Amazing!
What a great stay me and my husband had! Thank you to Sally the owner for being so welcoming! A lovely welcome pack left which was a lovely finishing touch to the barn. It’s dog friendly too which was perfect for us. The barn was very clean and we sure will be back!!

Nice holiday, but owner needs to back off.
We paid £899 for a 7 night stay in June 2022 (which included the £150 supplement for using the hot tub - the main reason we chose this place over others). In total there were four of us, myself, my wife and our two small children, aged 5 and 2 respectively. Upon arrival, our first impressions of the place were good, the barn is well furnished with a good quality finish throughout; a nice little welcome pack was provided; and a greeting from the owner of the place was received as long as a long list of 'hot tub rules' that we had to sign for. Whilst we had a lovely holiday here and the facilities were generally good, we all felt slightly uncomfortable by the long lists of rules that are stuck everywhere throughout the property, telling you what you can and can't do. In total, I counted 31 separate signs stuck around the place. We were also surprised that one morning, following mistakenly leaving the outdoor furniture cushions out on a 28 degree evening, they were confiscated by the owner before we came down in the morning. Pathetic behaviour. We also felt a little uncomfortable with the owner of the property turning up twice daily under the pretence of 'hot-tub checks'. This felt like an invasion of our privacy and I note the previous reviews on Tripadvisor and Google Reviews that talk about privacy being an issue. This is indeed the case and the site is also actually quite noisy, located directly on a 60mph road (where motorbike riders were regularly speeding past at over 90mph); opposite a busy agricultural site and directly behind a very noisy mainline train line. I also felt the property wasn't overly clean. Considering 'the rules' for checkout are that everything needs to be as clean as it was when you received it, upon leaving - and that you are also expected to strip your own bed linen, empty all of the bins and empty the dishwasher (all before 9am!) - the hard floors in the downstairs were all quite dirty, leaving us all with black socks on the first evening when we got changed for bed. The kitchen was also 'surface clean' but could have done with a deep clean for sure. In summary, we enjoyed the holiday, but would not return again. I think the owner needs to understand that if you are charging people nearly £1,000 for a week, then you need to be a bit more relaxed in your approach to hosting people. Whilst it may be your property, it isn't your 'home' when you are letting it out to other people.

Not tranquil and peaceful,
Upon arrival we were told the hot tub ( paid £150 for weekend ) had to be vacated by 21.30 and no drinks at all in the hot . This is the first time we've heard of this rule. This was the first of many do and don't stuck all around the cottage . There is a lovely log burner but must not light it, it's just for decorative purpose. The flue outside must have cost a bit. The owner then came round to moan about the electricity bill and proceeded to turn off lights . The cottage is situated between the main Inter City train line and a fairly busy road , trains run quite late and start early. The hot tub is situated so passers by can see you , especially when you get out , you have to respectfully get changed outside. Quite difficult when cars and lorries keep driving past. The owner has unfortunately had a bad experience with a guest and this is her downfall, she has no trust in other paying guests. Don't expect peace and quiet ( unless there's a train strike ) .

