the sofas for everyone to lounge in comfort around the cosy log burner. Martin and MaryAnn are perfect hosts: the booking process was hassle-free, no question too much trouble (can we have all the beds as singles, have you got a caffetiere etc.? - the answer was always yes!), welcoming on arrival, and availabe whenever we needed them during our stay. The on-site spa was not on our list of requirements for accommodation, but what a bonus it proved to be, with wonderful massages from Helen and Molly, and a Saturday morning yoga class. A huge thank you to all of the team for helping to make our weekend such a success. The area around the farm is great for country walks and the Kings Head in Shadoxhurst does a fantastic Sunday lunch. We've been home for less than 48 hours and have already booked a return trip for 2018 - can't get a better recommendation than that!

Flawless weekend away
Green farm barn is beautiful. A group of 14 of us had a comfortable and luxurious stay in the 2 barns. The layout makes it feel very private, yet just through a gate is all the help you need, beautiful grounds, spa and other facilities. Plentiful parking, massive gas BBQ, very comfortable beds and lots of bathrooms. The barn had everything we needed to cook for 14 with huge sofas and a large dining table. We had a private yoga class in the sunshine by the lake organised through the very helpful owners which was wonderful, and we also really enjoyed using the outdoor hot tub and the sauna. The price is extremely reasonable for the facilities on offer and the owners were very good at communicating prior to the stay so everything was well organised. In the local area I can really recommend the tour of Chapel Down vineyard. And would heartily recommend Arrow taxi who ferried us around in a fleet without hassle for the whole weekend! In short it was a brilliant weekend and I can't thank Green Farm barn enough. Would definitely visit again!!

Excellent base for family holiday
Green Farm and the Barn are a wonderful place for a family holiday. Ten of us across 3 generations have just returned from an excellent week there. It all went too quickly. Nothing is too much trouble for the owners MaryAnn and Martin who live in the adjacent Farmhouse and who have turned Green Farm into a vibrant and diverse set of activities ranging from Spa to Community garden and camping trips in the woods for children who otherwise wouldn't get a holiday. Don't miss out on their sausages or Martin's morning tour of the Farm. They and the other farm staff are available to make suggestions and promptly fix anything as needed but all very unobtrusively. They have clearly thought about what guests want and it's all to hand. The kitchen in particular is extremely well equipped. Children of all ages will enjoy Fairyland for picnics and games, and the various farm animals. There's a huge variety of walks on the farm itself or around. We also had a local chef (Rhona) come and cook us a meal one night and were delighted we had done so. Shadoxhurst itself is very well located for all sorts of activities--30min to several beaches and gardens. Tenterden about 15min away is a super little town with many amenities (including a Waitrose and lots of good cafés and restaurants) and the excellent steam railway to Bodiam. In Shadoxhurst itself the Kings Head is good with excellent food from Julie and her team (particularly recommend the mussels). We hope we can return soon to Green Farm and M&M's excellent hospitality. Thank you both, and the whole team.

The Perfect Family Accommodation:
We needed to be based near Ashford for a family wedding. Green Farm Barn was perfect for our needs. The layout made it excellent for a large group with a wide age range. From a baby to retired people, the Barn was superb. It was difficult to find anything that Martin & Anne Marie hadn't thought of or provided. They were on hand to solve promptly, any minor problems that arose. The location was excellent for us as we had family arriving by both car and rail. There are large supermarkets, only a short drive away, and in the village the pub is only a short walk away, serving good food and drinks. We thoroughly enjoyed our time there.

Green farm barn perfect
Absolutely loved this place so relaxed, lovely area , perfect place to get together with your family , Martin and Anne Marie very helpful . I would 100% recommend , and if u fancy eating out the Kings head 5 mins round the corner had the best food ever :) X the whole weekend everything about it was so laid back , and that's what we all needed X

Amazing weekend
I just had my hen party here, what an amazing weekend. My Sister organised it all but I met the owners and they were so friendly and helpful. The area is beautiful and the House is stunning. Lovely comfortable Rooms and lots of space. Hot tub was lovely to use in the afternoon to relax and we all had lovely treatments. Thank you so much for a wonderful weekend.

