Whether you’re looking forward to evenings by the log burner, or would like a more active break, we can help you to create a bespoke experience. Spend time in our boutique spa, take part in a yoga or pilates class, enjoy a local wine tour, book our in-house private chef for a meal to savour; speak to us about personalising your stay. The Barn at Green Farm is the perfect base from which to explore the local area. Walk, run or enjoy bike rides in our 33 acres of meadows, wooded pasture and ancient woodland. Wildlife abounds including deer in the woods, nightingales in spring, bats and owls in the evenings. Stray a little further and you will find castles, gardens, cathedrals, market towns and beaches within a short drive. Tenterden is just 10 minutes away and Rye is only 20. The Designer Outlet Centre in Ashford provides great shopping opportunities. The local pub, which is a five-minute walk, has twice been named Shepherd Neame ‘Food Pub of the Year’. Green Farm is a small working farm actively following regenerative farming practices and you’re welcome to visit and even help with the farm animals, depending on the season and the farming activity. Our free-range chicken eggs, vegetables and meat are offered for sale, subject to availability. We are proud to be accredited by ‘Produced in Kent’ who recognise our commitment to the quality of locally sourced produce and services and to the attractiveness of Kent as a holiday destination. Love Love Love this place
I have just come back from a weekend yoga retreat at Green Farm Barn. I wanted to go as I have been ill recently and I wanted a weekend to relax and recharge. I arrived on the Friday afternoon as I had booked a spa treatment which was one of two I had booked over the weekend - both treatments where great. I stayed in a room with another lady, which worked out good for me as my bedroom mate Sue was a lovely lady.. There was 10 of us on this yoga retreat, mostly women, one couple.. There is a main house where the owners and some of the staff live, plus a couple of single rooms that they have people staying in. Then there is the barn, that's where we took our food and rest time and they had a couple of rooms there too. Sue and I had another room, don't know what it was called but was very comfortable and bed and pillows where great. Then there was the other barn where we did our yoga sessions. The main house was built in 1580 and Martin the owner sat us down and told us all about the house, its beginnings and how they have made it into what it is today, he showed us a video and showed us around the house, it was very interesting. This house really must of been a labour of love for them as what they have done is amazing and there is a wonderful vibe coming from this house. So the staff, Mary & Martin, the owners, Emma the yoga teacher, JJ who does the food, we ate vegan food, Helen the lady in the spa are all amazing. I had pre told them about my health issues & they really did look after me, Emma especially in the yoga sessions as there was something's I couldn't do. Nothing is too much trouble for them and they really want you to get as much out of your experience as you can. They want to give you all the knowledge when it comes to food and a healthy living. We had a couple of demos on vegan sweet treats and smoothies and I can honestly say I did learn something, that I live veg smoothies which I hadn't tried before as I thought I would like them. During our weekend we had some mediation sessions, one on the Saturday night before bed and I can honestly say because of my medication I have to take and suffer from sleep problems but Saturday night I slept like a baby, that made the weekend worth it just that one thing there. The only thing I would say is that at this time of year doing yoga in the barn was very very cold, although when you are at the end of the yoga session they do bring in a blanket and a hot water bottle which is a great touch, for me it was still too cold in the barn.. I would defiantly go back and do it again and again, beautiful venue, lovely people, great yoga and place to relax.

Fantastic find, far enough away from noise but close enough to local amenities
We arrived home today after a wonderful weekend at Green Farm Barn. On arrival the barn and cow shed were clean and inviting with a few essentials in place to enjoy a cup of tea. As there were 14 of us we utilised all the space and the beds were made up exactly how we'd requested. Each bedroom had the benefit of its own bathroom or ensuite which was brilliant for our family. On the Saturday a number of us visited the designer outlet which literally is 10 minutes down the road, you would never imagine it was so close! We also made use of the hot tub and sauna which were both well kept and clean. Any issues we had were quickly sorted by ringing through to the main house, Helen and MaryAnn were both extremely welcoming and helpful. Overall we would all stay again, the area is beautiful with a farm on site and the opportunity to feed pigs and go for country walks. My sister also took her dog which was welcomed by the owners - something you don't always find these days.

Simply superb - utterly relaxing and sublime.
Where to start! We arrived Friday evening and left Monday morning and we were relaxed and pampered from the start. The barn is truly gorgeous and decorated to a high spec - the ambience so relaxing and luxurious that you cannot help but unwind and settle into the uber comfy sofas, We were celebrating a 50h birthday with 10 friends and we laughed from the moment we arrived. We all booked spa treatments and we cannot recommend Helen the therapist highly enough. Trained in Espa treatments she is absolutely brilliant and we were all raving about her with our different treatments, The hot tub was delightful to relax in at night under the stars with a glass of fizz or G&T! Walks around the area and to the local pub 2 hours away was a total joy across the fields and looking at all the flora and fauna. Martin and Maryann are warm and knowledgable hosts and are creating marvels in the grounds such as a community garden and allotment. They have several animals and if you are up early enough by 8am you can go collect the eggs with Martin for your breakfast and help feed the animals. It is sheer pleasure to be here and relax, unwind and chill with friends in the most beautiful setting and house. We will be back!