Hi Mark Thank you for your review,I wasn’t at all surprised that you took the time to leave such a positive review However I would just like to clarify your account of your stay ,the booking was made by your friend Paul through an agency who unfortunately had to leave on Saturday morning due to his dog being ill ,we didn’t actually meet properly until Saturday afternoon ,you arrived on Friday evening around 7pm when you arrived at my property next door when we told you you were at the wrong property you attempted to turn your car in our driveway instead of just reversing out ,causing damage leaving all the planning ripped up which had to be repaired . We offer our hot tub as an additional extra at a cost of £150 this is advertised with the agency Paul booked with this way so guests can choose to book the hot tub or not ,obviously Paul chose to book the hot tub and was aware of the additional cost to pay The hot tub information /guidelines were sent to Paul before arrival he could have changed his mind about booking at any point before the day of arrival and not booked the hot tub ,so I would just like to clarify that you were not asked to pay when you arrived. We did agree with Paul that the hot tub could be used till 10pm we do recommend that guest do not eat or drink in the hot tub as it can alter the chemical balance of the hot tub and could mean the hot tub need to be emptied We do not ask guests to get changed outside but ask them to leave wet swimwear outside on the line or on the clothes airer in the kitchen. Our hot tub is not overlooked and not on the side of the road we are a rural property with very few people walking by ,I’m not really sure that someone driving would be able to see either . There is a decorative wood burning stove in the lounge it is not advertised as a working feature I’m not really sure we’re the cost of the flue comes into your stay The barn is lovely and warm Paul was shown how to override the thermostat if required when we met . When we did actually meet in Saturday afternoon it was very briefly when I came to test the hot tub water which is a requirement to test the hot tub twice a day ,we spoke briefly about Paul’s dog and I said it was really sad At no point did I come round and MOAN about the price of electricity it was a passing small talk comment ,I turned the kitchen light off when I’d put the chemical test strip in the bin being as it was still on there was nobody in the kitchen this is a usual thing that most people do when leaving a room But to be honest I was absolutely shocked that you had every single light on in the downstairs of the property and even on the stairs ,we want our guests to be comfortable and don’t have any issues with guests having lightning on ,but do expect guests to be respectful this was the middle of the day I feel that this was a total disregard to us and our property .The thermostat for the central heating was also damaged . Unfortunately we can’t do anything about cars using the road ,we are approx half a mile away from the railway line the last train is about 10pm the trains run less on a weekend and doesn’t normally bother guests unfortunately we can’t move the railway line either . I’m also unsure where you say there’s do’s and don't I’m sorry your reunion wasn’t as you planned with Paul having to leave early however I do think you review is totally inaccurate I have already contacted the agency with regards to the damage and disregard to property it’s just a shame the booking wasn’t in your name . We have no problem with guests having any issues and always ask guests to give us the opportunity to make this right for them, it appears that on this occasion our property wasn’t for you .

The perfect retreat
We have just returned from a 3 night stay at the barn, couldn’t have picked a nicer place!! We were greeted by Sally who was very friendly,. It was a lovely touch to find milk and Prosecco ready chilled in the fridge for us, along with nibbles and an amazing chocolate cake! The accommodation was absolutely spotless and so comfortable, very reassuring in covid times. The hot tub was the icing on the cake, great views across the fields, just great after a day out exploring the area. We will return another day I’m sure!

Perfect pet-friendly cottage
A beautiful converted barn in a lovely quiet location. Sally has thought of everything you may need for a wonderful stay, including all the little things you wouldn't usually expect to be there. I cannot praise the accommodation highly enough, everything about the barn has been finished to a very high standard. Lovely welcoming little touches when we arrived. There were snacks as well as some doggie treats, also tea, coffee and milk and a huge chocolate cake! The views and surrounding areas are beautiful, and it is only 25 minutes from Sherwood Forest and Pines and many other places to visit. We all enjoyed the stay including the 2 dogs.

Excellent Barn
This beautiful converted barn is spacious, clean and well equipped, with attention to detail at every level. We took our dog with us and he was also made very welcome with dog biscuits provided. Very good location, not far from Newark or Sherwood Forest. Can sit out and look over the fields, not overlooked and very private. Would recommend.

