This ground floor 3 bedroom/2 bath condo is in a 13 unit beachfront complex just south of San Pedro on Ambergris Caye. Condo C1 has a large porch that puts you right on the beach and faces the sea with a fabulous view of the Belize Barrier Reef!
The master bedroom has a king bed and en suite bathroom; the second bedroom has a queen, and the 3rd bedroom has twin beds (which can convert to a king). There is also a living room (with queen sleeper sofa), dining area, and a fully equipped kitchen.

Great condo
First, condo C1 was perfect- clean, central air, spacious and right on the beach. A wide porch was furnished for sitting out with a glass of wine, and had a hammock for absolute relaxation. The pool was right next door, never crowded and cleaned every morning. There was a long dock out to a covered bench where you could take a book and feel like you were on a deserted island.
The best thing was the small size of the resort- even if all occupied, there are only 12 or so condos, and it is far enough from town to be very quiet and private. You could get to town in just a few minutes on a golf cart or bicycle, but for our purposes the town was not attractive. Dive boats, airport ferry, and even jet ski rentals picked us up right at our dock, it was all excellent. would go again...

Perfectly situated! Just step out the door!
This vacation went perfectly! Judy set everything up to perfection, all questions were answered within hours and everything was just as she said it would be. I would definitely recommend this place.

Loved our location
The condo was in a great location and felt private. It was very roomy and nicely decorated. The grounds and beach area were very well kept, as were the pool and bbq area. We will be coming back soon. Loved It!

Beautiful condo just steps away from the ocean!
The condo complex (Sunset Beach Resort) is very well maintained and has amenities such as bicycles and kayaks. A concierge is available to help with excursions and local flights. The location is perfect for a quiet get-away----yet just minutes from downtown San Pedro. The owner is great to work with.

A piece of paradise
Loved everything about this place. The condo was exactly as pictured and the location was truly SPECTACULAR. The staff was SO friendly and helpful, especially the owner, Barbara and the concierge, Rosa. They quickly answered all my emails, arranged for transportation, gave us great tips and helped us plan all of our excursions which were top notch. The road to the condo is pretty rough, but it is on the quite and scenic end of the island so that made up for the bumps. Word is that is will be paved eventually, so that is something to look forward to on future visits. Thought the price was wonderful and would highly recommend to anyone!

Family Vacation in Belize
We had a group of 7 adults and 3 kids. We had an amazing time. The facility was great. The staff provided great service, especially Juan Carlos. It was wonderful to have someone on site to answer questions, and help schedule excursions. The units had everything we needed. The grounds were will kept. Great fishing right from the dock on the property. There was a small store less than 100yards away. The only downside was the mosquitoes and sand flies. Be prepared with bug sprays, although there was plenty in both units we rented.
The entire family enjoyed the trip.

Best place in San Pedro to stay!
This was our family's second time to stay in C1....and hopefully not the last. The location on the "island" is perfect. Being on the south side, it is close to the best restaurants, grocery stores, and shopping. Sunset Beach is in a quiet, family friendly area. It's an easy ride by golf cart or bikes to get to downtown San Pedro.
The unit, beach, and property are very well maintained.
Working with Barbara and Rosa is so easy! Rosa arranged our Tropic Air reservations, for our golf carts to be at the unit when we arrived, and travel arrangements for our excursion to the ATM cave tour. They are always quick to respond to questions and are very helpful!

Fantastic condo with a beautiful beach
Condo C1 was perfect! 2 couples, so we didn’t need the 3rd bedroom, but having our own bathrooms was great! The condo has everything you need. Comfortable, clean, great location and wonderful staff at the property! Barb was quick to respond to questions and was very helpful with our booking. Great options for food nearby and the market that is just a very short walk away is quite handy! The pool is wonderful! The kayaks and all other amenities were an added bonus. The entire property is also very well maintained. Beautiful beach and greenery. For sure we will be recommending this place to anyone we know traveling to San Pedro. And of course we would stay here again!

Great location, pool and beach!
We loved our stay here! Being on the bottom level made it so nice to just walk right out to the beach. There are tons of chairs, hammocks and places to sit and hangout right outside your door. The unit was very comfortable and accommodated 4 adults and 1 child very easily. It was about a 15min golf cart ride to the north side of town near the Palapa Bar and less to the start of town. We were worried about being too far form town, but it was the perfect distance that we had a quiet place to stay but easy access to town. Make sure to checkout Robin's Kitchen for the jerk chicken. Amazing!
All staff was very friendly had helpful before and during our stay. The pool and beach were well maintained. The ocean water was so warm right off our beach and the sea grass wasn't a big deal. You could also just swim right off of the pier. We booked a snorkel trip with the tour operator who has their pier right on our beach, which we would recommend. They are closer to the reef than other operators and we had the entire place to ourselves before the crowds arrived. We would 100% stay here again and would highly recommend it to others.

About the neighbourhood
Ambergris Caye, “La Isla Bonita”, is a popular tourist destination. The Belize Barrier Reef, the longest in the western hemisphere, is just ~1/2 mile (1km) off shore. The water is warm and crystal clear--ideal for scuba diving, snorkeling and fishing.
San Pedro is a quaint little town of about 13,000 residents that has retained its charm while handling the growing number of visitors. Sunset Beach Resort is located 2.5 miles/4 km south of the town core, which means you are away from the crowds yet still within easy reach of everything. Not only will you be able to enjoy a restful day on a quiet beach, you will have a quiet night as well – no bar or restaurant noise, just swaying coconut fronds and the occasional fish jumping in the water!
Town is not far away when you want to go in for some live music, shopping, restaurants, etc. But there are things close by too; here are a few things within walking distance of Sunset Beach:
--Suya Tour operators (1 minute walk)
--Marin’s, a small grocery store (2 minute walk)
--Restaurants: Lone Star Grill & Black Orchid (4 minute walk)
--Island Time Beach Bar & Grill (10 minute walk--they also have outdoor bowling lanes!)
--A beach yard filled with coconut sculptures! (10 minute walk)
It's also easy to take a day trip from the resort to visit Maya sites such as Altun Ha and Lamanai; or a trip to observe some of the 500 species of birds found in Belize and/or catch a glimpse of monkeys, manatees and crocodiles in the wild!
Getting around
Most people rent golf carts when visiting Ambergris Caye (it’s not possible to rent a car). Our concierge team can arrange your golf cart rental and have it waiting for you at Sunset Beach on your arrival if you wish. Rental costs depend on the cart size and time of year but start at about US$275/week.
As mentioned, there are also complimentary bikes & kayaks available at the resort. It’s about a 10 minute bike ride into town.
It’s also possible to walk to town, either via the beach (40 minutes to an hour, depending on how fast you walk) or via the road (slightly longer).
Taxis are also available.
