The garden is in bloom for nine months of the year which is rather unusual. The villa is handily situated to visit the resorts of Nice (just over an hours’ drive) and Cannes (45 minutes) as well as the outstanding natural beauty of the nearby coastline of rocky creaks, coves and superb beaches. The nearest beach is a 15-minute walk (half without pavement, half with), or you can drive and park near the beach (free outside high season). Just 3 minutes’ drive from the property is Le Trayas railway station offering a fast, easy and alternative way of getting to Cannes and Nice, with train journey times of 15 and 30 minutes respectively. Next door to the villa is a chapel which can be visited during opening times and a mass each Sunday and Holy Day. There is no nuisance for clients staying in the property. LIVING AREA Large living area with the kitchen on one side and a living room on the other with armchairs and fireplace. Dining area near the kitchen with sliding doors to terrace designed like a ship deck. Separate small TV room with satellite TV, DVD player and 2-seater sofa. KITCHEN Ultra-modern kitchen with cooking island opening onto the dining area. Dishwasher, American fridge-freezer, oven, microwave, ceramic hob, kettle, coffee machine and toaster. French door to terrace. Utility room with washing machine, dryer, fridge-freezer. BEDROOMS All bedrooms are air conditioned. Ground floor. Bedroom 1: 3 steps up from the TV room. King size bed. Large sliding door to terrace with garden and sea view. En-suite bathroom. First floor. Bedroom 2: Double bed, private balcony with sea view. En-suite shower room. Bedroom 3: King size bed, access to a large terrace with round outdoor bed and chairs. Amazing sea and coastal views. En-suite bathroom. Bedroom 4: Very large bedroom with King size bed. The views from this bedroom are simply spectacular. En-suite corner bathroom. BATHROOMS Lower ground floor: Spiral staircase from Bedroom 1 leading down to spacious en-suite bathroom with bath and large separate shower. Two separate wc’s. Direct access from this bathroom to the pool. First floor: Shower room en-suite to Bedroom 2 with shower and wc. Bathroom en-suite to Bedroom 3 with corner bath and wc. Second floor: En-suite corner bathroom built-in Bedroom 4 with round bath. Separate wc. EXTERIOR Landscaped and enclosed garden with steps leading to numerous terraces. Well maintained and lush garden with a variety of Mediterranean and subtropical vegetation. There is a sense of privacy within the grounds. It is almost like entering into another world! Several terraces (covered and non-covered), most with sea views with outdoor furniture. Eight sun loungers, two built-in barbecues. Table tennis table. Three hole putting green. Fitness equipment. Several parking spaces. Pool size: 8 x 4m. Depth: 1.2 to 2.2m. Security system: alarm. Steps. Outside shower. The pool can be heated with a 300€ supplement per week (request at time of booking). Small unfenced ponds with fish near the pool. INCLUDED IN THE RENT Bed linen, towels (including pool towels) Water and electricity Wi-fi Mid-stay cleaning Cleaning included but the property must be left clean (kitchen, dishes done and put away, bins emptied and all linen put together in the utility room). Failing that a charge may apply. Cot available (request at time of booking). OTHER CHARGES Obligatory charges payable on arrival: Refundable security deposit: 600€ payable in cash. Optional prebookable extras, payable on arrival: Pool heating 300€ per week. Please request at time of booking. Additional cleaning, babysitting, and chef available. Please request at time of booking. CHANGEOVER DAY Arrival Saturday between 4-8pm (late arrivals can be arranged but must be requested at least a month in advance). Checkout before 10am. Non Saturday arrivals and departures are considered in all seasons. Please note: The villa is located about 100m above the railway line but it cannot be seen from the villa. About the neighbourhood
Nearby walks Head out on the coastal path starting your journey in the narrow streets of Le Trayas and admire one of the most amazing panoramas in the whole region. The terrain is rugged and you will encounter a succession of coves with great contrasts in colour between the blue Mediterranean and the red rocks of the Esterel mountains. Another recommended walk is Cap Roux. Again the view from the top is magnificent as it overlooks surrounding mountains plunging into the sea. Coastal drive Drive along the famous Corniche d’Or road towards Cannes and take in the exceptional views over the Mediterranean. Theoule sur Mer (7km) A lovely town tucked in amongst the rocky Esterel mountains. Fantastic sandy beaches.