Amazing place, didn't want to leave
Had a fantastic weekend here with 12 friends in June for my birthday using both the main barn and the cow shed. The location was excellent - close enough to London and main roads and yet in peaceful, relaxing countryside with wonderful walks. The barn itself was perfect, very well equipped - especially the kitchen which is a rare find - and a great open plan space for entertaining with large groups. The accommodation has been sympathetically restored retaining original features whilst being practical for large groups and very luxurious. Even the grounds have been loving attended to with stunning planting. It was great to have the maps for different walks around the fields and woodland which we used and ended up in 'Fairyland' which was magical! It is great to see what Martin and MaryAnn have done with the land and how they are carefully considering the environment and social impact in all they do - we saw some of the garden planting they have started which looked exciting - and fresh duck eggs were a treat! The newly opened spa was a welcome treat and the massages were wonderful. The hot tub was a relaxing added extra which we thoroughly enjoyed although it was a shame it closed at 10pm as once you have fed 13 people for dinner there was no time for an evening dip! Not sure how the hot tub situation will work once the spa is properly up and running but we were glad our group were able to enjoy it in private for a few sessions. We had a wonderful weekend in this stunning location which was perfect for my birthday - I hope we didn't disturb with our celebrations! The barn was absolutely spot on for large groups and had everything we needed, we didn't want to leave. I wouldn't hesitate to recommend the property and will definitely be back! Hi k8. Thanks for putting so much effort into this review, we do appreciate it. You were great guests (as most of our guests are, of course) and no, you didn't disturb us. Rest assured that when you come again, you will still have private use of the hot-tub & walled garden; we will keep our farm spa as small and special so, even if we have spa guests, there will be plenty of time for you guys. We do understand your thoughts about the 10pm cut-off; I'm sorry that it impacted on you but glad that it didn't detract from your enjoyment of your stay - we do have to fix a closing time as we have had some abuse in the past. Beautiful Barn
We have just come back from a fantastic long weekend at Green Farm Barn for our dad's 60th. The accommodation was perfect. It was cosy, clean and the beds were super comfy! We loved the open plan layout of the barn and the kitchen was well equipped. The hot tub, sauna and walled garden were a great added bonus, especially as we had beautiful weather. A few of us had excellent massages too. Martin and Maryann were really kind and helpful, nothing was too much trouble. Highly recommend this holiday barn and no doubt we will be back again in the future!

Just fantastic
Had a great time at Green Farm Barn. Super easy to get to from Ashford station, making it pretty much the perfect place for a weekend out of London. The barn is finished to a really high standard and is the perfect place for a get together. The kitchen has everything you need for a self catering weekend away, including plastic champagne flutes for use in the spa/hot tub which was a great addition. Being able to get eggs from the farm and having milk in the fridge for a cup of tea on arrival was also a super nice touch. I would very much recommend a trip to Green Farm Barn. Thanks Martin!

A place that ticks all the boxes.
We have just had a wonderful stay at this lovely property. The hot tub and sauna were well used to rest and relax after a day out sightseeing. The location if perfect for visiting a whole variety of local attractions, we ticked off a whole load of National Trust properties. If you get the chance the railway is brilliant and easily accessible with a wheel chair. Martin and Mary Ann made us feel very welcome and we saw the new baby calf before we left. We will definitely return for another visit and recommend it to our friends.

Luxury weekend!
My family had a fantastic stay at Green Farm Barn, where we were celebrating my Dad's 70th birthday. There was lots of space for 7 adults and 5 children, including a large dining table and lovely sofa area with woodburner. The kitchen was great and well equipped, and the children loved going to feed the chickens and sheep in the morning! The property is decorated immaculately throughout and feels very luxurious. When asked where my niece wanted to go on holiday next, she said she only wanted to come back here! Thanks for a lovely stay.

Awesome Place, Superb Hospitality
The Location is remote yet well connected to the main Ashford Road. Great Stone beach is just a 25 min drive. Walks are very good. Above all Martin came across as a great guy. The home cinema system in the cottage is also excellent. We had a party night and played music full blast without any complaints. The massages were also great! Will come back again.

About the neighbourhood
Shadoxhurst is a lovely rural village 5 miles south of Ashford towards the cinque port market town of Tenterden. It has a wonderful pub, the Kings Head, within 5 minutes walking distance of the Barn, that is both a pub and a restaurant. The towns of Canterbury, Ashford, Wye, Rye and Tenterden are within easy reach by car as are the beaches at Camber and Greatstone. Shadoxhurst is a rural community with horse riding, walking and cycling in some of Kent's most beautiful countryside, including the amazing ancient woodlands right outside the barn.
Getting around
Easy access from London (37 Minutes from St Pancras to Ashford International and a 10 minute taxi ride). Taxis are always available to and from Ashford (approx. £13). Great area for walking and cycling with many vineyards within easy reach on country lanes.

How to get there
The Barn at Green Farm is in the Shadoxhurst conservation area, between Ashford and Tenterden in Kent. It is within 10 minutes of the M20, both Junction 9 (coming from London) and Junction 10 (coming from Dover and EuroTunnel). Ashford International, with its half-hourly fast train to London (37 minutes to St Pancras) is just 8 minutes away. Eurostar trains from Paris, Brussels and Lille also call at Ashford International.

The prices are for the property which sleeps up to 12 guests. Short breaks, where available, are charged at 75% of the weekly rate. An additional 2 guests can be accommodated in the Garden Room at an extra cost of £170 per person per week (£125.00 for short breaks). If you have more guests, please contact us so that we can discuss possible options. We only take bookings for full weeks (Friday - Friday) for the peak weeks. The two Christmas/New Year weeks start on 21st and 28th December. Also, please contact us for available deals for mid-week bookings outside high season, or any other flexibility that we may be able to accommodate. The Hot-tub is in our small, private Farm Spa. This can be booked through the Spa in advance or when you are here for 90 minute sessions (hot-tub). Each session costs £20.