A wonderful weekend break
We booked the yoga weekend. I understand there is also the option of going to Green Barn Farm as self-catering. Accommodation The owners, Maryanne and Martin, are very welcoming and friendly. They have put a lot of time and effort into Green Farm and it shows. You only need to talk to Maryanne about bedding selection to see how seriously they take it. I stayed in a triple room in the barn (sharing an en suite with the other triple room). The rooms were nicely furnished and the whole house was immaculately clean. The rooms were “spruced up” every day which I hadn’t expected for a weekend stay. I visited in early March and the house kept warm with a log burner, making it very cosy to sit in the lounge. It sounds like there are still regular improvements being (like the addition of two hot tubs) and Maryanne and Martin are very keen for feedback. I didn’t try the hot tubs, but the sauna was excellent. The barn used for the yoga classes was very nicely set up. It was good balance of feeling close to nature without being outside in March. There was a lovely view of the lake. It can still get a little chilly and I would suggest wearing layers. That said when we were not moving about with the yoga, there were always blankets on offer. Yoga I have done yoga for a few years but not will any regularity – so I still consider myself a beginner. Emma Deery is an excellent teacher. She is friendly and patient. Emma is also clearly passionate about building yoga into your lifestyle and the classes were a lot of fun. The classes included a great mix of the familiar and new over the 3 days for both the yoga and meditation sessions (flow, hatha, yin, restorative, I tried kundalini meditation for the first time). There were always modifications available so you can always feel challenged but never out of your depth. Spa There is a spa on site but I did not have a treatment so cannot review. Food JJ prepared all our meals. The food was mainly vegan, using fresh produce from the garden. I did not miss having meat and I never felt hungry. I was very pleasantly surprised by some of the meals. On the last evening we had a fantastic Tarka Dahl and apple crumble. Thanks for a great weekend.

Restorative wellbeing retreat - lovely!
I went to Green Farm's restorative wellbeing retreat and had a really nourishing weekend. Lovely surroundings, very comfortable and stylish accommodation by owners Mary-Ann and Martin, great yoga by Emma Deery and healthy food. I've already recommended this break to a number of friends and will continue to do so! I'd also consider renting the barn for a group self-catering trip as the location is so accessible from London and yet so peaceful. A great find!

sustainable, eco friendly, immaculate weekend retreat with brilliant owners and staff
I went to green farm barn with my partner on a yoga retreat. the whole weekend was immaculately organised by Emma and the facilities were faultless. The spa run by Helen is truly excellent and the hot tubs were great. Both are essential "must dos" if you spend the weekend there! The accomodation facilities at the barn are excellent and the design is tastefully well thought out. The rooms are comfortable and well decorated whilst the living space is ample and relaxing. The highlight for me though was the sustainable approach of Martin and Mary Ann who have created a small but wonderfully relaxing setting in such a brilliant way. Could recommend it enough

About the neighbourhood
Shadoxhurst is a lovely rural village 5 miles south of Ashford towards the cinque port market town of Tenterden. It has a wonderful pub, the Kings Head, within 5 minutes walking distance of the Barn, that is both a pub and a restaurant. The towns of Canterbury, Ashford, Wye, Rye and Tenterden are within easy reach by car as are the beaches at Camber and Greatstone. Shadoxhurst is a rural community with horse riding, walking and cycling in some of Kent's most beautiful countryside, including the amazing ancient woodlands right outside the barn.
Getting around
Easy access from London (37 Minutes from St Pancras to Ashford International and a 10 minute taxi ride). Taxis are always available to and from Ashford (approx. £13). Great area for walking and cycling with many vineyards within easy reach on country lanes.

How to get there
The Barn at Green Farm is in the Shadoxhurst conservation area, between Ashford and Tenterden in Kent. It is within 10 minutes of the M20, both Junction 9 (coming from London) and Junction 10 (coming from Dover and EuroTunnel). Ashford International, with its half-hourly fast train to London (37 minutes to St Pancras) is just 8 minutes away. Eurostar trains from Paris, Brussels and Lille also call at Ashford International.

The prices are for the property which sleeps up to 12 guests. Short breaks, where available, are charged at 75% of the weekly rate. An additional 2 guests can be accommodated in the Garden Room at an extra cost of £170 per person per week (£125.00 for short breaks). If you have more guests, please contact us so that we can discuss possible options. We only take bookings for full weeks (Friday - Friday) for the peak weeks. The two Christmas/New Year weeks start on 21st and 28th December. Also, please contact us for available deals for mid-week bookings outside high season, or any other flexibility that we may be able to accommodate. The Hot-tub is in our small, private Farm Spa. This can be booked through the Spa in advance or when you are here for 90 minute sessions (hot-tub). Each session costs £20.