Lack of privacy - left early
The lodge is situated in the country side on a main road next to working farms and a train track. You can watch the trains go past on a night if that’s your type of thing. The lodge is athletically pleasing and cosmetically renovated to a good standard. Although it’s a shame the ‘log burner’ is only decorative. The owners property is directly next door and the hot tub is beside the owners garden divided by a wooden fence. So if you need anything Sally will be there to help. This is why we felt the property wasn’t private enough for us. - Owner turned up unannounced whilst we was in the hot tub. - Dog walkers can see directly into the hot tub. - Hot tub in view the farmhouses and the owners garden. The lodge is pet friendly so as a new guest you expect some hairs from the previous people. But pet owners are asked to mop and sweep pets hairs before check out and the property is supposed to be deep cleaned after each stay. However there was an excessive amount of dog hair on the floors and a small amount in the bathrooms. Please be aware if you are a small dog owner it would easily be able to fit through the metal fence that leads to the main road. Plenty of rules in place to keep everyone safe, here are some of them: - No outdoor drinking. - No outdoor music. - In and out of the hot tub every 15 minutes for health reasons. - Cannot use the hot tub between 3-4pm, after 9pm or before 10am. - Only one toilet roll per bathroom allowed (4 night stay, 4 people). Was told this is due to Covid. That’s fine but wasn’t told this before hand. (I double checked the documents sent). The bed frames are fine however mattress’s wasn’t good quality. The king size bed sheet is stained. The kitchen is well equipped with everything you need. Bring some extra pans with you if you plan on cooking for more than 4 people. The welcome pack was lovely and a great addition. There is a little co-op within a 5 minute drive and the property offers free onsite secure parking. The town centre is only a 15 minute drive too. We ended up checking out one day early due to issues with the hot tub and sadly feeling unwelcome. Day 1 - The hot tub was not ready on arrival, had to wait till 5 or 6pm. We did arrive half an hour early but we offered to wait outside in the car until 4pm check in time but Sally kindly let us in early. Day 2 - Came downstairs at about 10am and Sally was in the garden waiting to tell me ‘we have a problem’ We couldn’t use the hot tub until 2.30pm because it had been topped up due to water spilling out the night before (cold water used). There was four adults in a full hot tub so obviously some water is going to come out. On check in we was told if we want it topping up with hot water there would be a charge. Hot water was never offered to us, it was default topped up with cold water. Myself and my partner were sat in the hot tub and all of a sudden the owner came rushing out of no where because I failed to put the lid down correctly saying if it would have broken it would have cost £500 I was then asked to get out of the hot tub Infront of her to show me how it works. I was freezing in my towel soaking wet stood in front of the owner whilst she demonstrated how it works. This was humiliating for me, I suffer from bad anxiety and the way this was dealt with was totally wrong and no respect for my privacy. Would have been nice to let me get changed first. I found it odd how the owner knew straight away that the lid wasn’t off correctly. After the panic was over Sally did tell us to get back in the tub and not worry but by this point I felt embarrassed. Day 3 - We left early because the owner unplugged the hot tub. Reason for being the hot tub was apparently left on and we could have blown the motor due to the water been under the jets. However this was not true and have evidence of this. I checked with the other couple and it was 100% turned off. The owner didn’t ask why we why was leaving early, we proceeded to put the key in the security box and left. We cleaned the house and stripped all the beds as requested. Deposit delay - We left Thursday around 2pm we didn’t get our £200 deposit back until Sunday around 2.30pm. Despite the 48 hour policy. Had to chase and chase to be sent a generic copied and pasted irrelevant response. Don’t expect repeat customers when you are petty over toilet roll and turn up un announced outside of hot tub check times. None of us could relax and constantly felt on edge. Never have I stayed anywhere and felt this uncomfortable and unwelcome. Such a shame because we was all looking forward to the stay. In addition , I do not think asking guests to leave a 5* rating in exchange to be entered into a price drawer is the way to run an honest business. Id have thought honest reviews allow the owner to see areas of improvement. Sally the owner has set up trip advisor so guests cannot add photos hence no photos added. I hope this review can be seen as constructive feedback. Thank you!

Perfect pet friendly home from home
This beautiful converted barn was the perfect weekend getaway for me and my family, including the dog Maximus, who is a big german shepherd. Sally made us all very welcome, the bottle of fizz and cake were nice little extras, but the barn itself was done out to such an amazing standard I said I could easily live there. It's very spacious but cosy and a lot of effort has gone into the small details. The hot tub is the icing on the cake, very relaxing to sit in there and look out over the farmers fields. Was genuinely one of the best places I've stayed in UK , thanks for making it so special Sally!

Perfect quiet getaway
A brilliant cottage in a lovely quiet location but handy for lots of lovely towns including Lincoln, Newark & Southwell plus Clumber Park, Sherwood Forrest and for kids, Sundown Adventure Land. Red Roofs is very well maintained and comfortably furnished with pretty much everything you would need for a self catering holiday. We have been many times and hope to visit again before too long.

Wonderful stay
We have just returned from Redroof Barn. What a beautiful cottage so warm clean and comfortable in beautiful surroundings. Lovely touches such as chocolate cake and wine left for us. This cottage has everything you need for a wonderful stay. Lots of local attractions mean this barn is in a perfect location. If you are looking for somewhere to stay in this area do not hesitate in booking this. Thank you Sally for a wonderful stay xx

We are on the Old Great North Road located behind a large conifer hedge only 3 miles from the A1 both South and North bound providing an excellent road way to the Heart of England,only 10 minutes from Newark giving easy access to the surrounding area, there are main rail links from Newark Northgate or Retford both only 10 minutes’ drive, Doncaster Robin Hood Airport is only 30minutes drive and East Midland Airport and Hull ferry terminal are both approx. hours’ drive away .A local bus passes by hourly but a car is advisable .
